- Close to a peaceful little village near Lectoure, this stone house, partially timber-framed and featuring wood elements, offers approximately 300 m² to be redesigned according to your wishes. It is full of authenticity and original features but will require renovation to reveal its full potential. The Main House On the ground floor, the entrance opens onto a period stone staircase. Here we find a shower room, separate toilets with a washbasin, a living room with exposed beams and a fireplace, as well as a semi-open kitchen/dining area, partially divided by timber framing. Two additional rooms are ready to be repurposed, one of which leads to a former workshop area made entirely of wood, with an adjoining room. The First Floor Upstairs, a small landing leads to an office with exposed stone walls, a spacious library, a bedroom, and an unheated section comprising two rooms (ideal for bedrooms), a shower room, toilets, and a bright mezzanine with triple exposure. This entire wooden wing requires renovation work. The Exterior Outside, there is a plot with a large oak tree that provides shade and character, as well as a well equipped with a pump. A former roofless barn, with only the stone walls remaining, offers exciting possibilities: the creation of a swimming pool, a winter garden, or a sheltered relaxation space. This property requires extensive renovation, but the basic elements are present, and it is easy to see how beautiful it could be with some work and imagination. A project for lovers of old stone, waiting to be reimagined in a peaceful and green setting.

- Everything you could want in the heart of Lectoure Overview Lectoure is the kind of village people daydream about living in: set atop a hill in the midst of well-tended fields (yes, there are sunflowers in the summer!), this place has been built over the centuries in soft honey-coloured stone, each generation adding another layer, another story to the richness of its history. The village has a lively weekly market, several renowned restaurants, a wonderful selection of quirky and interesting shops, and even a thermal spa. This property offers the rare opportunity to live in the heart of Lectoure while still enjoying the lifestyle of a country home. House We access the house from the street-level front door, and pass into an attractively renovated front hall and cloakroom area. A set of stairs leads up to the first floor, where the main living space is located. We will come back to the ground floor later, but for now we will proceed upstairs, where a central hall gives us access to the star feature of this property, the spacious and light-filled open plan kitchen/dining room. This room is a delight, from the warm travertine tiled floor to the large fitted island that serves as workspace. The walls are painted a soft white and there are large picture windows on two sides. The kitchen is entirely equipped and has ample room for a large table that easily seats eight or more diners. A glass door opens onto a large beautiful terrace that is only accessible from the kitchen. This area has a privacy fence and large thriving potted trees which add both shade and intimacy. A second door on the other side of the kitchen leads to a pretty little terrace, ideal for a morning coffee break, and stairs down to the garden. Off the kitchen there is an open plan living room with a large insert for those who love to light a fire on winter evenings. There are two windows facing the road for added light, and exposed stone walls where the owner displays some of her extensive art collection. This space is both welcoming and contemporary. As it is open to the kitchen, it is ideal for dinner parties, as the guests can circulate freely between the kitchen, the living room, and the terrace. On the other side of the house, we find a large double height bedroom with unimpeded views over the surrounding countryside and the garden. This is the master bedroom, and with good reason, as the views are wonderful. Exposed beams and stone walls add warmth and there is a large closet. Next to the bedroom we find a laundry room that doubles as a boot room and also has wonderful views. On this floor there is also a second bedroom which is currently used as an office. Here there are equally stunning views from two big picture windows. The bathroom has attractive white tiles and includes a bath, a separate shower, and a built-in vanity with sink. There is a separate Wc in the hallway. Second floor This is the perfect area to house guests, or for children to have their own private living space. A hall opens on one side to two good-sized bedrooms, both with skylights and Ac units, and a large shared shower room which also has a skylight. A big third bedroom runs the width of the house and is currently in use as a guest living room. Here there is a skylight and a dormer window with views over the countryside. We can envision this space as a children's playroom or a Tv room, for those who do not need this many bedrooms. The ground floor On the ground floor of the property is a large room with attached Wc and storage room that has been used for multiple purposes over the years and centuries, including a shop, a popular art gallery and a restaurant. As this space has a separate external door, it would work perfectly for anyone who has a liberal profession, or requires a studio or workshop. There are also two garages on the ground floor – one houses a listed brick bread oven and serves as a boiler room and both are currently used for storage. Each one has ample room for a good-sized car. In one of the garages, there is a space that could be used to install an elevator, with the relevant planning permission. Gardens Unlike most houses in Lectoure, this property has a garden – and a swimming pool! The owner has planted the garden with flowering shrubs and a variety of bulbs which come to life in the spring in a riot of colour. There is also an original well and several mature trees. The swimming pool, although technically above ground, is built-in with wooden decking and has all the necessary permits. It is a real luxury to be able to float in the pool on a summer day while at the same time having a view over the countryside as well as the cathedral! The garden is accessible from the main house through the kitchen, and also from the ground floor through the back door. Here at Bliss This property has everything you need for a comfortable life in the heart of one of the most beloved villages of Gascony. It is charming and elegant, and offers the possibility to work from home. It is a real oasis of calm, and it feels like a privilege to be able to sit and contemplate the stillness of the countryside while only a few steps from a listed cathedral.

- Panoramic views and classic formal gardens Overview This property has all you could ever want a large, roomy manor house built in local stone and preserving many original features, an elegant formal garden complete with fishpond, a large swimming pool, a charming half-timbered dovecote, a lake, a large barn and even woodland walks. The location is ideal, as we are at the top of a hill with far-reaching views on two sides, and yet the house feels protected by the woodlands behind it and the abundance of mature trees in the surrounding park. The approach to this property is peerless: A long winding driveway, partially walled and shaded by tall pine trees, leads us up to the top of a wide promontory where we can glimpse the imposing manor house through the trees. We first pass a large pond, sheltered by trees, and then well-tended fields on both sides of the drive. At the top of the hill, we can choose to go right and explore the perfectly preserved Gascon dovecote: Set on tall stone pillars and topped by a tiny tower, this delightful little building has stood here for centuries overlooking the fields and woods laid out at its feet. Once we pass the dovecote, the road curves up to the left, past a charming formal garden surrounding a stone lily pond, a large stone barn and another smaller pond. We park just past the house, in a shady parking area with room for at least six cars and turn to view the house itself. We are faced with a substantial stone two-storey property with a large walled courtyard. The façade is in excellent condition and projects a real feeling of settled elegance. Large, white-painted wooden shutters frame each window and there are flowering roses on one side. The property is L-shaped, and until now several generations have lived here together, so at this time there are two separate dwellings, with connecting doors on both the ground floor and the first floor. The way in which the property has been divided makes it very easy to revert to one large family home. The house – part one The house is open to the gorgeous gardens from a number of the ground floor rooms and consequently there are terraces all around the house where the residents can choose to be in the sun or the shade, depending on the time of day and the weather. As the house is currently divided in two, we will visit the main house first, and then the adjoining, slightly smaller, living space. We enter through the front door to the main hall of the house, where the grandparents lived for many years. Here we find a stunning stone staircase with wrought iron balustrades that curve up to an open landing. The floors are beautiful, and the stone walls give this space a feel of stability and tradition that is emphasized by the huge tapestry hanging from one wall. From here we are drawn to the large living room which is a delight it features flagged stone floors, two large paned-glass windows, glass doors to the gardens, and a magnificent stone fireplace. This is the most elegant and formal room in the house, but it is also a very welcoming space. Past the living room, there is an attractive and cozy dining room with another stunning stone fireplace and a second door leading to the back of the house, where a hallway gives access to a Wc, a pantry, and an office. Here too, we find the attractive kitchen that has retained the original fired-earth tiled floor. The owners have painted the high walls in a matching burnt sienna colour that gives added warmth. There are exposed beams and exposed stonework around the windows and doors as well as the original bread oven and ample room for a large table that seats 6 or 8 at a time. It is a lovely room that embodies the image and the spirit of a traditional farmhouse kitchen. On the other side of the ground floor, behind the main staircase, there is also a large and very beautiful bedroom, accessed through a wonderful carved stone door. It has exposed beams, attractive ceramic floors and there is also the possibility to re-open a door to the main living room (this door has been blocked and the alcove used for shelving). On the same hallway there is a shower room, a bathroom and a separate WC. The laundry room at the end of the passage serves as a link to the second part of the house, where the younger generation has made their home. First floor As mentioned, we access the first floor by means of a beautiful stone staircase. On the right-hand side of the landing is a large room that has traditionally served as a playroom but could easily be put to good use as a bedroom or large study. At the other end of the landing, we access a pretty bedroom with a shower room and a dressing room or a child's bedroom in the tower at the end. This tower room is a great room for smaller children or visiting grandchildren or could be used as a private boudoir. In the middle of the landing, another door opposite the staircase opens to several large rooms set under the spacious eves, comprising a bedroom, a bathroom and a large library. There is also a large storage room. This is an area of the house that could be further developed if desired. The house – part two The second wing of the house has its own front door, although it can also be accessed from the other house both on the ground floor and on the first floor. It is smaller than the first wing and comprises on the ground floor a large living room with a stone fireplace, an attractive living room and a large modern kitchen with a pantry. We can access the terraces from all these rooms Upstairs there is a large main bedroom with panoramic views and private bathroom, two further bedrooms that share a bathroom and a dressing room. The grounds Flanked by tall poplar trees, a curving stone staircase topped by tall stone pillars, leads from the terraces surrounding the house down to the stone pond below. This is such a romantic and charming area, framed in part by an ancient stone wall and lined with carefully tended trees and ornamental bushes. The pond itself could be filled with waterlilies and goldfish to create the perfect garden retreat or backdrop for stunning family photos. Set just below the house, we find a substantial stone barn that is currently used as a workshop, and to house the tractor. It also houses the boiler room. The main entrance is through a large stone archway that adds a sophisticated touch to a very practical building. There is also of course the dovecote, set a bit further away from the house in the middle of a grassy area, and a recently planted orchard. On the other side of the house, and set a bit below the house for privacy, there is a large swimming pool. Here also, there are stunning views. An extensive woodland begins behind the carport and adjacent stone well. The owners have created several paths through the woods leading to a wide, flat field that is perfect for training horses and even has a lovely view. There is a lot of room for horses on the grounds, as well as a lake. Here at Bliss We adored the setting of this property it is without a doubt one of the most stunning gardens that we have had the pleasure to present. It is entirely private, surrounded by wonderful views, and conveys an extraordinary sense of peace rarely found, even in the Gers. There are many charming corners, both inside the house, and in the surrounding gardens, that can only be appreciated in person. We were also very impressed with the way that the owners have renovated the property to include many beautiful pieces of stonework that originally came from different locations in the area but appear to have always graced this beautiful house.

- This beautiful building is situated in the heart of Lectoure and representative of some of the finest architecture found in the historical quarter of this popular and touristic market town. Lectoure is known for its architectural beauty and heritage and has been listed as an area of cultural interest by the world heritage. This appartment building is in the epicentre of town, and allows its occupants to fully participate in Lectoure life, with the towns eclectic restaurants, cafés, and antique stores. The property comprises : Four appartments on three floors (2 grand appartments and 2 smaller studios), as well as a ground-floor room currently let as a professional work-space on the ground floor. Let's take a look in more detail : From the street the building presents attractively, and is built of fine stone and with an imposing and elegant façade. The original front door opens onto an elegant hallway with decorative 'carreaux de ciment' turn-of-the-last-century floor-tiles Ground Floor : Appartment 1, ground floor, currently let as office space: On the ground floor, immediately to the right of the main entrance, sits a 26m2 office space that is currently let. There is large window to the street, and the room has high ceilings and elegant proportions. To the rear of the room there is a storage room/shower and sink area. This area could be let to a lawyer, a medical professional, or anyone who wishes to occupy an office space in Lectoure but who does not need to display products in a traditional shop-window. The window to this space is a traditional 18th century window to an appartment, as opposed to a shop window for display purposes. Though currently let, one day, this space could be converted into a studio appartment. Ground Floor : Appartment 2, luxury appartment with balcony and private garden. This spacious appartment runs the length of the building to a neat garden at the end a rare find in Lectoure. The appartment measures 114m2 and comprises not only the rear outdoor garden space, but also an internal courtyard that has been enclosed by a decorative iron veranda, creating additional internal space, and an additional balcony/terrace, that overlooks the garden. We access the garden via an internal staircase down to the cellar area, where a door opens onto the garden. The garden is attractive and well-tended, and currenly used only by the occupant of the above appartment. With two bedrooms, a kitchen and a reception room, this is a lovely space in which the future owner of the building might choose to make his home. First Floor (overlooking the garden) Sitting directly above the ground floor appartment, there is a second, equally characterful appartment of 109m2. This light and extremely attractive appartment is currently rented out, and has far reaching views to the countryside. First Floor (overlooking the road) Also on the first floor, there is a 34m2 studio with integrated kitchen and shower room, also currently occupied by a tenant. Finally, on the top floor, under the eaves, there is a 101m2 appartment. The total surface area is divided into two distinct and separate halves by the central staircase, and in the opinion of Bliss is best described as a 'chambre d'étudiante' - or students' room. It is not especially convenient to come out of the main living-room, and to cross the landing and staircase, to access the other half of the property. This room is currently occupied by a tenant. A vast wine cellar in stone runs under the entire length of the building, accessible via an internal staircase from the ground floor. This opens onto the garden. T Our thoughts here at BLISS It is rare that this kind of property comes to market, and usually at the agency we do not tend to market properties that are occupied by tenants. We have made an exception in this case, as the property is a rare find, and with many lovely features we sadly do not often find in rental accommodation. The building has been beautifully cared for over the years. The property is well located and with many lovely features. We particularly love the grand entrance hall, with its colourful orginal floor tiles, and the two larger appartments on the ground floor and first floor. Were the property empty, one might imagine joining the two together into a fabulous duplexe appartment (planning permits permitting). We also noted the gorgeous wooden turning staircase that has retained all the elegance of its period. The tall windows ensure the property is light, and the added benefit of extra rental from the office area allows the owners to contribute to annual taxes and costs. Of course the property currently brings in rental each month. Figures are available at the agency for interested parties. A little unusual on our books, but for lovers of Lectoure, who are prepared to think outside the box, this is a highly desirable building, at a price which is considerably lower than if it were sold vacant. This is one to watch out for, and one which we loved far more than we expected to. For owners wishing to continue rentals, the condition of the appartments is excellent, and the owner is quite rightly very proud of the building, and the hard work he has put in to keep everything ship shape over the years, is apparant even at first glance.

- Located in the countryside of a charming and hilly village in the north of the Gers, this property offers an exceptional living environment, combining authenticity, ecology, and tranquility. The land, around one hectare, is beautifully wooded and perfectly maintained. It opens onto the surrounding countryside and offers a clear view, with no direct neighbors, allowing for full enjoyment of the peacefulness and natural beauty of the landscape. To the east, a large landscaped terrace overlooks a lake below and offers a privileged setting to relax, share outdoor meals, or simply enjoy the surrounding nature in a serene atmosphere. Near the terrace that adjoins the main house's kitchen, a natural pond enhances the ecological character of the site and encourages local biodiversity. The plot includes two stone houses — a main residence and an independent guest house — several outbuildings, and an old stone well equipped with a pump, combining charm and practicality. This setting offers numerous possibilities, whether for a family project, an eco-tourism activity, or a primary residence combining comfort, character, and respect for the environment. Main House The main house is all on one level. It's a traditional stone construction where old-world charm meets ecological awareness. The use of natural materials and the wood stove heating system form part of a responsible and sustainable lifestyle approach. The house is accessed via a warm and character-filled entrance that features an original stone sink, a nod to the past. The living space is decorated with exposed stone walls and ceiling beams, giving it a distinctive, authentic charm. The open-plan living-dining room is bathed in light thanks to a large south-facing window that offers unobstructed views of the surrounding fields. The floors are covered with vinyl tiles imitating antique cement tiles, combining aesthetics with ease of maintenance. The adjacent kitchen opens onto a west-facing terrace, ideal for al fresco dining in peaceful surroundings. Near this terrace, a natural pond adds to the tranquil and ecological charm of the place. The sleeping area features four bedrooms, all south-facing to take full advantage of natural light. Three have wood flooring for added warmth. Two of the rooms retain their original fireplaces, which have been sealed off, preserving a link to the house's heritage. The fourth bedroom, with its tiled floor, benefits from the gentle warmth diffused by the flue from the central wood stove. It also has a closed hearth fireplace, providing cozy comfort in winter. The bathroom is simple and functional, with a separate toilet for added convenience. A partially buried stone basement houses a large room with two windows — ideal for use as a workshop, games room, storage space, or a self-contained studio, depending on your plans. Guest House The guest house is independent and well-integrated into the property, offering privacy and autonomy. It opens onto a private south-facing terrace, a real sun trap. Inside, there's a living room with an open-plan kitchen, dining space, and lounge. The exposed beams and wood-burning stove enhance the cozy, rustic atmosphere, perfectly in keeping with the site's values. There are two comfortable bedrooms. One has a window and French doors opening onto the garden, while the other — which runs the full depth of the house — opens onto greenery with French doors on both sides. This setup ensures light and ventilation throughout. A shower room with a walk-in shower and heated towel rail sits behind the kitchen. The toilet is separate and features a composting dry toilet, in line with the site's ecological approach. The Grounds The approximately one-hectare plot naturally reflects the site's authenticity and ecological focus. It features a balance of open, panoramic areas and carefully landscaped, intimate corners. To the east, a large stone terrace attached to the main house overlooks a lovely lake below (not part of the property). It's a perfect space for outdoor dining or simply relaxing, watching the changing light across the landscape, and enjoying the surrounding peace. Slightly lower down, a natural pond near the kitchen terrace enhances biodiversity and the site's tranquil atmosphere. Not far away, a well-maintained vegetable garden allows for seasonal homegrown production. An orchard adds shade, color, and easily accessible natural bounty. The working stone well is still functional and provides a valuable water source for irrigation, supporting partial water autonomy in keeping with a sustainable lifestyle. The outbuildings—which include a large barn and a former stable—harmoniously complete the property. They could serve as workshops, storage, or house farming tools, animals, or creative projects. The entire property is well-suited to a simple, self-sufficient lifestyle, as well as land-based activities such as permaculture, hospitality, or artisan crafts. What we think here at Bliss We were genuinely touched by the balance this property strikes between authenticity, functionality, and ecological commitment. The two stone houses, the omnipresent natural materials, the beautiful grounds, and the soul of the place make it a rare offering. Whether you're looking for a family home, a place to host others, or simply a peaceful retreat to slow down and reconnect with what really matters, this property offers it all. In this part of the Gers, nestled among gentle hills and hidden paths, life here reconnects you with a simple, natural, and profoundly peaceful rhythm.

- Boasting a prime location with far-reaching views in the heart of a highly sought-after Gascon village, this picturesque abode offers the perfect blend of rural tranquility and village life. Home to a family of three with a dog - this property is ideal as a main residence or as a holiday bolt-hole, with easy access to may countryside walks around the nearby countryside. We enter the property via a private courtyard whose ancient stone walls form an intimate and private space in which to entertain the perfect miniature garden in which to display a collection of potted plants or in which to dine on a heady summer's night. Small enough for easy maintenance, spacious enough for outdoor dining and relaxation in the sun, this area once comprised a first floor wooden terrasse which could potentially be re-instated in metal or wood. (Planning may be required). Certainly what this garden may lack in size, it gains in charm, being very much an additional reception-room in the summertime. From the stone courtyard we enter the house via a side door which opens onto a small hallway. Here there is a downstairs laundry room and a handy storage area. Shedding our coats, we turn to the spacious reception room which overlooks a tiny medieval street. The room is toasty warm, thanks the wood-burning stove installed by the current owners. Of note are the large glass windows which open onto the street from the reception room and allow a stream of sunlight into the room. The kitchen is a delightful area that has the “feel” of a multifunctional reception room, with a central moveable island, a dining-room area and a panoramic view of the valley to the north. The current owners would have fitted a second wood-burning stove into this room had they stayed. On the first floor an impressive master bedroom overlooks the tiny medieval village street. This fabulous room has an open-plan bathroom with a tub and sink. There is also a private ensuite Wc for the parents. The family showroom shared by the other two first floor bedrooms sits in the middle of the landing. This room has a lovely view over the internal courtyard - and potentially with a rejig, one could position a bath tub in a prime position to enjoy the view. The two remaining bedrooms overlook the valley with far reaching views. One is currently used as a music room, the other a teenage bedroom : both are of a good size either as two children's rooms - or perhaps one could be used as a study. However you choose to make use of the first floor bedrooms, the light is good and the views in both directions too. The top floor has a special surprise reserved for guests to the house. A hideaway in the eaves, a cosy nook in which to retreat, this room has the joyous playfulness of a secret den, tucked up high in the rooftop and oblivious to the stirrings of the world below. Guests who enjoy a quirky nest will feel safe and coddled by the intimate walls of this little hideaway. This room will appeal to anyone young of heart and remain entirely inaccessible to anyone who isn't surefooted. Up on high, the bed is custom built on a platform. There is a small shower room in one corner- while Wc is accessible on the first floor.

- In harmony with nature Overview This house is quite simply incredible the architect has been able to achieve a remarkable balance between unashamed modernity and respect for the natural environment. It was built in 2017 using all the latest technology and updated within the last year. It is also now entirely wheelchair friendly. Everything in the property can be programmed using only a mobile telephone, including the pool filtration system. The house The overwhelming feeling upon entering this house is of harmony. The house has been built using soft greys and natural wood, and whenever possible the architect has included floor-to-ceiling windows facing the gardens. The colour palette of the open-plan living spaces reflects the same shades and even the anthracite brushed aluminum window frames and electric shutters harmonise perfectly with the colour scheme. The main living space measures 52 m² and has been designed for maximal ease of movement. At one end there are comfortable sofas and at the other end there is a beautifully designed fitted kitchen. The quartz countertops in swirly shades of grey are stunning and the entire area has been created to maximize ease of movement and allow interaction with guests and family while preparing meals. This room has one wall that is almost entirely composed of glass doors facing the pool area. All the windows have both interior shades and exterior electric shutters, all in matching shades of dark grey. The delightful main bedroom suite is situated just past the living area. A wide doorway opens onto a room that has been created specifically to meet the needs, and the design choices, of the present owners. Here, the ceiling and one feature wall are in warm shades of wood, and the flooring is light grey polished stone tiles. Once again, there is an entire wall of glass, giving a feeling of being in harmony with nature and the changing seasons. It is a bright and spacious room and the addition of a window facing the kitchen means that even if the owner is unwell, she can still participate in family life from her bed. A bespoke bathroom and dressing room have been created behind the bedroom, dominated on one side by the views over the gardens and on the other by the large walk-in shower. The room is completed by an elegant sink unit and an imported Japanese toilet that does all the things we have all been told it does! At the other end of the house, beyond the front hall, there is a practical laundry room, that also contains the hot water cistern and gives access to the garage and the carport. On this side of the house, we also find the three further bedrooms. The first of these has a private shower room, a walk-in closet and French doors opening onto the terrace. There is a separate toilet in the hall, and the two further bedrooms share another beautifully appointed shower room. All the bedrooms have a view over the pool and the gardens, as well as direct access. Terrace & pool One of the most stunning features of this property is clearly the 200 m² terrace the bespoke tiles in swirling blues, greys and light browns give the impression that the swimming pool set in the middle is floating in a warm sea. The owners have installed two adorable Savanelodges on the terrace that emphasize the feeling of being in a luxury resort. And as there is a retractable cover on the pool, it is possible to keep the water at a pleasant temperature far beyond the usual bathing season. There are also four retractable awnings set along the wall facing the terrace so that even on the hottest days there is as much shade as possible. The garden The owners have planted an extensive selection of shrubs and trees around the property. There is an automatic watering system installed around the terrace and throughout the grounds, and there are also taps in various strategic locations all around the garden. A path that leads all around the outside of the garden so that all areas are easily accessible on foot and by tractor. The property is entirely private, fenced, and with electric gates, and as it is situated outside the town, the location is very quiet. The lawns are beautifully maintained, the paths are perfectly weeded, and the pebbled driveway is also immaculate. Here at Bliss We found this to be an extraordinary house in many ways. The feeling of lightness and spaciousness one feels throughout, combined with the huge picture windows facing the gardens, give the impression that the green lawns and trees are a part of the living space, so that you feel that there are no barriers between you and the nature that surrounds you. It must be a wonderfully pleasant place to live, in winter and summer alike. The terrace and pool are pure luxury and ideal for entertaining, in fact your guests will probably never want to leave!

- This charming property, located in the heart of Lectoure, sits on one of its most historic streets, just a one-minute walk from the town center, cafés, and restaurants. With its stone facade and typical wooden front door, the property might look like many others—until you step inside and discover that the layout is surprising, as it was originally two separate houses that have been joined together. Ground Floor The main door opens onto a ground-floor room with a tiled floor. This room is separated from the rest of the property by a wooden staircase leading up to the main house on the upper floor and a metal door, beyond which lies the heart of the home. One can imagine the ground-floor room eventually being used by a professional, such as an artist's gallery or an osteopathy practice, while reserving the upper floors for private family apartments. Such an arrangement could work well in a highly touristic town like Lectoure, where shops often have this layout, offering the feeling of discovering an intimate space rather than a traditional storefront. However, the appropriate permits would need to be obtained to designate this area as a commercial space. Currently, this room serves as a second living room for the owners. First Floor At the top of the wooden staircase and beyond the metal door, there is a cozy living and dining room with an open fireplace. This space is perfect for hosting dinner parties or enjoying long aperitifs by the fire. With its intimate ambiance, the room lends itself to the interplay of shadows and the warm glow of candlelight. A window in this room overlooks a private courtyard. The courtyard is secluded, shielded from any view except that of the house itself, allowing for sunny days to be enjoyed in complete privacy. One might almost feel transported to Greece when the sunlight brightens the white walls of the courtyard. The kitchen is a square-shaped space with glass walls and windows that open toward the dining room and the courtyard. It is a well-organized space for its size, where everything has its place and there is room for everything. The direct access to the dining room is convenient, making it easy to host guests. In this same part of the house, between the entrance and the living/dining room, there is a second wooden staircase leading to two upstairs bedrooms, both generously sized. Second Floor On the second floor, a bedroom with an alcove, where a bathtub once stood, overlooks the street. Currently, there is a small bathroom in one corner, but it could be interesting to reinstall a bathtub while keeping the shower and dressing room. The second bedroom is larger, featuring deep red walls and large built-in wardrobes covering an entire wall and framing a fireplace. A door leads to the bathroom, which includes a walk-in shower, cabinetry, and a large window overlooking the patio. Third Floor The staircase continues to a third floor, where there is a fantastic attic space with enough headroom to stand and an original window set into the old medieval timber-and-plaster wall. This space is currently used as a large office with a cozy nook for admiring the view of the rooftops and surrounding countryside. It could also be easily converted into a third bedroom with an en-suite bathroom, provided water and drainage connections can be installed. Here at BLISS Lectoure never ceases to captivate, with each of its houses offering fascinating interiors full of surprises. This property boasts the rare privilege of outdoor space in the heart of the town, not far from the Cathedral. All the shops and restaurants are just a short walk away—making it possible to live here without ever needing a car. There's a weekly market with local producers every Friday morning, along with everything else one could hope for in a Gascon village. This is a historic property with a contemporary spirit. Throughout the house, modern touches beautifully contrast with period features, such as the bright red and yellow tones in the upstairs bedroom. The windows facing the street at the front of the house are typical wooden windows of a traditional Lectoure home, while the entire rear of the house has been opened up to the patio.

- Proudly facing the snow-capped mountains from its hillside position, bathed with light throughout the year, and drenched with golden summer sunshine, this property is one of the most historical, and fascinating properties to be found in the heart of Lectoure. With two gardens, and terraces on two levels, this is a house of mystery, of nooks and crannies, and endless quiet corners in which to read or escape the world. Unique and magical, it is a hard task to describe, but allow us to accompany you into the ever surprising and unexpected world of this property. We enter the building from the heart of town and leave behind the bustle of village life, with the baker, grocer, wine-shop, and tea-rooms on our doorstep, and enter an ochre coloured external hallway redolent of a Spanish castell with a wrought iron gate protecting the entrance to the inner courtyard. Owned by the same family for over thirty years, this property has been a much-loved private home. Architecturally, it is an unusual and segmented property, at the heart of which sits an internal courtyard, from whence there rises a monumental staircase built in 1702. The property comprises two separate buildings one on each side of the courtyard. The north-facing façade overlooking Lectoure's main high street and the south-facing façade, facing the Pyrenees. The North and South sections of the property are linked on ground floor, first floor and second floor levels by covered passageways with original wooden floors and ceilings. The property has traditionally been used as one single home but equally it could be used as individual apartments with a central communal area, or as luxury lettings : with five fully equipped appartements (each with kitchen and bathroom) and a top floor artist's studio. The building comprises two appartements on the north side, three on the south side, and the artist's studio on the top floor under the eaves. From the internal courtyard, where there is an old stone well, we descend a short flight of stone steps, pass beneath the south-facing building, and traverse an area where old stable doors currently provide storage for garden tools and dusty bottles of wine. The south-facing garden opens into an old stone outbuilding (currently used for parking) which in turn opens onto the rear street behind, providing valuable access to the gardens for works to the property or evacuation of garden rubbish. A private parking area in Lectoure is much cherished, and it is convenient to have an exit to the southern ramparts of town, especially during the summer months when on Mondays and Fridays the popular Lectoure markets are held and the main rue Nationale is blocked for vehicular access.

- Simple sophistication in Lectoure Perched on the edge of Lectoure, and accessible on foot to all the amenities, restaurants and activities of this charming Gascon town, this property presents a rare opportunity to purchase a tastefully renovated home in an ideal location and at a very reasonable price. Overview If you are looking for a foothold in Gascony but cannot manage the upkeep of an exterior space, this might be the perfect spot for you. This property is ideally placed within a few minutes' walk to a variety of shops, a good bakery, an excellent cheese shop, a number of popular restaurants, and even a beautiful park! Moreover, you have the possibility to acquire a second building with garage (opposite the house) Ground floor As soon as we open the front door to the house we are struck by the quality of the renovations of this property. Lovely travertine flooring stretches before us, and the smell of fresh pine wood fills the air. The living room is on the right it is a spacious room with two large south-facing windows. The floors are freshly laid pine and as such in the future could either be left as they are or varnished. There is a chimney conduit in this room that has been closed off by the current owners, but the possibility exists to re-install a wood or pellet burner. This is a lovely big room with a lot of light and beautiful views south to the Pyrenees. The kitchen is opposite the living room, and this has been completely redone. There are smooth wooden counters, a beautiful ceramic double sink and an induction stovetop. The owners have cleverly opened up the room by installing windows between the hall and the kitchen, so the entire space feels bigger. There is also a good-sized window, and behind the kitchen, a curtained-off nook conceals the laundry area and the hot-water heater. As we walk towards the stairs, there is also a guest toilet with built-in handbasin. First floor A wooden staircase leads up to the first floor, and here there is a wide landing painted in soothing shades of beige. Here again the floors are of fresh pine which emphasizes the light and warmth of this house. They give us access to three bedrooms. Each of the three is a good size, and the two front bedrooms have wonderful views over the countryside to the Pyrenees. The family bathroom is also here and has been completely renovated in a classic style. It comprises a large bathtub, Wc, and a wide sink. There is also an electric towel rack. The floors are travertine tiles, and the paintwork is done in the same soothing tones as the rest of the house. Second floor The staircase continues up to a trap door that opens onto an attractive little room with a window offering the same stunning views as the rest of the house. This is the ideal place for a hidden reading nook or a quiet study. There is a lot of storage room here too. Here at Bliss This is a townhouse and as such it benefits from all the positives of town living. It would make an ideal holiday property and also has excellent rental potential. This is not the right house for someone who absolutely needs a garden, but if you are happy to enjoy the numerous parks and squares of the town without the work involved in having your own garden, then this could be the perfect property for you.

- This beautiful and historical building sits in the heart of Lectoure, one of the most beloved towns in Gascony, renowned for its wealth of shops, brocantes, and eclectic restaurants and tea-rooms. Lectoure is infused with life all year round, with a theatre, cinema and thermal centre, as well as a casino for those who fancy a flutter. This property sits in the heart of the historical centre of town with all its hustle and bustle, and yet provides a serene and tranquil home to its current owner, who has infused life into the property and much artistic flair respecting both the history of the building and the local architecture of Lectoure. The property is impressive in size, impeccably decorated with perfect colours throughout discreet chalky whites, creams and beiges. Subtle colours that capture the sunlight from the outside, and cast a magical hue as we glide from room to room admiring the period features. On the upper level at least, these feel in style more 17th and 18th century, with the old terra-cotta flooring, original fireplaces, high ceilings and tall windows. The foundations of the property, however, are very much rooted in the 13th century. Full details and more photographs on .

- The property There is little to be seen from the outside of the property other than its high stone walls and the solid wooden doors of its entrance, which makes our first sighting of the garden when its doors are pulled back quite special, as the dramatic view on the other side of the garden gate is quite unexpected. Our eyes are drawn along a white stone path to a stone wall at the far end of the garden, from which there is a vertiginous view over the valley to the south. In this respect, the garden has its own “ramparts”, and it is here on a sunny day we sit up on high to lunch and admire the chequered green and golden fields below, spread out in their rich tapestry. The garden is completely private and tranquil, and is surely one of the most beautiful spots for al fresco dining in Gascony. The house sits to one side of the pathway, the old barn to the other. The garden is full of ancient scented roses, with beautiful colours of baby pink contrasting perfectly with the pale leaves of the olive tree. There are flower beds bursting into life with the summer sunshine and with the dramatic backdrop of the barn. The pool is partially enclosed in a stone building, and is thus beautifully sheltered. First let's take a look at the house. Built on two levels, each level is a separate, independent unit, allowing the property to be occupied as one single house or two completely independent appartments within the same house. One can of course choose to link the two floors via a staircase. On the upper garden level, there is a large and spacious reception-room, with an open-plan kitchen in one corner. This beautiful room has windows on three sides, with views over the valley and the garden. The view from each window is unspoilt and the recently fitted windows provide the perfect framework. Two original doors lead to a large double bedroom with an ensuite shower-room and WC. The bedroom overlooks the valley, and has an ornamental fireplace. A newly fitted wooden staircase leads to a first floor mezzanine above, which is currently used as a study. Returning to the garden once more, we descend a flight of stone steps to an enclosed courtyard below. This area holds the warm sunlight between its stone walls and is the perfect sheltered spot on a windy day, or between seasons. The lower courtyard, and the lower level of the house can also be accessed directly from the village, so that although there are two sections to this property, each has its own garden. On the ground floor we enter a beautiful kitchen with a long stone work surface and sink that runs the entire length of one wall, with views to the garden. The room has two archways, one of which opens directly onto the main reception-room, where there is a woodburning stove, the second archway opens onto an area currently as a bedroom albeit this room does not have a door. This area could also be used as an extension of the main reception-room, as a study, or second sitting-room. On the lower ground floor level, there is also a spacious shower-room. The barn This is arguably one of the most beautiful buildings we have seen at Bliss, and the barn has its own special history. During the war, members of the resistance met here, and made radio broadcasts to London from the upper section of the barn, via a radio set which was still present, and is now housed in a museum. If these old stone walls could tell a story.. We would hear their whispers long into the night. The barn is currently used for storage on both levels. We particularly love the stone steps to the upper level which run up the external wall. Although planning permission would definitely be required for a change of usage, one cannot help but imagine what an amazing project one could carry out here.

- The approach to the property The property is hidden behind pretty stone walls, attractive wrought iron gates, and a canopy of mature trees, including some lovely mature Cyprus trees. The garden is full of roses and peonies and on the day of our visit is bursting with blossom. Beyond the pool and gardens, landscaped on two levels, our eyes are drawn across miles of countryside to the south. The vista from the property is lovely, from both the pretty gardens around the house and the valley beyond. The house : the ground floor The old wooden door, with its characterful “hand-shaped” door-knocker, opens onto a traditional Gascon hallway with a terracotta floor tile. The hallway runs the full length of the property. The kitchen With a door both to the main hallway and the side gardens and path to the pool, the kitchen is spacious enough to incorporate a dining-room table and chairs and also boasts a beautiful open fire-place, a characterful spot for a winter's supper. The kitchen is divided into two area by a half wall, and has a pretty decorative chimney breast built with old terracotta tiles. The downstairs study/ bedroom/ Wc A spacious area on the ground floor provides room for a downstairs study and bedroom, with a WC. The main reception room This pleasant symmetrical room has a pretty fireplace with a wood-burning stove and a lovely classical plasterwork surround. There are two spacious cupboards with shelves to each side of the fireplace. The floor is lain with terracotta tiles. The Dining-Room The dining room is of a similar size to the main reception room and also boasts a fireplace. In addition room houses a contemporary staircase to the first floor. The First Floor The first floor of the property provides a surprising amount of space. The first floor reception-room The stairway leads to an open plan area which is currently dressed with sofas and chairs and used as a games' and reading room. This area has exposed oak beams running across the ceiling and has the “feel” of a cosy “den” or central communal space shared by the occupants of the other bedrooms. The first floor “cinema room” A doorway opens from the central reception area to a surprising space. There is evidence from the newly fitted (but not yet painted) plasterboard ceiling that there were plans to concert this room into a large master bedroom with a dressing-room at one end. (NB: “a change of usage” permit may be required to convert this area above the barn into extra bedrooms). Currently this room is used as a “home-cinema” room. The bedrooms Dotted around the central reception area of the first floor, there are three good-sized bedrooms. As this property was originally built in the style of a Chartreuse, the rooms have been added and built around exposed oak beams with low windows on ground floor level. The ambience in all three of these spacious rooms is one of cosy rusticity. The bathroom The upstairs bedrooms all share a family bathroom (with a bath-tub) and separate Wc.

- Constructed in the 15th century and redesigned in the 17th this sumptuous château was designed in the style of the Italian Renaissance. In the North of the Gers it is located a short drive away from the popular market towns of Lectoure, Fleurance and St Clar. Situated in a quiet location, down a tranquil country lane, and far from the main road, the property offers over 7 hectares of glorious parkland and an abundance of trees. The property is entirely private being both hedged and gated, with a small stream bordering the land at the bottom. The main body of the château comprises eight bedrooms, and a vast main reception/dining-room, and first floor library/reception-room. With a separate guest house. The flamboyant Italian-style first floor “loggia” – with its covered terrace and arcades overlooking the tranquil gardens is an absolute delight. With a paved pool area, 2 dovecotes, and a vast 170m2 hangar the garden is full of interest with a vast array of mature trees, roses and bushes and an orchard. This property provides a peaceful sanctuary from the world, in a location that is unique, being utterly private, and yet in the located heart of one of the most sought-after areas of Sw France. Let's look in more detail … The local area, the parkland, gardens, and outbuildings The drive by car to the property is as pleasant one. With easy access to the local market towns of Lectoure and Fleurance the property is tranquil yet easily accessible. The Tgv line to Paris in Agen is under an hour away, and Toulouse international airport, just over an hour. As we leave the market towns behind, the countryside is rich and peaceful, with small country lanes cutting through emerald, green fields, where in the summer crops of sunflowers or wheat grow in an area fondly known as French Tuscany. If Gascony is the Tuscany of France, then this property offers all the joys of Renaissance Italy. Designed in pure Italian style, the property was built by a rich noble family in the 15th century. From the outside very little can be seen, as a thick natural hedge encircles the perimeter of the land. The entrance to the property is enclosed by two fine wrought-iron gates, both of which are in perfect keeping with the château and marking the entrance in style. The château is located at the end of a quiet lane that opens out onto fields, so one is not troubled by any passing traffic. The occasional hare or deer, perhaps. We enter from the side gate to the main entrance, with a view of a splendid pigeonnier or dovecote to our right. The pool nestles beside the first of the two dovecotes and is sheltered by rose-covered walls. There is a water-well with a decorative wrought iron frame on the top. Always ideal to have a source of water on the land, to keep the lovely gardens fresh and green not forgetting the small river that runs along the bottom field. There are over seven hectares of land in total, ensuring utmost tranquility for anyone residing here. Of those seven hectares the land around the gardens, and the guest house, comprises an orchard (to the front of the guest house) neatly mown lawns, and mature trees. There is an ornamental row of topiary, and a small river at the bottom of the land. The gardens feel rich and bucolic. In an area known for its scorching hot summers, there is a freshness to the parkland, shaded by ancient boughs of the trees. The ambience here is one of lush greenery. As we turn around the chateau to the rear gardens, we catch our first glimpse of the fantastic loggia, a covered terrace with arches running the full length of the property which is purely Italian Renaissance in style joyous and romantic with its impressive corner pavillions. The main master bedroom opens onto the loggia, offering a morning view over the gardens a sure promise that one's day will begin on a note of beauty and tranquility. The Chateau has a joie de vivre which one might not expect from a Medieval building. It is warm and welcoming from the outside with its mellow golden walls catching the last of the autumn sunshine. Let's open the grand entrance door, and step inside… The main entrance to the chateau is paved in stone with a wooden staircase to the first floor. As one would expect the entrance is formal and is divided into two distinct sections with the original wooden front door at the entrance, and at the end of the hallway a second door, with the intelligent addition of a glass door that allows the light to flood into the hallway, in a way which is not traditionally medieval but certainly delightful for modern living, where one's instinct is to let the sunshine in, and to keep the warmth inside. From the central hallway, we take a brief look at a large room which has not been restored for any other purpose than storage, but with a large opening at the far end, in a room which is interesting in so far as it is of similar size to the main reception room, and certainly offers possibilities for further development of the property's habitable area, planning permissions permitting. The main reception/dining-room is a fantastic space for entertainment. With its quirky vaults the room is divided into two distinct sections. The first part of the room (from the central hallway) has a lovely stone fireplace where the family gather. The perfect place for a winter or Christmas gathering. The second part of the room is used as a dining-area. There are large windows to the gardens in both the reception and dining areas. At the far end of the room, a doorway leads into a tower area, with a pleasantly Medieval feel to it, where there is a downstairs cloakroom and lavatory. The kitchen sits a little way apart from the dining-room, for ease, and has recently been completely refurbished. This is a warm and inviting room, with ample space for a breakfast table, and tasteful modern units. From the kitchen a doorway opens onto the loggia. This utterly charming terrace offers views onto the gardens from between the arches and is a delightful place to sit in the shade on a scorching hot summer's day. Upstairs There are two wings to the first floor, set from a central staircase. Two of the bathrooms are built into the quirky corner pavilion towers. The master bedroom and the study both open onto the charming loggia. From the master bedroom you can steal a view of the morning from between the arcades of the first-floor loggia, take coffee outside on a warm private terrace area, or fall back to sleep watching the light muslin curtains flutter between the arches. This is a room in which the imagination can take flight! Also on the first floor, there is a deliciously private library, which is provides a tranquil retreat from the downstairs reception-rooms. With its rows of bookshelves, and cinema area, this is a lovely private room, where the owners can escape when the house is full of guests. One of the upstairs bedrooms is currently used as a private study but could also be used as an extra bedroom. With a total of eight bedrooms and four bathrooms on the two upstairs wings of the house, we note that each room is blessed with high volumes, tall windows, far-reaching views and many period features which have been preserved. The current owners have carried out an extensive scheme of works since they first moved in, and a vast majority of all the rooms have been recently redecorated or refurbished. The kitchen is brand new. The oil fuel boiler has just been replaced and we have noted the clever installation of the thick glass doors on the lower level that ensure the spacious ground-floor living area is snug throughout the winter months. This property is now welcoming throughout all four seasons and is in an excellent state of repair. The gardens are also immaculate and must work has been carried out to regain parts of the plot that had become overgrown. The Guest House With two bedrooms, a central reception room/kitchen and bathroom, the guest house is set well apart from the house, by the orchard, and is a decided advantage to this property either for lettings or for family and friends. Safe & Secure The property is equipped with an alarm linked to a video surveillance system which detects all movement in the property.
