- A true Gascony estate covering almost 17 hectares, with numerous buildings with an Italian flavour. The estate dates back to the Middle Ages and was remodelled in the 18th century. Situated on one of the hills of Lomagne, you arrive by a small country road and enter the property, bordered by low golden stone walls, through the farmyard. Dotted with several farm buildings, old sheds, a dovecote, a pretty caretaker's cottage of approx. 100 m2 has been renovated, as has a vast sports hall of approx. 145 m2. An elegant avenue of chestnut trees leads to the main courtyard through a porch that protects the property from view and is flanked by a tower topped by a 19th century wind turbine that once supplied the property with running water. Forming a U shape, this part of the property has a very special atmosphere, with its chapel, the walls of which are pierced with multicoloured stained glass windows, the view overlooking the rolling, colourful countryside, the avenue of cedars leading to the woods, the stone pool, the swimming pool in the distance and finally the château in the centre. The south-facing facade is typical of the 18th century, with its numerous doors and windows providing a soft, constant light to the interior. As for the north facade, flanked by 3 towers of different architecture, one of which is adorned with 4 gargoyles, it offers other surprises such as old mullioned windows and loopholes, but also nearby, part of the old moat, which is still filled with water... There are many possibilities in this unusual place !

- Close to a peaceful little village near Lectoure, this stone house, partially timber-framed and featuring wood elements, offers approximately 300 m² to be redesigned according to your wishes. It is full of authenticity and original features but will require renovation to reveal its full potential. The Main House On the ground floor, the entrance opens onto a period stone staircase. Here we find a shower room, separate toilets with a washbasin, a living room with exposed beams and a fireplace, as well as a semi-open kitchen/dining area, partially divided by timber framing. Two additional rooms are ready to be repurposed, one of which leads to a former workshop area made entirely of wood, with an adjoining room. The First Floor Upstairs, a small landing leads to an office with exposed stone walls, a spacious library, a bedroom, and an unheated section comprising two rooms (ideal for bedrooms), a shower room, toilets, and a bright mezzanine with triple exposure. This entire wooden wing requires renovation work. The Exterior Outside, there is a plot with a large oak tree that provides shade and character, as well as a well equipped with a pump. A former roofless barn, with only the stone walls remaining, offers exciting possibilities: the creation of a swimming pool, a winter garden, or a sheltered relaxation space. This property requires extensive renovation, but the basic elements are present, and it is easy to see how beautiful it could be with some work and imagination. A project for lovers of old stone, waiting to be reimagined in a peaceful and green setting.

- Everything you could want in the heart of Lectoure Overview Lectoure is the kind of village people daydream about living in: set atop a hill in the midst of well-tended fields (yes, there are sunflowers in the summer!), this place has been built over the centuries in soft honey-coloured stone, each generation adding another layer, another story to the richness of its history. The village has a lively weekly market, several renowned restaurants, a wonderful selection of quirky and interesting shops, and even a thermal spa. This property offers the rare opportunity to live in the heart of Lectoure while still enjoying the lifestyle of a country home. House We access the house from the street-level front door, and pass into an attractively renovated front hall and cloakroom area. A set of stairs leads up to the first floor, where the main living space is located. We will come back to the ground floor later, but for now we will proceed upstairs, where a central hall gives us access to the star feature of this property, the spacious and light-filled open plan kitchen/dining room. This room is a delight, from the warm travertine tiled floor to the large fitted island that serves as workspace. The walls are painted a soft white and there are large picture windows on two sides. The kitchen is entirely equipped and has ample room for a large table that easily seats eight or more diners. A glass door opens onto a large beautiful terrace that is only accessible from the kitchen. This area has a privacy fence and large thriving potted trees which add both shade and intimacy. A second door on the other side of the kitchen leads to a pretty little terrace, ideal for a morning coffee break, and stairs down to the garden. Off the kitchen there is an open plan living room with a large insert for those who love to light a fire on winter evenings. There are two windows facing the road for added light, and exposed stone walls where the owner displays some of her extensive art collection. This space is both welcoming and contemporary. As it is open to the kitchen, it is ideal for dinner parties, as the guests can circulate freely between the kitchen, the living room, and the terrace. On the other side of the house, we find a large double height bedroom with unimpeded views over the surrounding countryside and the garden. This is the master bedroom, and with good reason, as the views are wonderful. Exposed beams and stone walls add warmth and there is a large closet. Next to the bedroom we find a laundry room that doubles as a boot room and also has wonderful views. On this floor there is also a second bedroom which is currently used as an office. Here there are equally stunning views from two big picture windows. The bathroom has attractive white tiles and includes a bath, a separate shower, and a built-in vanity with sink. There is a separate Wc in the hallway. Second floor This is the perfect area to house guests, or for children to have their own private living space. A hall opens on one side to two good-sized bedrooms, both with skylights and Ac units, and a large shared shower room which also has a skylight. A big third bedroom runs the width of the house and is currently in use as a guest living room. Here there is a skylight and a dormer window with views over the countryside. We can envision this space as a children's playroom or a Tv room, for those who do not need this many bedrooms. The ground floor On the ground floor of the property is a large room with attached Wc and storage room that has been used for multiple purposes over the years and centuries, including a shop, a popular art gallery and a restaurant. As this space has a separate external door, it would work perfectly for anyone who has a liberal profession, or requires a studio or workshop. There are also two garages on the ground floor – one houses a listed brick bread oven and serves as a boiler room and both are currently used for storage. Each one has ample room for a good-sized car. In one of the garages, there is a space that could be used to install an elevator, with the relevant planning permission. Gardens Unlike most houses in Lectoure, this property has a garden – and a swimming pool! The owner has planted the garden with flowering shrubs and a variety of bulbs which come to life in the spring in a riot of colour. There is also an original well and several mature trees. The swimming pool, although technically above ground, is built-in with wooden decking and has all the necessary permits. It is a real luxury to be able to float in the pool on a summer day while at the same time having a view over the countryside as well as the cathedral! The garden is accessible from the main house through the kitchen, and also from the ground floor through the back door. Here at Bliss This property has everything you need for a comfortable life in the heart of one of the most beloved villages of Gascony. It is charming and elegant, and offers the possibility to work from home. It is a real oasis of calm, and it feels like a privilege to be able to sit and contemplate the stillness of the countryside while only a few steps from a listed cathedral.

- Panoramic views and classic formal gardens Overview This property has all you could ever want a large, roomy manor house built in local stone and preserving many original features, an elegant formal garden complete with fishpond, a large swimming pool, a charming half-timbered dovecote, a lake, a large barn and even woodland walks. The location is ideal, as we are at the top of a hill with far-reaching views on two sides, and yet the house feels protected by the woodlands behind it and the abundance of mature trees in the surrounding park. The approach to this property is peerless: A long winding driveway, partially walled and shaded by tall pine trees, leads us up to the top of a wide promontory where we can glimpse the imposing manor house through the trees. We first pass a large pond, sheltered by trees, and then well-tended fields on both sides of the drive. At the top of the hill, we can choose to go right and explore the perfectly preserved Gascon dovecote: Set on tall stone pillars and topped by a tiny tower, this delightful little building has stood here for centuries overlooking the fields and woods laid out at its feet. Once we pass the dovecote, the road curves up to the left, past a charming formal garden surrounding a stone lily pond, a large stone barn and another smaller pond. We park just past the house, in a shady parking area with room for at least six cars and turn to view the house itself. We are faced with a substantial stone two-storey property with a large walled courtyard. The façade is in excellent condition and projects a real feeling of settled elegance. Large, white-painted wooden shutters frame each window and there are flowering roses on one side. The property is L-shaped, and until now several generations have lived here together, so at this time there are two separate dwellings, with connecting doors on both the ground floor and the first floor. The way in which the property has been divided makes it very easy to revert to one large family home. The house – part one The house is open to the gorgeous gardens from a number of the ground floor rooms and consequently there are terraces all around the house where the residents can choose to be in the sun or the shade, depending on the time of day and the weather. As the house is currently divided in two, we will visit the main house first, and then the adjoining, slightly smaller, living space. We enter through the front door to the main hall of the house, where the grandparents lived for many years. Here we find a stunning stone staircase with wrought iron balustrades that curve up to an open landing. The floors are beautiful, and the stone walls give this space a feel of stability and tradition that is emphasized by the huge tapestry hanging from one wall. From here we are drawn to the large living room which is a delight it features flagged stone floors, two large paned-glass windows, glass doors to the gardens, and a magnificent stone fireplace. This is the most elegant and formal room in the house, but it is also a very welcoming space. Past the living room, there is an attractive and cozy dining room with another stunning stone fireplace and a second door leading to the back of the house, where a hallway gives access to a Wc, a pantry, and an office. Here too, we find the attractive kitchen that has retained the original fired-earth tiled floor. The owners have painted the high walls in a matching burnt sienna colour that gives added warmth. There are exposed beams and exposed stonework around the windows and doors as well as the original bread oven and ample room for a large table that seats 6 or 8 at a time. It is a lovely room that embodies the image and the spirit of a traditional farmhouse kitchen. On the other side of the ground floor, behind the main staircase, there is also a large and very beautiful bedroom, accessed through a wonderful carved stone door. It has exposed beams, attractive ceramic floors and there is also the possibility to re-open a door to the main living room (this door has been blocked and the alcove used for shelving). On the same hallway there is a shower room, a bathroom and a separate WC. The laundry room at the end of the passage serves as a link to the second part of the house, where the younger generation has made their home. First floor As mentioned, we access the first floor by means of a beautiful stone staircase. On the right-hand side of the landing is a large room that has traditionally served as a playroom but could easily be put to good use as a bedroom or large study. At the other end of the landing, we access a pretty bedroom with a shower room and a dressing room or a child's bedroom in the tower at the end. This tower room is a great room for smaller children or visiting grandchildren or could be used as a private boudoir. In the middle of the landing, another door opposite the staircase opens to several large rooms set under the spacious eves, comprising a bedroom, a bathroom and a large library. There is also a large storage room. This is an area of the house that could be further developed if desired. The house – part two The second wing of the house has its own front door, although it can also be accessed from the other house both on the ground floor and on the first floor. It is smaller than the first wing and comprises on the ground floor a large living room with a stone fireplace, an attractive living room and a large modern kitchen with a pantry. We can access the terraces from all these rooms Upstairs there is a large main bedroom with panoramic views and private bathroom, two further bedrooms that share a bathroom and a dressing room. The grounds Flanked by tall poplar trees, a curving stone staircase topped by tall stone pillars, leads from the terraces surrounding the house down to the stone pond below. This is such a romantic and charming area, framed in part by an ancient stone wall and lined with carefully tended trees and ornamental bushes. The pond itself could be filled with waterlilies and goldfish to create the perfect garden retreat or backdrop for stunning family photos. Set just below the house, we find a substantial stone barn that is currently used as a workshop, and to house the tractor. It also houses the boiler room. The main entrance is through a large stone archway that adds a sophisticated touch to a very practical building. There is also of course the dovecote, set a bit further away from the house in the middle of a grassy area, and a recently planted orchard. On the other side of the house, and set a bit below the house for privacy, there is a large swimming pool. Here also, there are stunning views. An extensive woodland begins behind the carport and adjacent stone well. The owners have created several paths through the woods leading to a wide, flat field that is perfect for training horses and even has a lovely view. There is a lot of room for horses on the grounds, as well as a lake. Here at Bliss We adored the setting of this property it is without a doubt one of the most stunning gardens that we have had the pleasure to present. It is entirely private, surrounded by wonderful views, and conveys an extraordinary sense of peace rarely found, even in the Gers. There are many charming corners, both inside the house, and in the surrounding gardens, that can only be appreciated in person. We were also very impressed with the way that the owners have renovated the property to include many beautiful pieces of stonework that originally came from different locations in the area but appear to have always graced this beautiful house.

Two bedrooms offer space for family, guests, or holidaymakers. The first includes both a window and French doors opening onto the garden. The second bedroom is dual-aspect, with two sets of French doors opening onto lush greenery. At the rear of the kitchen, a modern shower room with walk-in shower and heated towel rail provides comfort, while the separate composting toilet aligns with the home's eco-friendly ethos. The Grounds The one-hectare plot complements the property's authentic and sustainable spirit. It combines open vistas over the countryside with thoughtfully landscaped areas that invite a nourishing, grounded way of life. To the east, a spacious stone terrace, adjoining the main house, overlooks a beautiful lake below—an ideal setting for meals, quiet moments, or watching the shifting light across the landscape. Just below, a natural pond near the kitchen terrace enhances the property's serenity and ecological value. A well-maintained vegetable garden allows for seasonal homegrown produce, while a small orchard adds shade, color, and natural abundance. The traditional stone well, still in use, provides water for irrigation and supports a partially self-sufficient lifestyle in keeping with sustainable values. The outbuildings, which include a large barn and a former stable, round out the estate harmoniously. These can be used as workshops, storage, housing for animals or agricultural equipment, or as creative studio spaces. The grounds are perfectly suited to a simple, autonomous lifestyle or to activities closely connected to the land—whether permaculture, rural tourism, or artisanal pursuits. Here at Bliss We were truly moved by the balance this property strikes between authenticity, functionality, and ecological commitment. The two stone houses, the ever-present natural beauty, the lake nearby, and the soul of the place make this a rare opportunity. Whether you're looking for a family home, a place to welcome others, or a retreat where you can slow down and reconnect with what matters most—this place offers it all. In this part of Gers, between gentle hills and quiet paths, living here means rediscovering a simpler, more natural, and deeply peaceful rhythm of life.

- Boasting a prime location with far-reaching views in the heart of a highly sought-after Gascon village, this picturesque abode offers the perfect blend of rural tranquility and village life. Home to a family of three with a dog - this property is ideal as a main residence or as a holiday bolt-hole, with easy access to may countryside walks around the nearby countryside. We enter the property via a private courtyard whose ancient stone walls form an intimate and private space in which to entertain the perfect miniature garden in which to display a collection of potted plants or in which to dine on a heady summer's night. Small enough for easy maintenance, spacious enough for outdoor dining and relaxation in the sun, this area once comprised a first floor wooden terrasse which could potentially be re-instated in metal or wood. (Planning may be required). Certainly what this garden may lack in size, it gains in charm, being very much an additional reception-room in the summertime. From the stone courtyard we enter the house via a side door which opens onto a small hallway. Here there is a downstairs laundry room and a handy storage area. Shedding our coats, we turn to the spacious reception room which overlooks a tiny medieval street. The room is toasty warm, thanks the wood-burning stove installed by the current owners. Of note are the large glass windows which open onto the street from the reception room and allow a stream of sunlight into the room. The kitchen is a delightful area that has the “feel” of a multifunctional reception room, with a central moveable island, a dining-room area and a panoramic view of the valley to the north. The current owners would have fitted a second wood-burning stove into this room had they stayed. On the first floor an impressive master bedroom overlooks the tiny medieval village street. This fabulous room has an open-plan bathroom with a tub and sink. There is also a private ensuite Wc for the parents. The family showroom shared by the other two first floor bedrooms sits in the middle of the landing. This room has a lovely view over the internal courtyard - and potentially with a rejig, one could position a bath tub in a prime position to enjoy the view. The two remaining bedrooms overlook the valley with far reaching views. One is currently used as a music room, the other a teenage bedroom : both are of a good size either as two children's rooms - or perhaps one could be used as a study. However you choose to make use of the first floor bedrooms, the light is good and the views in both directions too. The top floor has a special surprise reserved for guests to the house. A hideaway in the eaves, a cosy nook in which to retreat, this room has the joyous playfulness of a secret den, tucked up high in the rooftop and oblivious to the stirrings of the world below. Guests who enjoy a quirky nest will feel safe and coddled by the intimate walls of this little hideaway. This room will appeal to anyone young of heart and remain entirely inaccessible to anyone who isn't surefooted. Up on high, the bed is custom built on a platform. There is a small shower room in one corner- while Wc is accessible on the first floor.

- In harmony with nature Overview This house is quite simply incredible the architect has been able to achieve a remarkable balance between unashamed modernity and respect for the natural environment. It was built in 2017 using all the latest technology and updated within the last year. It is also now entirely wheelchair friendly. Everything in the property can be programmed using only a mobile telephone, including the pool filtration system. The house The overwhelming feeling upon entering this house is of harmony. The house has been built using soft greys and natural wood, and whenever possible the architect has included floor-to-ceiling windows facing the gardens. The colour palette of the open-plan living spaces reflects the same shades and even the anthracite brushed aluminum window frames and electric shutters harmonise perfectly with the colour scheme. The main living space measures 52 m² and has been designed for maximal ease of movement. At one end there are comfortable sofas and at the other end there is a beautifully designed fitted kitchen. The quartz countertops in swirly shades of grey are stunning and the entire area has been created to maximize ease of movement and allow interaction with guests and family while preparing meals. This room has one wall that is almost entirely composed of glass doors facing the pool area. All the windows have both interior shades and exterior electric shutters, all in matching shades of dark grey. The delightful main bedroom suite is situated just past the living area. A wide doorway opens onto a room that has been created specifically to meet the needs, and the design choices, of the present owners. Here, the ceiling and one feature wall are in warm shades of wood, and the flooring is light grey polished stone tiles. Once again, there is an entire wall of glass, giving a feeling of being in harmony with nature and the changing seasons. It is a bright and spacious room and the addition of a window facing the kitchen means that even if the owner is unwell, she can still participate in family life from her bed. A bespoke bathroom and dressing room have been created behind the bedroom, dominated on one side by the views over the gardens and on the other by the large walk-in shower. The room is completed by an elegant sink unit and an imported Japanese toilet that does all the things we have all been told it does! At the other end of the house, beyond the front hall, there is a practical laundry room, that also contains the hot water cistern and gives access to the garage and the carport. On this side of the house, we also find the three further bedrooms. The first of these has a private shower room, a walk-in closet and French doors opening onto the terrace. There is a separate toilet in the hall, and the two further bedrooms share another beautifully appointed shower room. All the bedrooms have a view over the pool and the gardens, as well as direct access. Terrace & pool One of the most stunning features of this property is clearly the 200 m² terrace the bespoke tiles in swirling blues, greys and light browns give the impression that the swimming pool set in the middle is floating in a warm sea. The owners have installed two adorable Savanelodges on the terrace that emphasize the feeling of being in a luxury resort. And as there is a retractable cover on the pool, it is possible to keep the water at a pleasant temperature far beyond the usual bathing season. There are also four retractable awnings set along the wall facing the terrace so that even on the hottest days there is as much shade as possible. The garden The owners have planted an extensive selection of shrubs and trees around the property. There is an automatic watering system installed around the terrace and throughout the grounds, and there are also taps in various strategic locations all around the garden. A path that leads all around the outside of the garden so that all areas are easily accessible on foot and by tractor. The property is entirely private, fenced, and with electric gates, and as it is situated outside the town, the location is very quiet. The lawns are beautifully maintained, the paths are perfectly weeded, and the pebbled driveway is also immaculate. Here at Bliss We found this to be an extraordinary house in many ways. The feeling of lightness and spaciousness one feels throughout, combined with the huge picture windows facing the gardens, give the impression that the green lawns and trees are a part of the living space, so that you feel that there are no barriers between you and the nature that surrounds you. It must be a wonderfully pleasant place to live, in winter and summer alike. The terrace and pool are pure luxury and ideal for entertaining, in fact your guests will probably never want to leave!

- Just 2 kilometres from a charming Gers village where you'll find all the shops you need. Once home to the Knights Templar, it is now a popular spa resort. A casino, racecourse, one of the most famous tables in the Gers, and a weekly market, so you can make the most of life's pleasures. OVERVIEW Let's visit this charming house perched on one of the small hills that make up the beautiful Gers countryside. Push open the gate and discover this property, completely rebuilt by the current owner in 2013. We are immediately charmed, as two driveways lead us to the main house. There are trees on either side, including two majestic yew trees. One driveway leads to the entrance via the kitchen, but we prefer to continue along the gently sloping driveway, beneath the wisteria that adorns the west façade and its main entrance. In front of us is the whole of the terrace, bordered by a low wall that gives it a Mediterranean feel. It's the ideal place to share convivial moments with family and friends, under the jasmine-covered gazebo. It's easy to imagine yourself admiring the scenery while sipping iced tea or a floc de Gascogne. A little further down, the perfectly manicured grounds could accommodate a swimming pool (subject to obtaining the necessary planning permission). Let's continue our discovery of the garden along another path. Along the way, we come across a second gazebo, wrapped in a curtain of jasmine. A real refuge from the sun, where you can read or seek inspiration before continuing on to the artist's studio and giving free rein to your creativity. Adjacent to the studio is the guest house, with its two bedrooms, shower room and kitchen. Everything here is on one level! It would be very easy to combine these two parts of the property. Let's move on to the main house, and take a look at the shed at the bottom of the garden (as a famous singer not far from here would say...), a good size for storing all your tools and the tractor. THE Main House The Ground FLOOR The vast entrance hall offers a general view of several rooms. The high ceilings and numerous windows bathe the entire ground floor in golden light. Opposite us is the dining room and the large, fully-equipped kitchen. On our left, we enter a large lounge divided into two parts: a small lounge facing west and the larger part facing the open fireplace. A corridor leads to a small bedroom and its shower room. Finally, there is a study and the veranda, a real additional living space with lots of natural light. ON The First Floor A beautiful wooden staircase leads us upstairs, where we discover a superb old roof frame that was preserved and enhanced during the renovation. On our right, the master bedroom has a double south-west exposure, with a south-facing window offering a breathtaking postcard landscape. In the centre we have a good-sized dressing room, and to the left we find an original feature: two shower rooms, one for Mrs and the other for Mr. THE Workshop And Guest HOUSE This building is a real bonus. Perfect for hosting family or friends, or as a small holiday cottage. The guest house is accessed via a pretty fitted kitchen, then a corridor leads to two bedrooms and a shower room with WC. To the right, the artist's studio with its impressive height has long been used by the current owner as an exhibition space, and just behind it is a lovely space that could be used as a studio.

- Proudly facing the snow-capped mountains from its hillside position, bathed with light throughout the year, and drenched with golden summer sunshine, this property is one of the most historical, and fascinating properties to be found in the heart of Lectoure. With two gardens, and terraces on two levels, this is a house of mystery, of nooks and crannies, and endless quiet corners in which to read or escape the world. Unique and magical, it is a hard task to describe, but allow us to accompany you into the ever surprising and unexpected world of this property. We enter the building from the heart of town and leave behind the bustle of village life, with the baker, grocer, wine-shop, and tea-rooms on our doorstep, and enter an ochre coloured external hallway redolent of a Spanish castell with a wrought iron gate protecting the entrance to the inner courtyard. Owned by the same family for over thirty years, this property has been a much-loved private home. Architecturally, it is an unusual and segmented property, at the heart of which sits an internal courtyard, from whence there rises a monumental staircase built in 1702. The property comprises two separate buildings one on each side of the courtyard. The north-facing façade overlooking Lectoure's main high street and the south-facing façade, facing the Pyrenees. The North and South sections of the property are linked on ground floor, first floor and second floor levels by covered passageways with original wooden floors and ceilings. The property has traditionally been used as one single home but equally it could be used as individual apartments with a central communal area, or as luxury lettings : with five fully equipped appartements (each with kitchen and bathroom) and a top floor artist's studio. The building comprises two appartements on the north side, three on the south side, and the artist's studio on the top floor under the eaves. From the internal courtyard, where there is an old stone well, we descend a short flight of stone steps, pass beneath the south-facing building, and traverse an area where old stable doors currently provide storage for garden tools and dusty bottles of wine. The south-facing garden opens into an old stone outbuilding (currently used for parking) which in turn opens onto the rear street behind, providing valuable access to the gardens for works to the property or evacuation of garden rubbish. A private parking area in Lectoure is much cherished, and it is convenient to have an exit to the southern ramparts of town, especially during the summer months when on Mondays and Fridays the popular Lectoure markets are held and the main rue Nationale is blocked for vehicular access.

- Large garden and guest suite There is no question that this is the ideally situated property for those who really want to immerse themselves in the cultural and social life of a provincial capitol. Auch, with its listed cathedral, tree-lined walks along the river, bustling markets and varied cultural programme, is a charming town with a lot to offer. And if you feel like some more strenuous activity, it is less than 2 hours to the ski slopes and just a bit more to the Atlantic beaches. We are only minutes away from the rolling hills of the Gers, and on a clear day the cathedral and old town are framed against the timeless backdrop of the Pyrenees, a view that has not changed for centuries. The house is situated in the heart of Auch, within walking distance of the cathedral and the famous monumental staircase. It is a classic townhouse that has been beautifully renovated and has the added plus of a guest annex and a large private garden. The house Behind the smooth stone façade that faces the street hides a beautifully renovated property with a surprisingly big garden. The high stone walls on either side of the garden ensure total privacy and the huge terrace is a delight that can be enjoyed for most of the year. A guest annex in the garden for occasional guests or family members has also been renovated to a high standard. Ground floor Our first glimpse of the inside of this property from the front hall is enough to realise that this is a very attractive house. The original fired earth red tiles that are typical of this region have been preserved and they lend enormous character to the property. The windows have all been replaced with dark gray brushed aluminum double glazing, and the numerous fireplaces throughout the house have been kept intact (although closed off). The large living room is just off the hall, and here the ornamental fireplace and the large cupboards on each side of it have all been carefully renovated. The room is at once traditional and contemporary, thanks in part to the eclectic style of the owners, but also due to the clean lines of the walls and windows. On the other side of the hall is a second reception room that is currently an office. This room would work well for those who receive clients at their homes, but it could also easily be used as a ground floor bedroom, if needed. The heart – and the starring feature – of this house is clearly the kitchen/dining room at the back of the house. A stunning renovation has been done here, and the result is a lovely open-plan space that features an entire wall of large windows facing the private garden, with double doors opening onto the terrace, the garden, and the guest annex. The kitchen is fully equipped, and it would be a delight to cook here, as not only is it filled with light and open to the garden, there is also lots of room for several people to cook together, or for friends and family to keep you company. Between the living room and the kitchen, there is a guest Wc with a handbasin, and a door to the basement. There is also a Tv room on this floor, which is situated behind the kitchen. It has a pretty fireplace and a large original cupboard, but no window, which makes it ideal for home cinema. Basement A closed staircase leads down to a large basement comprising two rooms with arched ceilings where the technical elements of the property are housed. Here we find the heating system as well as a large wine cellar! First floor There are three bedrooms on the first floor, accessed by a traditional wood and terracotta staircase in the front hall, which divides in two half-way up so that the main bedroom is on one side of the house, and the two further bedrooms share the other side. The master suite comprises a large sunny bedroom with an ornamental fireplace, an extensive walk-in closet, a large bathroom and access to the terrace that overlooks the garden. It is a lovely space and entirely private, although the terrace can also be accessed from the second landing. On the other side of the landing – or through the other half of the staircase – are two further bedrooms. They have been cleverly thought out so that each bedroom is entirely private, but they share a large built-in closet, a bathroom and a shower room. We can walk through the first bedroom, which faces the road and has a pretty (closed) fireplace, through the closet area to a modern bathroom, followed by an equally modern shower room and then the second bedroom, which has stunning views across the town and the countryside. This room opens onto a landing where there is a separate Wc and a door to the first-floor terrace, as well as the staircase to the ground floor. Second floor On the second floor of the house there is a spacious laundry and ironing room which was probably a maid's room in the distant past but has been completely updated. There is a large skylight and a porcelain sink, as well as a washing machine and closets. A second room here, also with a skylight, is currently used for storage purposes, but could easily be transformed into an office or games room. There is also a big walk-in closet for further storage. The annex From the minute we enter the house, our eyes are drawn to the huge picture windows and French doors leading to the terrace and the back garden, where tall palm trees frame a second smaller building the family call ‘the annex'. This stone building, which may once have been a stable for a wealthy family, now houses a large guest annex comprising a big living room and a bedroom with a private shower room, all beautifully renovated. On the lower floor of this building, we find a small storage room that houses the hot water tank for the annex, and a large open space under the stone arches now used for storing garden tools and wood. A carpet of pretty spring flowers grows all along the front of the guest annex, and at the end of the building a door in the back wall opens to reveal a second, wilder garden which also belongs to the property. This area has not been developed by the current owners, but it has some lovely mature trees and would be an ideal playground for children. The terrace This is the ideal place to relax after a long day at work or simply to relax and read a good book on a summer day. Entirely private, it is impossible to imagine that we are only steps away from restaurants, museums and art galleries. Here at Bliss We love the convenience of this house, the feeling of being entirely private but still able to just stroll down the street to a cozy restaurant or to see a play or a concert. The house offers a very comfortable lifestyle while at the same time it has a feeling of a country retreat once you are in the house, or out on the terrace or garden. It feels like a luxury to be able to offer separate accommodation to friends and family, especially given the quality of the guest quarters. The second, lower garden is an added plus where it would be easy to plant a large vegetable garden or orchard – or both – or just enjoy knowing you have all that green space, which is not easy to find in the centre of a provincial capital. Seamlessly blending old and new, this house really impressed the Bliss team with its beautiful renovation and respect for the original character of the property.

- This beautiful and historical building sits in the heart of Lectoure, one of the most beloved towns in Gascony, renowned for its wealth of shops, brocantes, and eclectic restaurants and tea-rooms. Lectoure is infused with life all year round, with a theatre, cinema and thermal centre, as well as a casino for those who fancy a flutter. This property sits in the heart of the historical centre of town with all its hustle and bustle, and yet provides a serene and tranquil home to its current owner, who has infused life into the property and much artistic flair respecting both the history of the building and the local architecture of Lectoure. The property is impressive in size, impeccably decorated with perfect colours throughout discreet chalky whites, creams and beiges. Subtle colours that capture the sunlight from the outside, and cast a magical hue as we glide from room to room admiring the period features. On the upper level at least, these feel in style more 17th and 18th century, with the old terra-cotta flooring, original fireplaces, high ceilings and tall windows. The foundations of the property, however, are very much rooted in the 13th century. Full details and more photographs on .

- Beautifully crafted renovation and curated gardens Overview We arrive at this property by driving up and up until we reach the top of a high hill with sweeping views over the surrounding countryside on three sides. Here we find a large stone 18th century property framed in gorgeous gardens and mature oak and cedar trees. The previous owners of this house only lived in a couple of rooms and left the rest, so there was work to be done when the current owners bought it. This house was their dream property they have put their heart and soul into the renovations and are only leaving due to unforeseen circumstances. It comprises a main house, an attached guest cottage, large barns and garages and over 6 hectares of parkland, fields and kitchen gardens, as well as a large pond. Ground floor This house hides its secrets well from the outside it presents as a classic substantial farmhouse, but as soon as we walk through the front door, we can see that the present owners have stamped their own personality and their esthetic on every aspect of the property. It is on the one hand sleek and modern, while at the same time retaining much of the original charm and character of bygone days. The combination of practical functionality and timeless elegance works very well, and the overall impression is of comfort and elegance. On the right-hand side when you walk into the house, there is a first large bedroom with a red-tiled floor, a large window, and an attached shower room & separate WC. This room would be ideal for guests who value their privacy, as it is separate from the rest of the house, or for a chambre d'hôte, as the glass door that connects the hall with the rest of the house can be locked. Past this bedroom, a clear glass door leads to the house itself, where the owners invite us into the spacious living room for a chat and a cup of coffee. With windows on two sides overlooking the gardens and beautiful parquet floors, this room sets the tone for the combination of classic and modern that we will find throughout the property. Behind the living room there is a second ground floor bedroom and a wide hall that curves round and opens to the dining room and adjacent kitchen. Here we really see the personality of the owners on display the dining room has light oak flooring and one stunning wall of mustard yellow. However, what really stands out is the huge mural of Vermeer's Girl with a Pearl Earing on the back wall. It is surprising but works well and adds an unusual layer to the area. It must definitely be a talking point for dinner party guests! Behind the dining room, and visible through large glass & iron windows, we find a modern, elegant and practical kitchen that would be a delight for any serious cook. It is filled with light, as there are floor to ceiling glass & iron doors on the garden side that echo the windows facing the dining room. A central island includes a stainless-steel sink, a wide counter for food preparation and extensive storage space. It faces the garden too, which makes washing up much less arduous. The owners have installed a big traditional gas range for cooking and there is a large open plan pantry on one side with room for just about everything you need in a kitchen. A door on the side of the dining room opens to a large, covered summer dining area behind it there is access to the laundry room, which also has a big ceramic sink and lovely view of the covered dining area and the garden. There is a large practical storage closet which also houses three hot water tanks. A door at the far end of this room leads to the back entrance to the guest cottage and provides access to the covered parking area at the back of the house. Next to the laundry room there is a good-sized shower room that serves the ground floor bedroom. It has a custom-made sink & vanity unit and a shower, and there is a separate Wc next door. First floor A traditional winding wooden staircase – with a wine cellar tucked underneath - leads to the first-floor landing, which is wide and extends to a window at the far end. Originally a classic configuration of two bedrooms on each side of the landing, this floor has been remodeled and now comprises two separate suites. On the right-hand side we find the parents' domain which comprises a large bedroom with two windows to catch the light at different times of the day. Chestnut floors and an original stone fireplace combine with contemporary colourways to make this a vibrant and attractive space. Behind the bedroom, what was once a separate bedroom with a wooden fireplace is now a dressing room, with an open-plan shower room and Wc. A large window overlooks the garden and here again there is a bespoke sink and vanity unit. On the other side of the landing is the second suite, comprising a large bedroom with lovely parquet floors, a dressing room, a shower room with three sinks and a separate Wc, all beautifully renovated and in perfect condition. Guest cottage The guest cottage is attached to the house but has a separate front door which opens onto a pretty hall painted in shades of dark grey and featuring a modern staircase and tiled flooring. It is a two-bedroom, one bathroom cottage, in pristine condition. On one side of the hall, we find an attractive and functional kitchen. There are fitted units, including an oven, microwave and electric cooker, as well as a dishwasher and washing machine. The units are all new and have been painted in an attractive cobalt blue. There is plenty of room here for a large kitchen table and chairs. On the other side of the front hall is the living room. This may originally have been the kitchen, as there is a stone sink in one corner and a large stone fireplace that is no longer functional but has been restored and fitted with lighting. The white walls and exposed beams give this room an air of more southern climes and the sofas echo the blues of the kitchen units. Upstairs, the floors have all been replaced and there is a large window facing the front courtyard. There are two good sized bedrooms in the bedroom on the right, the ceiling has been raised to expose the original wooden beams and there is a pretty iron rail on the windowsill. Next to the bedroom we find the shared shower room, with a shower, a sink and a Wc, with subway tiles on the walls. On the other side of the landing is the second bedroom, which also features high ceilings with exposed beams and a feature wall in soft grey. Here too, there is a pretty iron railing on the windowsill. It is possible to access the cottage from the laundry room of the main house, but this door can be closed and locked if needed. This is a totally separate property and can be used in a variety of ways. It would of course be ideal for those wishing to create some supplementary income by renting it out, but it would also be ideal for a large family who want to be ‘together but separate'. Gardens There are attractive ‘curated' garden areas on all sides of this property, featuring little stone walls, curling paths, and rambling roses and other flowers. There are flowering trees everywhere, as well as wide expanses of lawns and well tended paths. From almost everywhere in the gardens, there are far-reaching panoramic views across the countryside. Barns For anyone who is looking for large outbuildings in good condition, this is the house for you. There is a huge stable block at the back of the house, a large wine barn, an open hangar for storing tractors and cars, and a little building that must once have housed farm labourers and still boasts a big stone chimney. Behind the house a long private lane winds down the hill and through the fields of the property to a large pond where the owners enjoy alfresco picnics on lazy summer days. You can imagine hunting for mushrooms in the wooded areas or lighting bonfires on crisp autumn days, and this is the perfect place for a couple of horses or even sheep. Kitchen garden As a bonus to the already extensive grounds, the sale of this property also includes a well-laid out kitchen garden of over 4000 m², including a variety of grape vines, an orchard and a sturdy hen house with a fenced pen. In total, there are more than 200 fruit trees on the property, and two wells. Ideal for anyone who enjoys growing their own seasonal produce! With a sturdy stone wall along the back, built by the owners, and another 4000 m² of woodland, this is a definite advantage. Here at Bliss The owners have chosen bright modern colours and clean lines – there are no hidden spaces filled with spider webs here, everything has been carefully restored and is in wonderfully good condition. We love the juxtaposition of modern colours, exposed stone walls and original beams inside the property. On the outside, this is all about country living the gardens are gorgeous and extensive, there is plenty of room for horses and the kitchen gardens are enough to delight anyone who loves cooking authentic, organic food. Situated on a small country road, with only a local farmer in the vicinity, this property is totally private. We were very impressed with the sweeping views and loved the feeling of being on top of the world.
