- Untouched by time, this property sits in a quiet village in the south of the Gers. According to the dates inscribed inside the property, it dates back to 1783 on one side, and 1784 on the other. We enter the property through two large wrought-iron gates, with imposing stone pillars to each side. The road is very quiet, leading to a leafy residential area, and the traffic is of little if any consequence in this peaceful location. With 5000m² of gardens, the property has a typical Gascon appeal, with its imposing façade. The original windows are still in situ, a rambling vine heavy with red grapes hanging over the door-frame. The property was purchased by its current owners fifteen years ago, when the process of stripping back the inside began. The current owners tell us: “ We bought the property having fallen completely in love with its authentic features such as the original windows and sink, and its grand and magical staircase. Every inch of its surface area was covered in bright blue and brown paint. Even the wood had been treated with the same colours. These were stripped back to their original wooden frames and repaired. We then proceeded to gut anything from the inside that was not in-keeping with the period elements we wanted to preserve. We also loved the light inside the property. All the three large front rooms of the property have big windows outside. The location is perfect, being peaceful yet non-isolated for a property we would not be living in permanently, we liked the not too distant presence of neighbours in this sleepy location. At the top of the hill, we can choose to go right and explore the perfectly preserved Gascon dovecote: Set on tall stone pillars and topped by a tiny tower, this delightful little building has stood here for centuries overlooking the fields and woods laid out at its feet. Once we pass the dovecote, the road curves up to the left, past a charming formal garden surrounding a stone lily pond, a large stone barn and another smaller pond. We park just past the house, in a shady parking area with room for at least six cars and turn to view the house itself. We are faced with a substantial stone two-storey property with a large walled courtyard. The façade is in excellent condition and projects a real feeling of settled elegance. Large, white-painted wooden shutters frame each window and there are flowering roses on one side. The property is L-shaped, and until now several generations have lived here together, so at this time there are two separate dwellings, with connecting doors on both the ground floor and the first floor. The way in which the property has been divided makes it very easy to revert to one large family home. The house – part one The house is open to the gorgeous gardens from a number of the ground floor rooms and consequently there are terraces all around the house where the residents can choose to be in the sun or the shade, depending on the time of day and the weather. As the house is currently divided in two, we will visit the main house first, and then the adjoining, slightly smaller, living space. We enter through the front door to the main hall of the house, where the grandparents lived for many years. Here we find a stunning stone staircase with wrought iron balustrades that curve up to an open landing. The floors are beautiful, and the stone walls give this space a feel of stability and tradition that is emphasized by the huge tapestry hanging from one wall. From here we are drawn to the large living room which is a delight it features flagged stone floors, two large paned-glass windows, glass doors to the gardens, and a magnificent stone fireplace. This is the most elegant and formal room in the house, but it is also a very welcoming space. Past the living room, there is an attractive and cozy dining room with another stunning stone fireplace and a second door leading to the back of the house, where a hallway gives access to a Wc, a pantry, and an office. Here too, we find the attractive kitchen that has retained the original fired-earth tiled floor. The owners have painted the high walls in a matching burnt sienna colour that gives added warmth. There are exposed beams and exposed stonework around the windows and doors as well as the original bread oven and ample room for a large table that seats 6 or 8 at a time. It is a lovely room that embodies the image and the spirit of a traditional farmhouse kitchen. On the other side of the ground floor, behind the main staircase, there is also a large and very beautiful bedroom, accessed through a wonderful carved stone door. It has exposed beams, attractive ceramic floors and there is also the possibility to re-open a door to the main living room (this door has been blocked and the alcove used for shelving). On the same hallway there is a shower room, a bathroom and a separate WC. The laundry room at the end of the passage serves as a link to the second part of the house, where the younger generation has made their home. First floor As mentioned, we access the first floor by means of a beautiful stone staircase. On the right-hand side of the landing is a large room that has traditionally served as a playroom but could easily be put to good use as a bedroom or large study. At the other end of the landing, we access a pretty bedroom with a shower room and a dressing room or a child's bedroom in the tower at the end. This tower room is a great room for smaller children or visiting grandchildren or could be used as a private boudoir. In the middle of the landing, another door opposite the staircase opens to several large rooms set under the spacious eves, comprising a bedroom, a bathroom and a large library. There is also a large storage room. This is an area of the house that could be further developed if desired. The house – part two The second wing of the house has its own front door, although it can also be accessed from the other house both on the ground floor and on the first floor. It is smaller than the first wing and comprises on the ground floor a large living room with a stone fireplace, an attractive living room and a large modern kitchen with a pantry. We can access the terraces from all these rooms Upstairs there is a large main bedroom with panoramic views and private bathroom, two further bedrooms that share a bathroom and a dressing room. The grounds Flanked by tall poplar trees, a curving stone staircase topped by tall stone pillars, leads from the terraces surrounding the house down to the stone pond below. This is such a romantic and charming area, framed in part by an ancient stone wall and lined with carefully tended trees and ornamental bushes. The pond itself could be filled with waterlilies and goldfish to create the perfect garden retreat or backdrop for stunning family photos. Set just below the house, we find a substantial stone barn that is currently used as a workshop, and to house the tractor. It also houses the boiler room. The main entrance is through a large stone archway that adds a sophisticated touch to a very practical building. There is also of course the dovecote, set a bit further away from the house in the middle of a grassy area, and a recently planted orchard. On the other side of the house, and set a bit below the house for privacy, there is a large swimming pool. Here also, there are stunning views. An extensive woodland begins behind the carport and adjacent stone well. The owners have created several paths through the woods leading to a wide, flat field that is perfect for training horses and even has a lovely view. There is a lot of room for horses on the grounds, as well as a lake. Here at Bliss We adored the setting of this property it is without a doubt one of the most stunning gardens that we have had the pleasure to present. It is entirely private, surrounded by wonderful views, and conveys an extraordinary sense of peace rarely found, even in the Gers. There are many charming corners, both inside the house, and in the surrounding gardens, that can only be appreciated in person. We were also very impressed with the way that the owners have renovated the property to include many beautiful pieces of stonework that originally came from different locations in the area but appear to have always graced this beautiful house.

This room has one wall that is almost entirely composed of glass doors facing the pool area. All the windows have both interior shades and exterior electric shutters, all in matching shades of dark grey. The delightful main bedroom suite is situated just past the living area. A wide doorway opens onto a room that has been created specifically to meet the needs, and the design choices, of the present owners. Here, the ceiling and one feature wall are in warm shades of wood, and the flooring is light grey polished stone tiles. Once again, there is an entire wall of glass, giving a feeling of being in harmony with nature and the changing seasons. It is a bright and spacious room and the addition of a window facing the kitchen means that even if the owner is unwell, she can still participate in family life from her bed. A bespoke bathroom and dressing room have been created behind the bedroom, dominated on one side by the views over the gardens and on the other by the large walk-in shower. The room is completed by an elegant sink unit and an imported Japanese toilet that does all the things we have all been told it does! At the other end of the house, beyond the front hall, there is a practical laundry room, that also contains the hot water cistern and gives access to the garage and the carport. On this side of the house, we also find the three further bedrooms. The first of these has a private shower room, a walk-in closet and French doors opening onto the terrace. There is a separate toilet in the hall, and the two further bedrooms share another beautifully appointed shower room. All the bedrooms have a view over the pool and the gardens, as well as direct access. Terrace & pool One of the most stunning features of this property is clearly the 200 m² terrace the bespoke tiles in swirling blues, greys and light browns give the impression that the swimming pool set in the middle is floating in a warm sea. - Location In the heart of the Ténarèze, in the north of the Gers department, well known for its Armagnac, the oldest eau de vie. It's also the land of the cadets of Gascony, the most famous of whom is undoubtedly d'Artagnan. Within easy reach of the cities and airports of Bordeaux and Toulouse (1 hour 45 minutes), and less than an hour from Agen and its Tgv station. Everywhere you look you'll find villages full of character, some of them listed as among the most beautiful villages in France. A small path shaded by old oak trees leads to the property. Immediately on the right, past a huge hundred-year-old oak that seems to guard the grounds, the estate and its majestic tower come into view. PRESENTATION I, Chevalier Jean de Gascogne, invite you, citizens of the modern world, to follow me to the land of my ancestors. Here we are on my almost 30 hectares of land made up of vines, coppice, moorland and meadows. My ancestors decided to settle here, very close to a small ancient and medieval town that had to be defended. So, in the 15th century, they built this architectural gem! A rectangular, three-storey building made entirely of stone, wood and cob, it is a rare and perfect example of what is known as a Gascon fortified room. Some would call it a watchtower, because its dominant position allowed it to observe and protect the pretty village that was to become the first Gascon bastide. The tower is crowned with hoardings, a corbelled construction that allowed all kinds of objects or liquids to be thrown at potential attackers from above. In the early 16th century, openings were made to let in more light. Rest assured, my tower, although defensive, offers breathtaking panoramic views from several points! 360° views over the surrounding countryside! Windows onto the rolling hills of my native Gers, which so many people love to immortalise on postcards, or to be even more modern, what our young ladies and gents might call ‘Instagrammable' landscapes. My tower certainly suffered during the Wars of Religion when Montgomery's troops passed through, as they did throughout the region. The two wells on the property and the silos filled with grain on the ground floor, in what was the guard room, enabled my ancestors to hold out during the sieges. I myself worked hard, with the help of one of my friends, to save my tower. The restoration of the roof and the corbelling in 2006 earned us a Heritage Award for its preservation. The years have gone by, and we're now in the 21st century, with its overcrowding and concrete, where space is becoming a luxury because it's almost impossible to find. On my land: space, light, blonde stones that reflect the sun like nowhere else! There's no noise or visual pollution, just the chirping of crickets, birds and the occasional frog in the little pond, offering their courtship to anyone who enjoys observing nature. THE 15Th-Century TOWER The south door opens onto a room that was once the guards' quarters. The first floor, with its mullioned windows, was reserved for the nobility. A beautiful monumental fireplace where more than one boar and poulard must have roasted! On the ground floor, we can still make out the grain silo openings. A dividing wall separates this entrance from another room, which houses the staircase to the first floor. A beautiful south-facing arched double door brings a great deal of light into this space. We can also make out an old opening to the north, now closed off but easily reused. The first floor features the same layout as the ground floor, as well as a second large stone fireplace whose lintel has been restored. On the second and final level, we find the place where the town's protectors kept watch for any attackers. It's an incredible vantage point, with a breathtaking view! The framework and roof have been completely redone, under the supervision of a heritage architect, for which we won a prize awarded by the Société Arquéologique du Gers. This is also the largest level, thanks to the corbelling, which rests on the original stone corbels, as can be seen from the outside. THE Eighteenth-Century HOUSE Next to the tower is a single-storey house dating from the 18th century. The year of construction, 1768, is still engraved in stone above the door. This building, as the saying goes, is ‘in its original state', which will allow the future lord of the manor to put his personal stamp on it without having to demolish an unfortunate restoration. It too has retained its fireplace and beautiful beams. But yes, I admit it, the person to whom I pass on the torch will have to love stone and history, but also major works!
