This comprises a stone built two-storey barn set in its own land. There is also a small single-storey barn 7m by 10m which is in poor condition.
The property is near the top of a very gentle hill and gives views over the rolling countryside. The countryside has plenty of woods and hedges and is mainly used for pasture.
The barn is in the hamlet of Le Courtioux which is near to the small village of La Buxerette. This has a bar/restaurant and a small Mairie. This in turn is 8km (5 miles) from Aigurande which has two supermarkets, builders merchants and the normal range of facilities found in a small French town (including free parking). A much larger town, Chateauroux, lies about 40km (25 miles) to the north of the barn where there is a small airport. The main airport for this region is in Limoges which is less than two hours drive away. The nearest main railway station is about 30km (18½ miles) away in Argenton.
The main barn:
This is a traditional stone barn used for keeping cattle and storing fodder and also contains two ground floor rooms at the front. One room is the living room which has the original quarry tiled floor. It has a new oak ceiling, two new windows and two of the walls are of exposed stone. An internal door is yet to be fitted. The other room has a new external oak door and can be used for storage.
Three other external doors have recently been fitted, but the barn still has its old 3.6m by 3.6m door which was used by hay wagons. Zinc gutters were fitted to the eaves in 2006 together with underground drainage pipes to the road ditch.
Certificate of urbanisation:
The certificate number is zero three six, zero two eight, one six, S0001 (this site rejects several numerals). (Planning permission was obtained to build a three-bedroomed house in half of the barn, but this was not built. The purchaser will need to apply for planning permission to suit their own design.)
The property has direct access onto a quiet public road. Mains water and electricity are available within the barn and there is a toilet discharging into a fosse septic which was installed in 2005. There is also a well.
The small barn:
The roof needs replacing and part of the front wall has collapsed. The gable wall though has recently been repointed. Subject to obtaining planning permission, this could be converted into a separate small gite.
Reason for sale:
We love this quiet spot in the middle of France. The countryside is beautiful and our neighbours are very friendly. We chose this large plot site thinking of a retired life of self sufficiency. However we now have too many commitments in the Uk - including ten grandchildren.
