The house is located in Saint Patrice, a village in the heart of the Loire Valley, mid-way between Tours and Saumur, just 5 miles west of Langeais and 7 miles east of Bourgeuil, a market town famous for its red wine The property is less than a mile north of the river Loire
Rail Connections To Nantes And Tours/Paris
Saint Patrice has a railway station on the Tours-Nantes line and Tours is 20 miles to the east. From Tours you can catch the fast tgv train direct to Paris in 57 minutes, so Paris is accessible for day trips or even commuting.
In A Village But Totally Private And Not Overlooked
A 6ft high wall borders the property and garden from the road running through the village. Access to the property is via large metal gates opening onto a private driveway which leads up to the property.
Ground Floor
Hallway
Entrance to the house is via 3 large stone steps through double half-glazed doors. This leads into a large hallway with double wooden doors on the left to the reception/dining room and double wooden doors on the right to the lounge. At the end of the hallway is a wooden staircase leading to the first floor.
At the foot of the staircase on the left is a passageway which leads into the reception/dining room with a door on the right into the kitchen.
The hallway is tiled throughout and these tiles extend into the reception room.
Reception/ Dining Room 56 square metres
The floor is tiled throughout. On the left wall, as you enter from the hallway, there are two large double windows which are west-facing and look out over the stone fountain at the front of the house and the 17th-century cottages. On the right-hand wall at the far end of the room, there is a large picture window which looks east into the walled kitchen garden. On the far wall facing you as you enter the room, there is an attractive 17th-century fireplace. To the left of the fireplace in the top left-hand corner of the room, there is an arched wooden door which leads into the cottages. To the right of the reception room, there is a passageway to the kitchen and the hallway.
South Facing Lounge 40 square metres
Entrance to the lounge is via double wooden doors on the right in the hallway. As you enter this room on your right there is a double window facing west and overlooking the fountain and the lawned area at the front of the house.
Also as you enter the room, facing you is a wall with two double french windows looking south over the lower garden. Although the windows are floor to ceiling you cannot exit to the garden as there is a drop of 4 ft to the garden! It would, however, be relatively easy to create a raised wooden outside terrace with steps leading down to the garden enabling you to access the garden from this room. The room is carpeted throughout.
Kitchen 14 square metres
The kitchen can be accessed from a passageway off the reception room and the hallway. There are an electric cooker and double sink on the left together with a large fridge-freezer and on the facing wall, there is a work surface and two french windows leading out into the walled kitchen garden. In the middle of the kitchen is a table which can seat 6 people. The floor is tiled throughout.
Downstairs Toilet 2.5 square metres
The downstairs toilet is accessed by the side of the stairs and has a small window overlooking the walled kitchen garden. The floor is tiled.

Kitchen Walled Garden
The kitchen opens through glazed double doors into a walled kitchen garden which receives the morning sun so is ideal for enjoying an alfresco breakfast. The surface is stone pebbles.
From the kitchen garden there are steps leading up to a wild wooded area from where you can walk into the forest. Steps also lead down through a wooden gated archway into a barbeque area which is on the same level as the front entrance to the house.
Attached 17th Century Cottages
Attached to the main house are two 17th century cottages, both of which are two-storey with electric and water already connected to the ground floors. The cottages are currently used for storage but both could convert to gites.
Each cottage has its own front door and two windows on the ground floor facing south.
Cottages Ground Floor
You can access the ground floor of the cottages from the main house, there is an arched door to the left of the 17th-century fireplace in the main lounge/dining room.
You then enter the first cottage which has a concrete floor and plastered walls, we use this as a storage room for garden furniture etc. There is a sink in here with a tap and a power socket. This cottage has a glazed door facing south and leading on to the lawned area and fountain in front of the house. There are also two small windows overlooking the same.
A door at the far end of this room leads into the second cottage which houses the ancient oil fired boiler and is currently used as our wood store. We haven't used the oil fired central heating system for years as we rely on portable electric radiators in winter.
This room has an original 17th century tiled floor and the walls are a bit more rustic in stone.
This cottage, too, has a glazed door facing south and leading on to the lawned area and fountain in front of the house. There are also two small windows overlooking the same.
Attached to this room, but not accessible from the room, is the garage which can be entered via a barn door which you can see on the attached photos. You can get a couple of cars in this garage together with a sit-on mower and bikes and tools etc. At the end of this building, there is an up and over garage door for car access next to a small terraced garden.
Cottages First Floor
The first floor of the cottages can be accessed, via stone steps alongside the terraced garden, through a door which leads into the second floor of the cottages above the garage.
From here you enter into a room above the garage, with a south-facing barn window, unglazed but with a wooden shutter. The floor in this room is not tiled and the walls are all the original exposed stone.
This room leads via a doorway, without a door, to the next room over the second cottage where the floor is original 17th-century tiles and the walls are again exposed stone. The roof beams here are exposed too and in good condition. There is also a south-facing barn window, unglazed but with a wooden shutter
There is another room beyond this but there is no interconnecting doorway and to access this you have to use step ladders and enter via the front of the cottages via a barn type window.
The cottages would potentially convert into 2 independent gites, each with two bedrooms, for holiday rentals. Access to the first floor of each cottage could be enabled by erecting staircases in each cottage
Double Garage
Adjoining the cottages is a double garage which is the only part of the property that you can see from the gates by the road at the bottom of the driveway. Pedestrian access to the garage is via a barn door which you can see on the photos. Vehicular access is via a large "up and over" garage door on the side of the garage by the terraced garden.
Main Garden
The main garden can be accessed from concrete steps facing the south-facing windows of the lounge as well as the driveway which leads up from the front gates to the property.
In the main garden, there are several mature fir trees over 80 feet tall as well as various fruit trees including; apple, pear, damson, fig and plum trees.
On the west side of the garden is a tall 20 feet high wall which borders the neighbour's property a former nursing home but now a private residence. The wall is owned by the neighbour so there are no potential maintenance problems!
There is also a substantial piece of land to the left of the driveway which has been left wild but is gradually being tamed! This is bordered by a laurel hedge which is the border with our neighbour's driveway leading up to the Orangerie which is to the rear of our cottages.
Forest Backdrop To The House
The backdrop to the house is the forest of Rochecotte so the setting is rural even though it's in a village, and birdsong is omnipresent. Immediately behind the property, the forest is a natural habitat to all forms of birdlife as well as deer and wild boar and can be accessed directly from the kitchen garden.
Ideal Location For Visiting The Loire Valley Attractions
The property is ideally located for visiting many of the major attractions in the Loire Valley; Langeais, with its chateau, cafes, restaurants, shops and Carrefour supermarket is 5 miles to the east and the wine/market town of Bourgueil is 8 miles to the west with its traditional market place, cinema, supermarkets, cafes and restaurants, etc. Azay le Rideau, Chinon, Saumur, Villandry, ( with its world-famous chateau and gardens) and Fontevraud Abbey are all within 30 mins
drive.
Village Facilities/Amenities
In the village, there is a boulangerie and a cafe/bar restaurant as well as the sumptuous 4* hotel, Chateau de Rochecotte, with its superb restaurant and terrace bar open to the public. There is also a small village school and a Mairie.
History Of The House
During the 2nd world war, the French Foreign minister was based at the
house and apparently the "Treaty of Versailles" was kept here so the house has some history!
