A much loved renovated stone house on the edge of a peaceful village just a four minutes away from a small town with all amenities, doctors, pharmacy, bars, restaurants, supermarkets, schools etc.
We have had this home for 13 years now and what attracted us to it was the location, set in beautiful rolling countryside not far from the Brenne National Park
The A20 autoroute is about 10 minutes away with Limoges airport just 50 minutes. You can be in Paris in 3 hours and Calais is a 6 hours drive. Apart from the many lakes in the Brenne National Park there are also many fishing and swimming lakes close by within 5 minutes by car.
The house is in a small village at the end of a quiet lane with no passing traffic and you enter from the front door into a large dining kitchen of 27 square metres with newly tiled floor. The recently renovated fully fitted kitchen includes a five ring gas range cooker with two ovens.
The utility area has plumbing for a washing machine and tumble drier.
The black stone sink has a built in waste disposal unit and a filtered water tap. There is also an upright fridge freezer next to the sink unit.
From the kitchen you enter an L shaped lounge of 31 square metres which has another small dining area and a fireplace fitted with an inset wood burning stove. A wooden staircase leads up from the lounge to two bedrooms and a large mezzanine area. All rooms have electric radiators as backup heating.
There is a double satellite connection in the lounge which just needs a Freesat or old Sky box to pick up and record Uk television channels.
Just off the lounge there is a large newly renovated bathroom with full sized corner bath an a separate walk in Italian style shower.
There is a downstairs bedroom accessed from the lounge which has been mainly used as a store room and will need decorating. This also has a separate access from the outside.
Upstairs there are two double bedrooms, 10 and 12 square metres and a mezzanine area of 16 square metres which is currently used as an office but could be used as a guest bedroom, nearly new bed settee is included.
One of the bedrooms has a satellite connection point which will receive Uk television channels.
From the landing there is a walk in wardrobe and a washroom/toilet.
There is a loft space which can be accessed from a door on the mezzanine.
At the rear of the house is a recently constructed oak framed tiled terrace which runs for 3/4 quarters of the length of the house providing much needed shade in the summer.
There is a lockable storage area at one end of the terrace of 8 square metres which is large enough for all of the garden furniture, Bbq, bikes etc.
The terrace looks out onto the private, (not overlooked) and very sunny garden which is mainly lawn and with many fruit trees including figs, cherries, apples, pears, walnuts, damsons and plums.
At the bottom of the garden is a small nature pond which attracts a wide variety of wildlife. At the side of the pond you have more fruit bushes and a large shed of 16 square metres, the petrol lawn mower is included.
There are lovely views from the garden over the surrounding country side and a gated gravel drive with private parking.
There are no additional agents fees and sensible offers will be considered.
