Les Eyzies is a lively village and popular with tourists. It is in a beautiful part of the Dordogne in the Vezere valley and is the centre of pre-history with the national museum in the middle of the village. Perigueux, the administrative capital for the Dordogne, is about 45 minutes by car and historic Sarlat is only 20 minutes away. Bergerac airport can be reached by car in less than an hour. The Vezere and Dordogne valleys are beautiful and full of history and amazing chateaus.
Our house is on the edge of the village on the D47 road which goes to Sarlat. It is a 10 minute walk to the centre of the village where there is everything you need – market, shops, bars, restaurants, hotels, post office, bank, school, doctor, chemist and a train station. The train line goes from Agen to Perigueux with links to Bordeaux, Limoges and Paris.

The remaining furniture in the dining rooms is available for sale separately if required. The furniture (couch, armchair, coffee table and side table) in the living room and the bedroom furniture is not for sale nor are the carpets in any of the rooms.
Most of the house was constructed during the period 1988-95. Prior to that there was a small single storey building there. The previous Dutch owners, who bought the house in the 1980’s, transformed it in stages into what it is today. We have the architect’s plans and the planning permissions. Everything is in very good order. The house keeps cool in hot weather and is warm in the winter – especially with the wood burning “insert”. Apart from general maintenance, we have done several things to the house since we have been here – installing double glazed windows on the ground and first floors, enclosing an external passageway to create a garden store, installing a new internal door between the hall and living room, cleaning and treating the roofs, installing a heated towel rail in the shower room and planting a new ornamental hedge along the front terrace. The covered terrace has just been renovated and repaved. The larger outbuilding has been completely renovated in 2017. Both outbuildings are secure,
Everything in the house is electric and there are thermostatically controlled radiators in every room. In the winter, the log burner is very effective especially as it is the centre of the house. The electric water heater is located in the “cave” below the house and is on a timer to take advantage of the lower tariff periods. The “commune” has installed mains drainage in front of the house and the house has been connected. There are two large storage areas for logs below the front of the house.
The garden is about 2000m2 and is terraced at each level. There are pathways and steps which take you from one level to the next. At the top is a limestone cliff against which there are two troglodyte houses (both have been restored). The smaller restored one is a single room with electricity only and is used to store garden equipment, the larger is for storage with no electricity. The terraces have rough grass and lots of wild flowers in the spring and summer. There are lots of trees including some fruit trees. It is a “woodland garden” not a formal one. The woodland to the west of the property is owned by the state as it is part of the Font de Gaume caves. Beyond the cliff to the rear of the property is privately owned woodland and to the other side is a privately owned house. In front, there is farmland and some houses on the other side of the valley. The house is west facing and in the summer gets sun on the terrace from about 10.30am to sundown. The large covered terrace is very useful for shade on hot sunny days. There is plenty of external lighting on the terrace and around the house. There is also a lovely sunny terrace at the top of the garden with splendid views across the valley.
The house is on the main road from Les Eyzies to Sarlat which does get busy in the holiday season – the area is very popular with tourists!! However, the proximity to the village and all its amenities is a real bonus with excellent restaurants and bars within walking distance. The house has been priced to reflect its location and in a more isolated location it would probably be at least 100,000 euros higher.
The interior space works very well – the main living area is completely open plan and the high ceiling makes it look and feel very spacious. There are built in audio speakers and the acoustics are excellent. The kitchen is compact but well designed and there is a surprising amount of storage space. There are large built in wardrobes in all the bedrooms with solid oak doors and traditional handles/hinges etc. All the floors have marble tiles to keep the house cool in the summer. The Dutch owners spared no expense on modernising and fitting out the house.
The apartment beneath the terrace has its own entrance at the road level (and has letting potential) and has a large room containing two single beds with a separate shower room, fitted and equipped kitchenette and toilet. The apartment is currently furnished with an armchair, small table, bookcase and clothes chest. The apartment is in need of some renovation (paint and plaster).
The large double garage has power and lighting and there is an outside tap nearby.
