Property summary
Beautiful character house with barns and land
Rare large detached stone facade family home in idyllic countryside in the Auvergne, with several barns and up to 2 ha+ of land negotiable.
This large luminous house in the Livradois Forez, in Haute-Loire, offers many opportunities: from a permanent family home to a summer/winter second home, with added potential (e.g. Tourism/Gites, bed and breakfast, café, horses/equestrian base etc.) with 5 barns and land for potentially more (2300m² of garden with possibility of more: up to several acres/2 hectares +) and a large attic that can be converted into separate living accommodation.
The village of Chassignolles features in many international media (see links at the end) as a rare jewel of calm. Its famous Auberge (less than 1km away) has world renowned acclaim for its food; and the towns of Brioude and Issoire are the closest for medical, shopping and other facilities.
The entrance of the house opens into a small alcove, then gives onto a large kitchen of 28m² plus back utility room with adjoining toilet and wash basin. Ground floor: a large luminous living room/dining room of 58m² which gives directly onto the garden via French windows. In addition 6 more windows give all-day light on 3 sides of that room which also features two chimneys: an open fire (with heating radiator for rooms upstairs) and a 12Kw Supra woodburner which substantially heats all the ground floor. Great room for entertaining!... With a built-in bar with sink and direct access to the terrace with beautiful views (village church and castle).
A nice wooden staircase gives access to the first floor consisting of 4 bedrooms, 2 bathrooms and a dressing. Continuing to the top floor, there are 2 bedrooms under the eaves, a toilet and shower area, a play area of 26m² and a large luminous room in the attic (with 3 windows + 2 velux) to develop into 2 further bedrooms or to complete as a living room/kitchen area (plumbing/drains ready) to make separate independent living space on the top floor if desired.
The gardens at the front and side offer great hospitality and family areas for children and guests. 2 gazebo areas next to the house, a children’s tree-house, swing-set and a built-in bbq area. Possibility of acquiring a large orchard at the front of the house (two dozen apple, plum, cherry and walnut-trees; and many thornless blackberries and raspberry plants) etc… There are sources on the property and a small seasonal stream at the end of the garden. An additional source is next to a built chicken-coop on the land.
The 5 barns offer many possibilities, with independent access from the outside to all; and a connecting door via the kitchen enables access to the ground level. The largest of the two upper level barns has a sliding door large enough for a car/lawn-mower, tractor etc. There is a connecting internal stairwell to the lower barn. The final upper level barn has large double barn doors and could also host a car/tractor.
The house is on the edge of a hamlet overlooking a village, surrounded by the Livradois Forez Natural Park, the property offers a rare oasis of calm, at 980m in altitude in the Massif Central mountains: rare unpolluted beauty, clean air and tranquillity. The front of the house faces south/south-west with a long terrace and south-facing garden; ensuring sunlight in the house all day round. The area is hot in summer (nearby swimming lake at 6km) and gets snow in winter months. Surrounded by winding paths throughout the forests and mountains, the property is 90 minutes drive to ski slopes of Superbesse, Mont Dore or SuperLioran ski stations; and is a renowned paradise for mushroom-pickers (ceps, girolles etc.)
