Property summary
This spacious individual stone-built family house with beautiful views was built in the 1960s and sits in its own enclosed grounds. It currently has 5 bedrooms ( 2 en suite), a double sitting room, a dining room, a kitchen/living room, a separate bathroom, 2 WCs, a study, a utility room, a cellar and 2 garages. It is set in secluded grounds of approx 5,000 square metres, including a stream with pond, wooded hillside, terraces, lawns, and open air parking for 4 cars. Central heating is provided by an Okofen wood pellet boiler which is fed automatically from a 4 tonnes silo in the cellar. In addition, there is a wood stove in the kitchen and a wood insert in the sitting room. The house is double / triple glazed throughout.
There is the potential, subject to planning permission, to add 2 further en suite bedrooms in the significant loft space so conversion to provide extra guest accommodation for a bed and breakfast business should not be ruled out.
The sitting and dining rooms face south while the kitchen faces east.
Much of the furniture will be available to leave, if required.
The house is situated on the outskirts (5-10 minutes walk to the centre) of Arrens which is situated at the head of the beautiful Val d’Azun. Arrens has a small well stocked supermarket, a post office, a bakers, a delicatessen, a part- time butchers, a junior school, parks and a bar/restaurant. The village is also home to the Tourist Information Office for the Val d'Azun. In summer there is a twice-weekly market and an open air swimming pool. Meat, cheese, honey and jam can be purchased from local producers.
The village is on the route of the long distance waymarked footpath, Gr10 and has walking access to numerous delightful mountain hikes. In winter, the ski resort of Bareges / La Mongie (69 pistes) is reached with a 45 minute drive, and the snow parks of Soulor and Couraduque are about 15 minutes away. The roads are mainly quiet and cycling is popular. Arrens sits on the famous Tour de France climb of the Col du Soulor and Col d’Aubisque. Other famous routes such as the Col du Tourmalet, Hautacam and Luz Ardiden are also nearby. There are also numerous Vtt cycle routes.
