Property summary
Constructed of granite (typical of this area of Normandy), the longère-style building comprising a house and attached gîte is wrapped around by pretty ½ acre gardens, part of a small hamlet in a rural location just a 10-minute drive to local amenities.
The main entrances to the house and gîte are at the rear of the property which is south facing (with all-day sun) and overlooks an apple orchard.
HOUSE:
Ground Floor: Enter into a large living area with granite fireplace and woodburner to one side, flowing into the dining area and fitted kitchen on the other (44m2). Step from the kitchen into the conservatory/sun room (9.9m2) with doors out to the patio/terrace.
First Floor: A staircase leads to the landing with two double bedrooms (13m2/10.5m2) one with fitted wardrobes, plus a single bedroom or office/study (6.5m2). There is also a family bathroom (5.1m2) with bath, shower (over bath), and toilet.
GITE:
Ground Floor: The gîte has its own entrance leading into a tiled porch (2.3m2). Through the right-hand door is the semi open plan, split level fitted kitchen and dining room (20.9m2). The left-hand door leads into the spacious living room with granite fireplace and woodburner. It has some nice insets in one wall, discovered during renovation work by the current owners who have made features out of them through clever use of lighting. A staircase leads to the first floor.
First Floor: The landing leads off into a spacious double bedroom with en-suite toilet and wash basin (20m2). The current owners have made a feature of the granite chimney breast, and there is a cosy corner with a unique, custom-made inset bookcase made from New Zealand rimu wood. Bedroom 2 (8.8m2) overlooks the rear garden. On this level is also a shower room (6.3m2) and separate toilet with wash basin.
There is an interconnecting door between the house and the gîte which means the property can be used as two separate houses or opened up into one huge property for those large family occasions, with two kitchens, two dining rooms, two living areas, and so on!
The gîte – which has never been used - has been totally and tastefully renovated by the current owners with new insulation, floors, walls, electrics, pipework, etc., and a new fitted kitchen. There is some cosmetic work which they are continuing to complete.
Outside:
There is a detached single garage with handy additional storage space and attached woodstore area, plus a shed/utility room (with power) attached to the house.
The rear garden is laid mainly to lawn with a few trees (pine, silver birch, Japanese acer) plus fruit and nut trees (fig, blackcurrant, cherry, pear, hazelnut). A pretty wisteria plant clambers over a wooden frame over the pathway to the entrance door.
The front garden is also laid mainly to lawn with a small pond and several fruit trees: cider apples (also typical of the area), cherry, and a prolific damson tree. There is year-round colour: yellow broom, pink and white apple blossom, purple rhododendrons, pink Flamingo willow, deep green laurel hedge.
The gravel driveway is bordered by oak trees and a recently planted hazel hedge.
A 1999 Renault Kangoo 1.9 diesel van (French, left hand drive, with current registration and Ct) is included in the price. Some furniture is also available by negotiation.
