Situated in a small village in the Haute Pyrenees 15 minutes from the large town of Lannemezan, 30 minutes from the county town of Tarbes, 40 minutes from Lourdes airport and 80 minutes from Toulouse airport. Many major ski resorts are within 1 hour of the property.

All external walls and the complete roof space have been fully insulated and the property benefits from recently installed fibre optic cable so has very high speed broadband connection.

The village of Monlong already has a post office and shortly will have a restaurant and coffee bar with a small village shop. Castelnau Magnoac with its shops, pharmacy, doctors surgery and Saturday market is just 10 minutes away.

Ground Floor

To the left of the landing a Georgian panelled door leads into what is currently used as an office which has double doors leading on to its own small balcony. To the right of the landing is a further corridor with access to Bedroom 1 and at the end of this hallway is the shower room. Also here are the stairs leading to the loft.

From the hallway a door leads into the library which connects the old house to the more recently built annex that houses a further three bedrooms and a Wc with washbasin.

The large bedroom to the right has French doors leading onto a balcony which extends to two sides of the room and it also has a large window.

Loft Area

Stairs from the first floor landing lead to the enormous loft which stretches the full length and width of the house. Walls are 1.63 metres high so it could easily be converted to provide more accommodation. It is light and airy and fully insulated.

External

The property is fully enclosed with fence, wall and hedge and has two large wrought iron gates. All the original shutters are under renovation. Most are already Provence Blue and the remainder will be finished by mid March 2023.

The garage is very spacious and also benefits from a purpose built shower, very handy after doing gardening. The garden is compact and private and easily maintained. At the end of the garden is a paved patio with a small above ground pool. Then a raised level with a block built annex with a tiled roof that is currently used for storing garden tools.

Central heating is currently oil fired but will shortly be replaced by a heat pump. Windows and external doors will also shortly be replaced by high quality double glazing.

The recently performed diagnostic shows a current energy and emissions rating of E on both. Already very good for a house of this age, however, the installation of the heat pump and double glazing will raise these levels to A on both counts as is shown by the final two photographs.

La Cassoulere was run for several years as a B&B and could easily be used for this purpose again.
