Property summary
The front entrance of the house is accessed from the street via a new, solid oak door entering into the kitchen dining area. The kitchen has been recently refurbished with quality finishes. Tiling has been professionally done with travertine style tiles and the kitchen units are attractive oak and well finished, with marbled beige granite worktops. The splash back is clear glass and the choice of tiles, cabinets work top and splash back blend aesthetically with the natural stone of the walls, period features and oak beams. The kitchen has a half paned wooden door which leads out onto the terrace, which has ample space for al fresco dining, a Bbq and an area to enjoy the outside. Opposite these doors is an attractive custom made wooden staircase leading to the first floor.
Six steps lead from the kitchen/dining area into the ground floor bedroom, bathroom, shower room, boiler room and walk-in in closet. This level has underfloor heating plenty of light from the large windows and the same tiles as the kitchen area. The traditional wooden beams and ceiling make this an extremely attractive and large bedroom or study.
The shower room has an enclosed W/C, with the same travertine type floor tiles, which are continued on shower room walls.
The boiler room houses the Viessman boiler, which is modern and in good order. There are cabinet doors which provide access to the oil storage tank. There is plumbing in the room for a washer/dryer.
The first floor is accessed by a local custom made traditional wooden staircase from the kitchen onto a landing that leads to a large attractive salon. The salon has a grand stone fireplace with an oak surround. It has a cast iron wood burner. The walls have been painted and plastered and the ceilings have plaster board between the beams which have been painted white like the walls provide plenty of natural light, from the large double glazed wooden windows.
Adjacent to the salon, via the stair landing are four oak steps which lead to an annexe, which has two good sized bedrooms, a second shower room, a separate W/C and a storage cupboard. All are accessed off the corridor and have matching oak doors.
Cazals is a medieval bastide town, with a large central square, that hosts a very popular Sunday market. It is popular with French, Belgian, Dutch, English and Americans. It has a large lake, 2 schools, 2 bakeries, a supermarket, a butcher, numerous cafés and restaurants, a pharmacy, bank, doctor's office, and other small businesses.
It is well situated, being only 15 m minutes from the Dordogne border and close to the 200 Malbec wineries of the Lot valley as well as the famous, Caves, castles and both the Lot and the Dordogne rivers. It is a popular tourist venue and as well as being a permanent residence, would make a wonderful pied à terre in this region, or used as a mixed use holiday home and gîte (for part time income in this very desirable town).
The nearest large town Gourdon is 18 minutes away, which has most of the services of a modern town, including 4 supermarkets, a hospital, clothing stores, retail outlets and a good number of restaurants, bars etc. It is 1 hr 10 minutes to Bergerac airport and approximately 1:45 h from Toulouse airport.
