I am pleased to offer for sale this water mill in central Brittany which sits in a picturesque location on the river Blavet. Its outside terrace offers the opportunity to enjoy summer evenings to the sound of water flowing over the adjacent weir and you might even be tempted to dip your toes in the water. The main entrance door – double-glazed and installed in 2021 - opens into a good size hall and stairwell with a solid wood staircase to the first floor. To the left, a door opens into the lounge / dining room of around 31m² with its ceiling beams, some exposed-stone walls and a built-in wood-burning fire and from here an open archway brings you into the fitted kitchen of approximately 17m² with oak furniture. The ground floor also features a good size workshop and storage facility which includes a dry toilet and from here, a staircase descends to another impressive space at basement level which includes a shower room, a wine cellar and even a crêperie. The basement has access doors to the riverside gardens and to the terrace.

On the first floor you’ll find four bedrooms and a bathroom with oval bath, twin wash basins and a bidet and there is a Wc. The principal bedroom has an open fire which is not currently in use but could be brought back into service if required. Another of the bedrooms has a small balcony opening onto a river view and a staircase to a small mezzanine. In addition to the bedrooms there is a linen room which could serve as an office for example.

A trap door with a folding ladder gives access to a loft storage area which offers around 15m² of space above standing height of 1.8m with additional floor space below that height.

The property benefits from a separate garage which is situated on the other side of the road, behind which there is a further garden / vegetable-growing area with a chicken enclosure.
