Property summary
A beautiful town house, probably one of the finest in Civray, comprising 6 bedrooms, 3 reception rooms, dining room, kitchen, scullery, central heating, mains drainage, walled, private garden as well as a garage that can house two small/medium cars. It offers great potential as a boutique B&B/chambres d'hôtes (as there is plenty of space to install additional en-suite bathrooms), family home or second home. In excellent condition throughout.
A walk-around video of the property is available upon request.
The property has reasonably low outgoings in terms of heating/electricity benefiting from a dual heating system of either the log burner/boiler, or oil-fired central heating. It also has some super outbuildings and a cave and is located just 150 metres from the centre of this historic town and a gentle walk to the River Charente.
The property comprises:
Entrance hallway 2.1 x 12 mt, Parlour 24m2 with wooden floor and marble fire surround, French door to lounge overlooking the garden (25m2). This has a log-burner in an imposing fire surround, as well as 'vintage' style radiator, and French doors lead to a shady terrace area overlooking the pretty garden. There is a library/study of 22m2, incorporating beautiful cherry-wood cupboards. A paneled door leads to the dining room 20m2, with large windows to front, tastefully furnished. From there you enter the former scullery, now a laundry room housing the wood-burner and central heating boilers, an original flagstone floor, plumbing for washing machine and dishwasher. Door to a large kitchen (20m2). With 2 useful pantries and views over the garden. It is believed the scullery formerly formed part of the servants quarters as from there there is a second staircase leading to a servant's bedroom. This could now form owners' quarters if desired. There are five further spacious bedrooms, one with en-suite but plenty of space to change the large dressing room between two of the bedrooms to a 'Jack and Jill' bathroom or to convert one of the other bedrooms to a further en-suite bathroom. The bedrooms all have oak or chestnut floors and vintage-style radiators in keeping with the property.
Bed 1 rear, ensuite shower and basin 24m2 (room to install Wc if desired).
Bed 2 front 24m2 with stone fire surround.
Bathroom with bath/shower over, loo, bidet.
Bed 3 front 23m2 with marble fireplace and hearth, this leads to the dressing room that incorporates a 'safe-room'. This could be converted to a bathroom between bedrooms 3 and 4.
Bed 4 rear 22m2 also leads off the dressing room, views over garden and town.
Bed 5 rear 17m2 (max) with sink, views over garden.
Bed 6 front 23m2, probably the former servant's room.
The imposing main staircase with half-landing pretty window overlooking the garden and town, leads back down to the main hallway.
The insulated attic offers two spacious rooms of 63 and 50 m2, part former servants quarters, with conversion possible subject to permissions.
Outside: The superb garden incorporates a 150 year old tree, stone walls, flower beds and lawn. There is a 'summer' barn that could be further developed/converted, and further outhouses incorporating the oil tank, water heaters and the original outside Wc. A useful cave is in situ for wine-storage. There is plenty of room for a pool, subject to usual permissions. To top it all there is even a nearby garage of 38m2.
This house has to be viewed to appreciate its vintage charm offering the discerning purchaser the opportunity to have a beautiful home , or to run a business in this ancient town that is becoming ever-more popular.
Note; shutters on the property have currently been removed for replacement, so the photo shows the house when the shutters were in situ.
