Property summary
The property is located in the beautiful countryside of the Tarn and Garonne, about 9 km west of the market town of Lavit de Lomagne and only 70 km from Toulouse airport. It is surrounded by undulating agricultural lands, regularly including fields of sunflowers.
Reached via an impressive meandering, slightly ascending drive of over 100 meters in length, the accommodation offers:
Ground floor: a "Z" shaped room with sitting, dinning areas and a wood burning stove, kitchen, entrance hall, 1 large utility room, 1 storage room, 3 bedrooms, 1 bathroom, 2 toilets. Access to internal large 2-car garage.
First floor: 2 bedrooms, 1 shower room and large, mezzanine/open study area of 21m². All of the upstairs has beautiful exposed solid oak beams in an apex ceiling.
Living space is 180 m², this excludes utility, storage and garage (total 50m²); terrace space of about 80 m², mostly covered by the overhanging roof.
The Scan wood burning stove provides up to 11Kw of heat. The house is also electrically heated, a central control panel providing basic programmability. The house is well insulated with double glazing throughout, its DPE-rating of 236 indicating the top end of E, which is considered exceptional for houses built in the eighties.
The house itself is of solid construction; as to decorating, whilst all in good working order, some rooms would benefit from modernisation, such as the kitchen and one of the bathrooms.
The lawns surrounding the house are served by an integrated sprinkler system fed from agricultural irrigation water, ensuring the lawns remain green in the hottest of summers. With many mature trees (oaks, pines, etc.) the property is visited by many uncommon/rare bird species. A lake of some 600m² is home to fish, ducks, frogs. A unique aspect is that electricity and communication cables have been buried, leaving uninterrupted nature to please the eyes.
The well placed outbuilding, complete with water and electricity, could be converted to a guest house.
The location is rural, but not isolated, a neighbouring house discreetly visible at approx. 50M.
The attractive village of Lachapelle offers a beautiful, listed church with Baroque interior. A local baker delivers bread to your door. Within 10 minutes drive the small town of Lavit de Lomagne offers all essential facilities, supermarket, hairdresser, doctor, chemist, dentist, etc. The nearby market town of Valence d’Agen (18 mins drive) offers the larger supermarkets, some fashion shops, garden stores, restaurants, etc. After that, there is the departmental town Agen within 30 minutes drive with the usual large stores, such as Lafayette, as well as upmarket fashion boutiques.
Lachapelle is surrounded by many beautiful small towns and villages with their unique qualities all within short driving distance. The surroundings are exceptionally beautiful for walking.
There are no schools in the village itself, but children are collected by a bus and taken to the various schools in the neighbourhood.
As to restaurants, there is a wide choice of quality restaurants starting within 10 minutes driving distance. An example is the Auberge de Bardigues, a great favourite with the current owners, where they offer an exceptional 3 course menu du jour.
