Property summary
The Beachouse, Montalivet
A unique opportunity to buy an established successful holiday
letting business in one of the original old villas of Montalivet les Bains. The Beachouse is serene and private but only a one minute walk to Montalivet's energising heart, its famous everyday market and pedestrianised high street with thriving restaurant scene. A short 4 minute walk takes you down to the sandy beach.
"The stunning wooden villa has retained its original 1920's features instantly transporting you to a rich world of chic that's beautifully styled
with antique furnishings, retro kitchens and vintage fabrics”. - Host Unusual, France, Website.
Featured in the Guardian, The Times and style bible Tatler, not to mention its status as a favourite setting for film crews, television and photographers. The Beachouse has earned a reputation over the
last 20 years for instilling a fresh sense of relaxed style and tasteful
elegance into the traditional French seaside holiday.
Ideal for large groups and hugely popular with families, the Beachouse
is divided into 3 self contained flats all linked by a sociable south facing
verandah - itself the ideal setting to congregate over a tasty seaside
supper, accompanied by a glass or two of the wine this region is
justly famous for". Host Unusual, France, website.
The Beachouse has attracted thousands of faithful English, international and continental clientele over the years who want a "home from home" rather than just a basic "gite".
It is generally accepted that the Beachouse is the most desirable
house in "Vieux Montalivet" in terms of its size (sleeping 16), its
location, on the biggest plot (721sq m.) and its authentic style and
character. It is also possible to apply for commercial use on
Avenue de la Brede for a shop, restaurant or both.
"we are still so impressed and full of love with our stay at the most
beautiful house in Montalivet.
Too bad it was only for 7 days.
Can't wait to see you again...we wish you a lot of lovely guests for
the summer-holiday Season!
Lots of love from Dusseldorf Uschi and Frank."
14 Juillet 2019, Uschi Fellner
Owners Accommodation
Completely separate and accessed from Avenue Chambrelent you have a secluded garden with mature weeping walnut tree for shade, a charming owners flat of 70 sq.m. And a pretty s.c. Wooden guest cabane/tiny house of 17 sq m.
The Business
The Beachouse is run as a micro enterprise, Bic Non Professional,
"Louer en meubles" with generous tax allowances for
"wear and tear". It is classed as a meuble de tourism and benefits
from a 71 percent reduction on rental income. Now that the house
is in good order, no further expenditure is needed and I
have wonderful clients who are appreciative and careful.
I have accredited tax returns for a minimum income of between
30,000 and 40,000 Gbp p.a. Since 2005. Some years it has been
considerably more, the last two years considerably less as I needed
to qualify for a pension. It may be possible to qualify for a buy -to-
let mortgage.
The house is on prestigious holiday rental sites such as Alastair
Sawday, Host Unusual and Beachlets until May 2020. Alastair
Sawday turn down 50 percent of holiday rental applications to maintain their high standards.
The google ranking for "The Beachouse, Montalivet" is number one
and medoc-holidays is number one under "medoc". I am selling this website with the house and my son who is the designer
will change contact details, prices etc. For the new buyer.
I am selling the high quality contents, antiques, beds, sheets, quilts
and kitchen equipment (Smeg and Miele) so that the house retains its
character and the new owner can seamlessly take nover the profitable
rentals next year
