Beautiful stone property ensemble in St Maurice les Brousses (15 km from Limoges). Amateurs of character, fine stones, and generous spaces, Abithea presents this magnificent 220 m2 villa. The optimal geographic situation gives this property a major asset: the countryside just a few minutes from Limoges city center. High-quality renovation will satisfy the most demanding (regular maintenance, quality materials, marble, aluminum, cut stones...). We have a large main house spread over different levels, with a terrace overlooking a pool with covered area and summer kitchen, and an independent barn in excellent condition (new roof), with an independent apartment and storage space, leaving room for possibilities (atelier, second residence...). The house features an enormous panoramic living area with a wood stove, a large separate kitchen, furnished and equipped, 4 bedrooms, including one on the ground floor with private bathroom and toilet, a second bathroom with toilet, a large office, and separate toilets. Technically, a laundry room and a cellar complete the offer, a large tiled garage, a borehole…. The 1600 m2 garden is wooded and perfectly maintained. The exteriors are well-kept (lighting, motorized shutters, landscaped beds, fresh asphalted surfaces, new fencing…). Available for an exhilarating visit!!! David, listening to you.

iad France - Rémi CRÉTIN offers: La Borderie – A historic estate at the gates of Saint-Léonard-de-Noblat.
Built in the 16th and early 17th centuries, the Domaine de la Borderie ranks among the most remarkable historic properties in the country of Saint-Léonard-de-Noblat. Behind its stone façades, this 380 m² residence, patiently restored over more than forty years, preserves the elegance of family homes where time seems to have kept all its depth while modern comfort has been deployed.
The entrance immediately reveals the character of the dwelling. The reception spaces flow naturally, driven by generous volumes. The living room, featuring a remarkable period French ceiling, is one of the house’s most beautiful rooms. It leads to a spectacular two-level library, a true invitation to reading, contemplation, or winter evenings by the fireplace. The kitchen, designed as a social space, is accompanied by a pantry and a laundry room, with direct access to a large dining room.
The five bedrooms, spread over the floors, offer family comfort complemented by two bathrooms and a shower room. An attic level remains to be imagined according to the aspirations of its future owners. The house has five fireplaces, all equipped and in working order. A vaulted cellar recalls the property’s secular origins.
Opposite the main house, a fully renovated apartment (the final arrangements to be personalized) accommodates two bedrooms, a living room, a kitchen and a shower room. The outbuildings – hangar, garages and a shed – offer rare potential for various projects.
The property extends over nearly 2 hectares of landscaped parkland with orchards, gardens, woods and lawns. Ginkgo biloba, magnolias, maples, oaks, chestnut trees, linden trees, rhododendrons, hydrangeas and fruit trees compose a living, well-irrigated park fed by a perennial source feeding a fish-pond where the conversations of old washwomen still seem to echo.
The inner courtyard, oriented due south, invites summer lunches, while the north terrace offers a privileged view of the tower of Saint-Léonard-de-Noblat’s collegiate church, a UNESCO World Heritage jewel.
Only about twenty kilometers from Limoges city center, 40 minutes from its international airport, and 2.5 kilometers from Saint-Léonard-de-Noblat train station, La Borderie combines heritage, nature and accessibility in rare harmony.
Some properties impress with their features. Others leave a mark with their history. La Borderie unquestionably belongs to this second category while offering modernity and comfort (aluminum joinery, double or triple glazing, compliant individual sewerage, pellet boiler in the common areas for central heating of the main building and, optionally, the apartment located in the common areas).

Réf. 4915 : Charming property in Vienne department
Surrounded by its extensive grounds overlooking the Vienne valley, the property enjoys a semi-rural setting whilst benefiting from all the services and amenities offered by a major city. This rural spot is less than 5 km from Limoges, the capital of the Limousin region.
Best known for its long tradition of porcelain-making, Limoges is also renowned as a city of history and culture, a leading university centre and a major economic hub in the Nouvelle-Aquitaine region.
Crossed by the A20 motorway – ‘L’Occitane’ – the city is a popular stopover for northern Europeans travelling to Spain. In addition to the motorway, access is easy: Limoges-Bénédictins railway station, a listed historic monument, offers connections to Paris or Toulouse in three and a half hours. Limoges Bellegarde Airport, less than 15 minutes from the property, operates regular flights to Paris, Ajaccio, Lyon, Marseille, Marrakech, London, Bristol, Leeds, Manchester and the Midlands.
The house is set back from the small road leading to it. The entrance is through a Flemish-style door opening onto a tree-lined forecourt. A straight, cobbled path then leads up to the front steps of the house. Beneath its hipped roof covered with Roman tiles, the building is a regular rectangular prism. The east-facing façade, comprising five fairly narrow bays, is two storeys high. The windows are soberly decorated with carved lintels beneath the extrados, whilst, on the first storey of the central bay, a half-door with a monumental frame lends the house its distinctive character. The jambs, in the form of fluted columns, support a lintel with an entablature, at the centre of which is an oblong oculus. Above this, a winged pediment bears an inscription plaque.
On the ground floor, after climbing the three steps leading up, you enter a remarkable tiled entrance hall featuring a beautiful ceramic stove. In line with this, the dining room opens onto the grounds through two large French windows. The wide-plank ladder-board parquet flooring here is characteristic of the Limousin region. It can be found throughout the house.
At the far end of this room is access to a ground-floor bedroom with an en-suite shower room. Back in the dining room, on the right-hand side, is the large sitting room, the heart of the house’s private living area, featuring panelling and a period fireplace. From this sitting room, a door leads to a small private chapel and then, via a service corridor containing a toilet, to the living room.
Back in the entrance hall, on the left, there is access to the old kitchen with its 17th-century fireplace, a pantry and a small, functional kitchen.
The staircase then leads to a half-level with ample storage space. On the first floor, just as on the ground floor, a central room provides access to all the other rooms via small corridors running around the perimeter. This floor is therefore centred on the library, with its beautiful lattice-work cupboards. Through these corridors, there is access to the five bedrooms, one of which has an en-suite shower room and toilet. Another shower room is yet to be finished.
The property has a total living area of 464 square metres.
The attic, lit by skylights, has a floor area of approximately 230 square metres.
Outbuildings :
In addition to the main house, there is an old farmhouse at the entrance to the property, as well as a dovecote, both of which were built before 1814. The farmhouse is of the ‘bloc’ type, comprising a large barn, stables and a living quarter. The complex is currently used as outbuildings and garages. The farmer’s living quarters could be converted into a caretaker’s house or a holiday cottage.
A number of small outbuildings complete the complex.
The grounds, covering an area of approximately 43 acres, comprise extensive cultivated meadows sloping gently down towards the Vienne valley. At the top of these meadows, the house was built on a plinth, extended by a raised platform crowned by a vast terrace. Leading off this terrace, a tree-lined promenade, in the 18th-century style, runs the length of the park. On the other side of the house, the entrance is through a Flemish-style gate flanked by two pillars. Between this gate and the house lies a tree-lined area that provides both privacy and a sense of perspective on the house.

20 minutes east of Limoges, in a 3-hectare park, a fully renovated longère with a swimming pool, between forests and meadows. Facing south toward the park, the longère reveals itself at the end of an access driveway. Built in stone under a patinated-tile roof, its current configuration results from several expansion campaigns that preserved the architectural coherence of the whole. On an area of about 340 m² of living space spread over two levels, it includes seven main rooms, of which four bedrooms, as well as various annexes and developable outbuildings. The main façade, largely covered with vines, is animated by gray wooden shutters and by a regular alternation of French doors and bay windows filled with small-paned windows. The exposed rubble masonry emphasizes the rural character of the dwelling. To the east, a slightly higher-building block evokes an old residence and adds relief and discreet verticality to the overall silhouette. To the west, further on, there are several service spaces: a study, a garage, a laundry room, a boiler room and storage space. Around the house there are also several outbuildings, including an old bread oven, a heated swimming pool, a carport for two to three vehicles, as well as various leisure areas with a boulodrome and a basketball court.

In the Millevaches Regional Natural Park, an active museum, its collections and its furnished private residence. In a hamlet, the estate consists of several traditional buildings where granite is exposed everywhere. The thick walls were built in local stone and the roofs, overhanging, are covered with tiles or slates. Organized around landscaped outdoor spaces crossed by a stream, they form a cohesive ensemble whose architecture is characteristic of the Upper Limousin. On an area of about 8,000 m², a former barn has been rehabilitated to house the museum activity as well as a private residence. The main building develops nearly 700 m² spread over three levels, including about 400 m² dedicated to exhibition spaces, public reception, a souvenir shop and a small dining area, while about 300 m² are reserved for the residential part. An outdoor theater, an old bread oven, and several storage rooms and technical premises punctuate the rest of the property. The whole includes the museum collections and the equipment needed for its operation and public reception. The current owners, who wish to hand over the activity upon their retirement, plan to support prospective buyers with a transition period designed to facilitate takeover and continuity of operation.

Here is a property with refined style located exactly where one would not expect! This stone property, with rural origins given by its large dependencies, is not agricultural in the architecture of its house, inspired by the bourgeois city houses of the 1930s. Hidden away in a small hamlet with no through road of just three houses, in a small southern-eastern Haute-Vienne commune, it awaits the person who can finish arranging it, use its potential to create a gîte, for example, or simply anyone wanting to enjoy the magical tranquility of a place where it has thrived for several decades. Will you be that person?
The house
Typical of this kind of dwelling, there is a central entrance hall with a main entry and a secondary entry on each side of the building. The main entrance is on the garden side, facing south. Beyond the covered porch, a landing (about 6 m²) welcomes you with the staircase leading to the upper floors and the basement stairs just below. The secondary entrance landing has been converted into a bathroom (about 2 m²) with a WC, which also blocks the access door to the alley on the north side. To the right of the entrance, the through kitchen (about 19 m²) is arranged in rustic style. A fireplace insert heats the house thanks to heat distribution ducts, while additional electric radiators are also positioned in each room. To the left of the entrance, a through living room (about 19 m²) raised on a cellar, with an open fireplace in the corner of the walls. A wood stove (or pellets) could also be installed in this room.
On the first floor, a landing (about 6 m²), lit to the north by a window and with its stairwell to the attic, leads to two bedrooms (about 19 m² & 20 m²), both with built-in wardrobes and open fireplaces. Between the bedrooms, behind the landing, a toilet room (about 3 m²), with a south-facing garden window and double access doors to the bedrooms, could be converted into a small bathroom with WC.
Above, there are no lost attics, but a real attic (about 50 m²) open with a roof window and skylights, just waiting to be converted! The slate roof is internally insulated with glass wool, but the gyprocking would need to be finished if the space is to be converted.
The house is habitable as is, but could benefit from the suggestions above and will require the installation of a compliant sanitation system.
Beautiful and large barns
The outbuildings of this property are a true strong point. Forming an inner courtyard around the house, there is a first Limousine barn in front of the house of 88 m² on the ground with two storage areas (about 64 m²) above the two stables, one of which has been converted into a workshop. Adjacent to this barn, there are sow sties (about 32 m² on the ground) with a storage loft above. At a right angle from this first block, a second Limousine barn (about 126 m² on the ground) with an open barn and stable and a storage area (about 37 m²) above the stable.
A varied and well-kept land
The garden of almost 4,000 m² is entirely fenced and, in places, supplemented by hedges. It is very well maintained and consists, between the buildings, of a flat lawn with a few ornamental trees and flower beds. Behind the large barn, a small flat orchard could receive other fruit trees. On the south side, behind the second barn, a hedge of tall trees marks the second part of the garden which slopes down gently to the lawn toward the river below. The land does not touch the river, as a farming plot of about twenty meters separates it, but you can clearly hear the relaxing sound of the nearby water.
A royal calm
We are in a small hamlet of 3 houses, an idyll without overlooking neighbors, part of a small village a few minutes from the shops of Châteauneuf-la-Forêt, La Croisille-sur-Briance, and Saint-Germain-les-Belles, 10 minutes from Saint-Germain-les-Belles train station, 35 minutes from Limoges city center, and 45 minutes from its airport. Paris is about 4 and a half hours by road.
