Former stone barn conversion and ancient house in the Lot department (46), Occitanie, France, the ‘Dordogne Valley’. Set in a commanding position on a forested hillside overlooking Saint Céré, the property offers a spectacular view of the valley, and the Château de Saint-Laurent-les-Tours that dominates the town, and is set on a quiet, narrow lane a few minutes’ drive from shops, restaurants, cafes, bars, schools, sports facilities, and a cinema. Planning permission and change of use from agricultural to habitation was granted in 2016. The property comprises an east facing former stone barn (approx. 84M2 floor area) with adjacent small house (approx. 36M2 floor area) set at right angles to it. The house has been used as a barn for more than a decade, its upper floor removed. Plans exist for reinstating the floor to create two bedrooms, a bathroom and a utility room, and planning permission includes installation of windows and a door. A fenil (hayloft) with a tiled, pitched roof juts from the rear roof of the former barn, in the angle between it and the house, forming an 25m2 south and west facing terrace. Original features in the old house include a cantou (traditional fireplace) and a souillarde (stone sink). A wood-panelled shower room and Wc is installed between barn and house. The main building, set on sloping ground, is accessed from higher ground level beneath the hayloft. The cave (basement) is accessed from lower ground level. The existing floor comprises chipboard panels laid on the original oak joists, installed in 2018, with 200mm thick Rockwool insulation between the joists. The ceiling, open to the rafters, has been insulated with polystyrene-backed plasterboard, leaving the oak beams exposed. The upper floor of the main building is divided by glazed sliding doors into a living room (approx. 36M2) and an open-plan dining room/kitchen (approx. 48M2). Heating comprises a wood burning stove and an infrared panel in the living room, and a pellet stove in the kitchen area. A new roof was installed in 2020, comprising canal tiles laid on profiled Eternit fibre-cement sheets; the old house has canal tiles, the hayloft interlocking clay tiles. Planning permission was granted for a large balcony (approx. 8M2) to be built on the front facade of the building, accessed by two pairs of glazed doors already in situ, and for a smaller balcony and steps to the garden, accessed by a glazed door from the kitchen. The approximately 2,500m2 partly sloping plot is bordered on two sides by a quiet lane. An electrical system was installed in 2021, fully approved by Enedis. Internet connection by fibre optic. Plumbing is by Per pipework. Sanitation consists of a microstation installed in 2020. The property is currently served by a spring fed water supply, with a bulk cistern located on adjoining land. The public supply runs adjacent to the property and connection would be straightforward. Transport & Access
