- Beautiful stone cottage in heart of countryside with 2 self-contained guest cottages, 9986m² land This idyllic rural property is located close to the market town of Lectoure, and comprises a trio of ancient stone buildings which nestle in a small private hamlet, comprising a 17th century Gascon farm-house, a converted pigeonnier and a small guest cottage. These stone buildings from the 17th century or earlier, are steeped in the authentic Gascon charm, and provide a bucolic home both for year-round residence or as a holiday home. The property is located in a tranquil rural location, far from the road, and is surrounded by lovely old woodland, a large part of which forms part of the estate. The property is located a short driving-distance from the popular market-towns of Lectoure, Fleurance and Saint Clar, and is tucked away in a tranquil spot in one of the most sought-after area of Gascony. The airport in Toulouse is approximately one hour fifteen minutes away by car, and the fast train to Bordeaux, Paris and Toulouse, less than an hour away, in Agen. The property is beautifully presented from the outside, with a long private pathway to the house. The lawns and gardens around the main house, the pigeon-tower and the cottage, are made up of neat lawns, lovely flower beds and a terrasse area peppered with wild flowers and grasses. At the bottom of the garden, a small and private pathway leads us far away from the hustle and bustle of the world to a restful spot in a woodland clearing, a lovely spot in which to meditate in the shade of one of the many ancient oaks, or in the heart of a cluster of tall bamboos, which offer their dappled shade to visitors on a sizzling hot day. FOR More Information And Photos Visit Let's take a look at the property in more detail : The main house : The original front door opens onto a typical Gascon hallway, which bisects the property in two. To the left of the entrance, there is a cosy sitting-room with a woodburning fire. The room is full of original features, from the fireplace, to the original door the mantelpiece above the fireplace, the oak beams and floors. This is a restful room which like much of the property feels timeless. On the other side of the hallway, there is a large spacious kitchen/dining-room. With a central fireplace, equipped with a modern Polyflamme heating system, an Aga throws out its ambient heat adding to the warm and cosy feel of the room in the winter months. There are many characterful features in the kitchen, from the ancient storage cupboard with its old door, the fireplace, floors and ceilings. The room is dressed with eclectic individual pieces of furniture sourced over the years, and without fitted units, the room has a timeless aura which is in keeping with the rest of the property. The kitchen sink is tucked away in the far corner, and a large breakfast table beneath the window provides the perfect place to dine, work or listen to the radio over coffee. In the central hallway itself, there is a Godin wood-burner, and a small informal sitting area. Further down the hallway two rooms sit in symmetry, one across the hallway from the other. The first is dressed as a bedroom, the second (vast in size) is used for yoga and meditation. This room has a doorway to the garden at the front. The far end of the hallway leads to a bathroom, separate toilet and a wooden staircase ascending to the first floor. A door also opens onto a beautiful old stone barn, in the corner of which a laundry area has been created. First Floor (main house) The upstairs comprises a large landing-area, the far end of which has been dressed with chairs recuperated from an old cinema, to create a snug place to hunker on down to a home movie. The master bedroom is a vast room, divided into two by a brick chimney- breast which makes a natural partition in the centre of the room, with a sink on the side and the sleeping area beneath beautiful exposed beams, this room is spacious enough to feel like a small appartment! Across the landing, there is a second bedroom (with a considerable amount of loft space for another bedroom) and a shower room. What we like about the main house : The timeless feel of the property, with its ancient doors and windows, and roses around the door. This property will appeal to lovers of the romantic cottage style property. The spacious kitchen is used very much as a second reception-room. With two downstairs bedrooms, a first floor suite, and a fourth bedroom under the eaves, and room for one more, the property has an undeniably authentic charm and appeal. Our favourite room is the kitchen with the Aga, with its old pine table by the fireplace. One can imagine passing many hours in this room, cooking or beside the fireplace. The Pigeonnier This beautiful old pigeon-tower, so synonymous with the South West of France, has been beautifully restored to provide a quirky guest-house for friends and family. With a sitting-room and kitchen on the ground-floor, and a first-floor bedroom, and a beautiful ceilings with all its fretwork of ancient beams, this is a delightful place to stay, with roses round the door, and easy access to the path down to the woodland. The Guest cottage The second cottage, also provides independent accommodation for friends and family. The cottage is divided into two segments, with a bedroom and shower on one side of a sweet terrasse, and the sitting-room and kitchen next door. Parking A substantial hangar provides adequate covered parking space for vehicles and the family tractor, etc. The gardens The gardens are full of interest, with various different zones, from the section of wild woodland at the bottom of the garden path, to the neat lawns at the top, with their flowerbeds, climbing roses, shrubs and bushes. The gardens link the three buildings together harmoniously. This is a property which has enough outdoor space not only in which to stroll, but also to lose oneself down in the woods, where you can hide away from the world in the bamboo forest, or admire the views. On a technical note! This property has a Polyflamme system installed it the kitchen fireplace, which radiates heat and can be closed up for safety when not home, or used as an open fireplace. There is a barn fitted with a fully equipped laundry-room. There is also electrical heating.

Auvillar (Tarn-et-Garonne)
560 m²
14 rooms
8 bedrooms
- Overview Set in the heart of the historic village of Auvillar, on the ancient pilgrimage route to Santiago de Compostella, this property has a fascinating history that has unrolled over centuries. Pilgrims have rested their tired feet in the airy bedrooms on the first and second floors, and local diners have enjoyed excellent meals on the terraces and in the traditional wood-floored dining rooms on the first floor while their children played in the lush green gardens. In recent years, the restaurant has closed, and the pilgrims have been forced to go elsewhere, but their echoes remain in the still halls and tall windows. Today, this property is in a state of waiting, looking for a new owner, a new vision to define its future. The situation of the property is ideal for those looking to develop a project for several reasons, the first of which is the location: we are in the centre of a beautiful and carefully preserved village that dates back at least to the 11th century, although archeologists have found Roman artifacts that presuppose a much earlier settlement. This property has its own, perhaps not as ancient, history, and is ready to move on to the next stage. Due to the number of tourists and pilgrims who visit the town every year, and specifically the historic square where this property is situated, the possibility of attracting clients is far higher than in other more secluded locations. Ground floor The front door of this property opens onto a large reception hall with black & white chequered flooring and a lovely winding staircase on one side. In front of us is the enclosed courtyard, where a pretty white cat gives us a disdainful look before wandering into the gardens beyond. We can choose to go up or forward, and for now we choose to go forward, across the courtyard into a large studio with impossibly high ceilings, stripped wooden floors and exposed brick & stone walls. This is a beautiful room that is made even more attractive by the gallery that adjoins it and leads from it to the gardens. Originally open to the elements, the gallery has at some point in time been enclosed by large windows to protect the flagstone flooring, the ancient brickwork in shades of faded burnt sienna, and the stone buttressing that holds up the first floor of the house. This is a stunning space that deserves to be highlighted and preserved. 1st apartment Beyond the gallery, a second door leads to a small caretaker's apartment comprising a wide hall, a big bedroom with a shower and a sink in one corner, a large laundry room/kitchen space and a separate Wc. This part of the property is in need of some refreshing. There is direct access to the first garage here, and a door leads back to the courtyard, and beyond, to the staircase. First floor The ancient wooden staircase curves up to the first floor, where the original brickwork has been carefully exposed and cleaned, as have the beautiful old ceramic tiles. Here there are two separate sections that can be kept as two independent apartments or potentially reunited to create a large family home. 2nd apartment A door on the left-hand side of the landing opens to reveal a charming private apartment which comprises a large kitchen, two big, elegant bedrooms, a shower room and a separate Wc. A door in the kitchen opens onto a large private terrace. This space could ideally comprise a one-bedroom apartment with a large living room, and the existing kitchen, but the bathroom here, as elsewhere in the property, will need to be replaced. Restaurant apartment On the other side of the landing, a long wide corridor with one wall of windows leads to the former restaurant. Here we find, in addition to the storage areas and Wc, a big sunny kitchen with access to the first-floor terrace. Beyond it are the former dining rooms, which are characterized by high ceilings, wide plank flooring, two elegant fireplaces and glass doors accessing the terrace. This area was probably originally two or even three rooms but now has been opened to form what was most certainly a charming and convivial restaurant dining room. Today it has preserved the charm of the original proportions while offering the open plan living space that is so prized in our era. As mentioned, a wide terrace runs the length of the building here and offers views over the gardens, which are accessible by an outside staircase. Behind the dining rooms, there are two bedrooms, one of which has a handbasin in the corner. The entire first floor could easily be reimagined as a large comfortable living space for a family. Second floor apartment The staircase continues up to the second floor, where there are a further three bedrooms and a family bathroom, as well as a large open space that seems to have served as a living area. There is no kitchen here, but one could easily be installed. All the windows in this area are double-glazed. A small box room includes a door leading to the huge attic, should a buyer feel the need to expand the living quarters. Gardens There are gardens on three sides of the property, which are accessible both from the house and also by means of two separate gates, one on each side of the property. One of the gates also leads to a separate garden with a second garage at the far end. The gardens feature lawns, mature trees and shrubs, as well as flowers and pretty walkways. Here at Bliss We loved the idea of having such big gardens in the centre of the village, especially such an exceptional village as this. There is the potential for a huge family home, where everyone can have a large bedroom and there is room for lots of different hobbies and communal spaces. On an entirely different note, this property would make an amazing boutique hotel or private club, if planning permission can be granted. The convenience of two closed garages, as well as ample room for more private parking, is an attractive extra for potential investors. This is a property that will require an as yet undetermined amount of renovation, notably in terms of energy efficiency and plumbing, but the results could be spectacular!

- This traditional old farmhouse with its adjoining stable has been renovated and turned in to a delightful, much loved, family home, combining charm and cosiness with the practicality of every day living. Sitting in just over 5000m² of land, close to the thriving market town of Mauvezin, and only 45 mins from Toulouse airport, the property is perfectly situated in the peaceful countryside. The property is in immaculate condition with a vast kitchen/diner, utility room, pantry, large living room, office, bedroom and shower room on the ground floor and a further four bedrooms, bathroom and master suite upstairs. The property is spacious, light and airy, plenty of room for entertaining, or escaping the bustle and finding a quiet corner to lose yourself in the pages of a good book. Let's take a look in more detail: The Kitchen and Main Reception Room The kitchen is a lovely room, very much the heart of this home, with its beautiful, oak, central island, custom built by a very skilled carpenter, perfect for the children to sit and do their homework, as a spacious workspace for the preparation of meals or simply a convivial area in which to hang out and enjoy an aperitif before dinner. Originally the stable, the kitchen has doors leading onto the south facing garden and to the covered terrace. Practicality reigns here too, with a utility room and a pantry off the kitchen. The Main Reception Room This spacious room was once two separate living rooms joined together to create a fabulous space off the entrance hall. The original fireplace is a focal point to the room for those cosy winter evenings, or as an attractive feature in the summer months. The Entrance Hall This is the main entrance into the property, where we see the traditional layout of two rooms off a central hallway. For the current family in residence, the kitchen door is adopted for every day use and ease. The Office To the left of the hall is the room currently used as an office but could be a second downstairs bedroom, a music room, a library …. The Downstairs Bedroom A double bedroom overlooks the garden terrace and is situated at the end of the hall next to a separate shower room. The Shower Room A lovely, light, shower room with sink and Wc, and an external door leading out to the garden. The First Floor A wooden staircase leads up to a landing, from which we access the five upstairs bedrooms and bathrooms. The Master Suite Luxurious, spacious, a perfect place for mum and dad to relax and enjoy some well earned peace, with their own shower and dressing rooms. The Four Double Bedrooms All bedrooms have been built in the eaves so they all have sloping ceilings and beautiful cross beams, great rooms for growing children or friends to claim as their own. The Bathroom Well designed, this bathroom boasts a claw foot bath as well as a walk in shower, Wc and sink. The Terrace There is a large covered terrace outside the kitchen which houses the boiler room in one corner. The family use this as the summer dining room, another great entertainment area, capturing those welcome cool breezes on a scorching hot day and offering valuable shade. The Hangar Every property has need of storage space and this is no exception! This 240m² hangar can house machinery, vehicles, animals, the list goes on….. The Outdoors With a mixture of lawn and gravelled and stepped gardens in a Provençal style, with plenty of potential for expansion here. Currently easy to maintain, there is plenty of space to install a pool if required. Our thoughts here at Bliss This is a property which we have known for many years and since purchase, having seen it develop over time thanks in most part to the renovations of its current owners. Internally the house is in excellent condition, externally there is scope for someone with animals, or a passion for gardening. This property would make a fabulous principle residence. It is a fine house that provides accommodation for a large family. There is a sense of this being a ‘real year-round house', solid in structure, and well maintained, as opposed to a lock-up and leave holiday home. This said, the gardens are designed for ease, and the property could also be used as a family home in the summer, and put to bed for the winter. What we love best! The property is warm and welcoming - with the vast kitchen as our favourite part. An invitation to cook, eat, play and entertain together, all in the peace of the gascon countryside!

- Dwelling: Old nineteenth-century Lomagnol farmhouse in raw earth and limestone to be completely restored, including a living area as well as several agricultural outbuildings, on a total surface area of approximately 450 m², with an adjoining extension of 122 m² built in the 1950s at the back. The house has 10 rooms on the ground floor including 1 living room and 4 spacious bedrooms, all on about 164 m². Major work would have to be planned to make the whole thing fully habitable (frames, insulation, heating, electricity, plumbing-sanitary, etc.).   The roof (roof and framework) is sound. An old cellar of 80 m² converted into a garage completes the whole. The attic not currently fitted would offer an additional surface area of 158 m² with good heights available. The barn-stable located in the extension of the house (at the back) offers on 2 levels, an available surface area of 210 m². The old hayloft is located at the top and the stable on the ground floor. It should be noted that there is a concrete slab throughout this part (average condition). An adjoining 1950s brick and concrete extension (stable) of 122 m² is located against the old barn-stable. Finally, an old shed in raw earth and canal tiles and its annexes in very average condition provides with its 210 m² additional storage volumes. An old well for domestic use usefully completes the ensemble. The farmhouse is established on a plot of land of 4000 m². Additional information: The sale of the main property will be completed by the additional sale of the old 220 m² metal-corrugated iron frame shed on a land envelope of approximately 3300 m², including in particular the pretty driveway leading to the farmhouse, for an amount of &nbsp 20 000 net seller This house has been unoccupied for 3 years because it is uninhabitable as it is.
