130 m²

3 bedrooms
- Dwelling: The property located at the top of the hills, in the heart of Lomagne, consists of an old traditional farmhouse of the nineteenth century in raw earth and canal tiles, including a single-storey house of about 130 m². The living area includes a 25 m² living room, a closed kitchen, 3 fairly large bedrooms (12 m² / 15 m² / 20 m²), a bathroom and separate toilet, a laundry room and a small technical room / boiler room. Exploitation: As for the rest of the building (about 257 m²), it is dedicated to equine activity and offers interesting volumes with a tack room of 43 m², a barn of 82 m², an old stable of 84 m² and a storage space of 48 m². The whole building is in fairly good general condition (especially at the level of the roof). However, renovation work would have to be undertaken to bring the home up to current standards (insulation, sanitation, etc.). To complete the building, next to the farmhouse, there is a double garage with its lean-to of 61 m² as well as a last building of 110 m², housing a workshop, a bread oven but also a horse box with its semi-open shed. Land: The property has a land of 16.08 ha, very grouped around the buildings, with medium slopes.&nbsp The soil is of the clay-limestone type, and is currently mainly devoted to grassland areas (about 15 ha).&nbsp The Bois de Chêne represents an envelope of 1.53 ha. Although the land is not irrigated, there is an interesting hilly lake of about 8,000 m3. The property is free of any rent, and the DBs will be transferred at the time of the sale. - Dwelling: Old Lomagnol farmhouse from the XIXth century in raw earth to be completely restored, including a living area as well as several agricultural outbuildings, on a total surface area of approximately 450 m², with an adjoining extension of 122 m² built in the 1950s at the back. The house has 10 rooms on the ground floor, including 1 living room and 4 spacious bedrooms, all on about 164 m². Major work would have to be planned to make the whole fully habitable (frames, insulation, heating, electricity, plumbing-sanitary, etc.). &nbsp The roof (roof and frame) is sound. An old cellar of 80 m² converted into a garage completes the whole. The currently unfinished attic space would provide an additional surface area of 158 m². The barn-stable located in the extension of the house (at the back) offers on 2 levels, an available surface area of 210 m². The old hayloft is located at the top and the stable on the ground floor. It should be noted that there is a concrete slab on the whole of this section. An adjoining brick and concrete extension from the 1950s (stable) of 122 m² is located next to the old barn-stable. Finally, an old mud shed with canal tiles and its annexes in very average condition provides additional storage volumes with its 210 m². The farmhouse is established on a plot of 4000 m² used as a pleasure site. Additional elements: If necessary, the sale could be completed by another 220 m² metal-frame - corrugated iron hangar as well as a land envelope of approximately 3300 m². This house has been unoccupied for 3 years because it is uninhabitable in its current state. It is therefore not subject to the DPE. Safer service to be paid by the purchaser. - In harmony with nature Overview This house is quite simply incredible the architect has been able to achieve a remarkable balance between unashamed modernity and respect for the natural environment. It was built in 2017 using all the latest technology and updated within the last year. It is also now entirely wheelchair friendly. Everything in the property can be programmed using only a mobile telephone, including the pool filtration system. The house The overwhelming feeling upon entering this house is of harmony. The house has been built using soft greys and natural wood, and whenever possible the architect has included floor-to-ceiling windows facing the gardens. The colour palette of the open-plan living spaces reflects the same shades and even the anthracite brushed aluminum window frames and electric shutters harmonise perfectly with the colour scheme. The main living space measures 52 m² and has been designed for maximal ease of movement. At one end there are comfortable sofas and at the other end there is a beautifully designed fitted kitchen. The quartz countertops in swirly shades of grey are stunning and the entire area has been created to maximize ease of movement and allow interaction with guests and family while preparing meals. This room has one wall that is almost entirely composed of glass doors facing the pool area. All the windows have both interior shades and exterior electric shutters, all in matching shades of dark grey. The delightful main bedroom suite is situated just past the living area. A wide doorway opens onto a room that has been created specifically to meet the needs, and the design choices, of the present owners. Here, the ceiling and one feature wall are in warm shades of wood, and the flooring is light grey polished stone tiles. Once again, there is an entire wall of glass, giving a feeling of being in harmony with nature and the changing seasons. It is a bright and spacious room and the addition of a window facing the kitchen means that even if the owner is unwell, she can still participate in family life from her bed. A bespoke bathroom and dressing room have been created behind the bedroom, dominated on one side by the views over the gardens and on the other by the large walk-in shower. The room is completed by an elegant sink unit and an imported Japanese toilet that does all the things we have all been told it does! At the other end of the house, beyond the front hall, there is a practical laundry room, that also contains the hot water cistern and gives access to the garage and the carport. On this side of the house, we also find the three further bedrooms. The first of these has a private shower room, a walk-in closet and French doors opening onto the terrace. There is a separate toilet in the hall, and the two further bedrooms share another beautifully appointed shower room. All the bedrooms have a view over the pool and the gardens, as well as direct access. Terrace & pool One of the most stunning features of this property is clearly the 200 m² terrace the bespoke tiles in swirling blues, greys and light browns give the impression that the swimming pool set in the middle is floating in a warm sea. The owners have installed two adorable Savanelodges on the terrace that emphasize the feeling of being in a luxury resort. And as there is a retractable cover on the pool, it is possible to keep the water at a pleasant temperature far beyond the usual bathing season. There are also four retractable awnings set along the wall facing the terrace so that even on the hottest days there is as much shade as possible. The garden The owners have planted an extensive selection of shrubs and trees around the property. There is an automatic watering system installed around the terrace and throughout the grounds, and there are also taps in various strategic locations all around the garden. A path that leads all around the outside of the garden so that all areas are easily accessible on foot and by tractor. The property is entirely private, fenced, and with electric gates, and as it is situated outside the town, the location is very quiet. The lawns are beautifully maintained, the paths are perfectly weeded, and the pebbled driveway is also immaculate. Here at Bliss We found this to be an extraordinary house in many ways. The feeling of lightness and spaciousness one feels throughout, combined with the huge picture windows facing the gardens, give the impression that the green lawns and trees are a part of the living space, so that you feel that there are no barriers between you and the nature that surrounds you. It must be a wonderfully pleasant place to live, in winter and summer alike. The terrace and pool are pure luxury and ideal for entertaining, in fact your guests will probably never want to leave!

- Panoramic views and classic formal gardens Overview This property has all you could ever want a large, roomy manor house built in local stone and preserving many original features, an elegant formal garden complete with fishpond, a large swimming pool, a charming half-timbered dovecote, a lake, a large barn and even woodland walks. The location is ideal, as we are at the top of a hill with far-reaching views on two sides, and yet the house feels protected by the woodlands behind it and the abundance of mature trees in the surrounding park. The approach to this property is peerless: A long winding driveway, partially walled and shaded by tall pine trees, leads us up to the top of a wide promontory where we can glimpse the imposing manor house through the trees. We first pass a large pond, sheltered by trees, and then well-tended fields on both sides of the drive. At the top of the hill, we can choose to go right and explore the perfectly preserved Gascon dovecote: Set on tall stone pillars and topped by a tiny tower, this delightful little building has stood here for centuries overlooking the fields and woods laid out at its feet. Once we pass the dovecote, the road curves up to the left, past a charming formal garden surrounding a stone lily pond, a large stone barn and another smaller pond. We park just past the house, in a shady parking area with room for at least six cars and turn to view the house itself. We are faced with a substantial stone two-storey property with a large walled courtyard. The façade is in excellent condition and projects a real feeling of settled elegance. Large, white-painted wooden shutters frame each window and there are flowering roses on one side. The property is L-shaped, and until now several generations have lived here together, so at this time there are two separate dwellings, with connecting doors on both the ground floor and the first floor. The way in which the property has been divided makes it very easy to revert to one large family home. The house – part one The house is open to the gorgeous gardens from a number of the ground floor rooms and consequently there are terraces all around the house where the residents can choose to be in the sun or the shade, depending on the time of day and the weather. As the house is currently divided in two, we will visit the main house first, and then the adjoining, slightly smaller, living space. We enter through the front door to the main hall of the house, where the grandparents lived for many years. Here we find a stunning stone staircase with wrought iron balustrades that curve up to an open landing. The floors are beautiful, and the stone walls give this space a feel of stability and tradition that is emphasized by the huge tapestry hanging from one wall. From here we are drawn to the large living room which is a delight it features flagged stone floors, two large paned-glass windows, glass doors to the gardens, and a magnificent stone fireplace. This is the most elegant and formal room in the house, but it is also a very welcoming space. Past the living room, there is an attractive and cozy dining room with another stunning stone fireplace and a second door leading to the back of the house, where a hallway gives access to a Wc, a pantry, and an office. Here too, we find the attractive kitchen that has retained the original fired-earth tiled floor. The owners have painted the high walls in a matching burnt sienna colour that gives added warmth. There are exposed beams and exposed stonework around the windows and doors as well as the original bread oven and ample room for a large table that seats 6 or 8 at a time. It is a lovely room that embodies the image and the spirit of a traditional farmhouse kitchen. On the other side of the ground floor, behind the main staircase, there is also a large and very beautiful bedroom, accessed through a wonderful carved stone door. It has exposed beams, attractive ceramic floors and there is also the possibility to re-open a door to the main living room (this door has been blocked and the alcove used for shelving). On the same hallway there is a shower room, a bathroom and a separate WC. The laundry room at the end of the passage serves as a link to the second part of the house, where the younger generation has made their home. First floor As mentioned, we access the first floor by means of a beautiful stone staircase. On the right-hand side of the landing is a large room that has traditionally served as a playroom but could easily be put to good use as a bedroom or large study. At the other end of the landing, we access a pretty bedroom with a shower room and a dressing room or a child's bedroom in the tower at the end. This tower room is a great room for smaller children or visiting grandchildren or could be used as a private boudoir. In the middle of the landing, another door opposite the staircase opens to several large rooms set under the spacious eves, comprising a bedroom, a bathroom and a large library. There is also a large storage room. This is an area of the house that could be further developed if desired. The house – part two The second wing of the house has its own front door, although it can also be accessed from the other house both on the ground floor and on the first floor. It is smaller than the first wing and comprises on the ground floor a large living room with a stone fireplace, an attractive living room and a large modern kitchen with a pantry. We can access the terraces from all these rooms Upstairs there is a large main bedroom with panoramic views and private bathroom, two further bedrooms that share a bathroom and a dressing room. The grounds Flanked by tall poplar trees, a curving stone staircase topped by tall stone pillars, leads from the terraces surrounding the house down to the stone pond below. This is such a romantic and charming area, framed in part by an ancient stone wall and lined with carefully tended trees and ornamental bushes. The pond itself could be filled with waterlilies and goldfish to create the perfect garden retreat or backdrop for stunning family photos. Set just below the house, we find a substantial stone barn that is currently used as a workshop, and to house the tractor. It also houses the boiler room. The main entrance is through a large stone archway that adds a sophisticated touch to a very practical building. There is also of course the dovecote, set a bit further away from the house in the middle of a grassy area, and a recently planted orchard. On the other side of the house, and set a bit below the house for privacy, there is a large swimming pool. Here also, there are stunning views. An extensive woodland begins behind the carport and adjacent stone well. The owners have created several paths through the woods leading to a wide, flat field that is perfect for training horses and even has a lovely view. There is a lot of room for horses on the grounds, as well as a lake. Here at Bliss We adored the setting of this property it is without a doubt one of the most stunning gardens that we have had the pleasure to present. It is entirely private, surrounded by wonderful views, and conveys an extraordinary sense of peace rarely found, even in the Gers. There are many charming corners, both inside the house, and in the surrounding gardens, that can only be appreciated in person. We were also very impressed with the way that the owners have renovated the property to include many beautiful pieces of stonework that originally came from different locations in the area but appear to have always graced this beautiful house.

- Proudly facing the snow-capped mountains from its hillside position, bathed with light throughout the year, and drenched with golden summer sunshine, this property is one of the most historical, and fascinating properties to be found in the heart of Lectoure. With two gardens, and terraces on two levels, this is a house of mystery, of nooks and crannies, and endless quiet corners in which to read or escape the world. Unique and magical, it is a hard task to describe, but allow us to accompany you into the ever surprising and unexpected world of this property. We enter the building from the heart of town and leave behind the bustle of village life, with the baker, grocer, wine-shop, and tea-rooms on our doorstep, and enter an ochre coloured external hallway redolent of a Spanish castell with a wrought iron gate protecting the entrance to the inner courtyard. Owned by the same family for over thirty years, this property has been a much-loved private home. Architecturally, it is an unusual and segmented property, at the heart of which sits an internal courtyard, from whence there rises a monumental staircase built in 1702. The property comprises two separate buildings one on each side of the courtyard. The north-facing façade overlooking Lectoure's main high street and the south-facing façade, facing the Pyrenees. The North and South sections of the property are linked on ground floor, first floor and second floor levels by covered passageways with original wooden floors and ceilings. The property has traditionally been used as one single home but equally it could be used as individual apartments with a central communal area, or as luxury lettings : with five fully equipped appartements (each with kitchen and bathroom) and a top floor artist's studio. The building comprises two appartements on the north side, three on the south side, and the artist's studio on the top floor under the eaves. From the internal courtyard, where there is an old stone well, we descend a short flight of stone steps, pass beneath the south-facing building, and traverse an area where old stable doors currently provide storage for garden tools and dusty bottles of wine. The south-facing garden opens into an old stone outbuilding (currently used for parking) which in turn opens onto the rear street behind, providing valuable access to the gardens for works to the property or evacuation of garden rubbish. A private parking area in Lectoure is much cherished, and it is convenient to have an exit to the southern ramparts of town, especially during the summer months when on Mondays and Fridays the popular Lectoure markets are held and the main rue Nationale is blocked for vehicular access.

- Everything you could want in the heart of Lectoure Overview Lectoure is the kind of village people daydream about living in: set atop a hill in the midst of well-tended fields (yes, there are sunflowers in the summer!), this place has been built over the centuries in soft honey-coloured stone, each generation adding another layer, another story to the richness of its history. The village has a lively weekly market, several renowned restaurants, a wonderful selection of quirky and interesting shops, and even a thermal spa. This property offers the rare opportunity to live in the heart of Lectoure while still enjoying the lifestyle of a country home. House We access the house from the street-level front door, and pass into an attractively renovated front hall and cloakroom area. A set of stairs leads up to the first floor, where the main living space is located. We will come back to the ground floor later, but for now we will proceed upstairs, where a central hall gives us access to the star feature of this property, the spacious and light-filled open plan kitchen/dining room. This room is a delight, from the warm travertine tiled floor to the large fitted island that serves as workspace. The walls are painted a soft white and there are large picture windows on two sides. The kitchen is entirely equipped and has ample room for a large table that easily seats eight or more diners. A glass door opens onto a large beautiful terrace that is only accessible from the kitchen. This area has a privacy fence and large thriving potted trees which add both shade and intimacy. A second door on the other side of the kitchen leads to a pretty little terrace, ideal for a morning coffee break, and stairs down to the garden. Off the kitchen there is an open plan living room with a large insert for those who love to light a fire on winter evenings. There are two windows facing the road for added light, and exposed stone walls where the owner displays some of her extensive art collection. This space is both welcoming and contemporary. As it is open to the kitchen, it is ideal for dinner parties, as the guests can circulate freely between the kitchen, the living room, and the terrace. On the other side of the house, we find a large double height bedroom with unimpeded views over the surrounding countryside and the garden. This is the master bedroom, and with good reason, as the views are wonderful. Exposed beams and stone walls add warmth and there is a large closet. Next to the bedroom we find a laundry room that doubles as a boot room and also has wonderful views. On this floor there is also a second bedroom which is currently used as an office. Here there are equally stunning views from two big picture windows. The bathroom has attractive white tiles and includes a bath, a separate shower, and a built-in vanity with sink. There is a separate Wc in the hallway. Second floor This is the perfect area to house guests, or for children to have their own private living space. A hall opens on one side to two good-sized bedrooms, both with skylights and Ac units, and a large shared shower room which also has a skylight. A big third bedroom runs the width of the house and is currently in use as a guest living room. Here there is a skylight and a dormer window with views over the countryside. We can envision this space as a children's playroom or a Tv room, for those who do not need this many bedrooms. The ground floor On the ground floor of the property is a large room with attached Wc and storage room that has been used for multiple purposes over the years and centuries, including a shop, a popular art gallery and a restaurant. As this space has a separate external door, it would work perfectly for anyone who has a liberal profession, or requires a studio or workshop. There are also two garages on the ground floor – one houses a listed brick bread oven and serves as a boiler room and both are currently used for storage. Each one has ample room for a good-sized car. In one of the garages, there is a space that could be used to install an elevator, with the relevant planning permission. Gardens Unlike most houses in Lectoure, this property has a garden – and a swimming pool! The owner has planted the garden with flowering shrubs and a variety of bulbs which come to life in the spring in a riot of colour. There is also an original well and several mature trees. The swimming pool, although technically above ground, is built-in with wooden decking and has all the necessary permits. It is a real luxury to be able to float in the pool on a summer day while at the same time having a view over the countryside as well as the cathedral! The garden is accessible from the main house through the kitchen, and also from the ground floor through the back door. Here at Bliss This property has everything you need for a comfortable life in the heart of one of the most beloved villages of Gascony. It is charming and elegant, and offers the possibility to work from home. It is a real oasis of calm, and it feels like a privilege to be able to sit and contemplate the stillness of the countryside while only a few steps from a listed cathedral.
