Saint-Vitte-sur-Briance (Haute-Vienne)
189 m²
7 rooms
4 bedrooms
In the commune of Saint-Vitte-Sur-Briance, a small commune in the south-east of the Haute-Vienne, in Limousin, in a tiny hamlet of just 3 houses, along a communal road without any passage, this real estate complex consists of two houses, two barns, two garages, a summer kitchen and various other outbuildings. The whole borders a stream and a wood, located on its land of nearly 6,000m². The house with its 4 bedrooms, with its atypical charm, is habitable without work, the cottage requires some finishing touches. The two barns are magnificent (350m² & 175m²) and one of them can be converted. The place is idyllic and would lend itself to the creation of several gîtes. There is a beautiful vegetable garden, fruit trees. Come and discover this little gem without delay and exploit its potential...
The houseBuilt in exposed stone and Périgord tiles in 1965 and facing south and west, it consists of 3 complete levels. On the garden level, accessible from the living space, the technical level incorporates a cellar (approx. 21M²), a storage landing (approx. 21M²), a boiler room/laundry room (approx. 18M²) with maintained oil central heating and a garage (approx. 23.5M²) with electric sliding door.
On the ground floor, the central entrance (approx. 11M²) is on the west gable. It leads to an office (approx. 7.5M²), a bathroom (approx. 5M²) with shower and bath, a separate toilet (approx. 1.5M²), a fitted kitchen (approx. 18.5M²), with wood stove, communicating with a bright living room (approx. 23M²) with wood stove, and finally a bedroom (approx. 12M²) on the east side.
The first floor benefits entirely from a magnificent solid chestnut floor. A large central landing (approx. 10M²) leads to 3 bedrooms (10m², 10m² & 19m²), a tiled shower room (approx. 3M²) with Wc and a dressing room (approx. 9.5M²). 3 additional attics, two of which are on either side of the large bedroom, will provide a nice storage space as soon as they have been converted.
The cottage
It is located in a separate long building, between a Limousine barn and two garages. With a surface area of 49m², it has its own water and electricity meters and comprises, on one level, a living room-kitchen with fireplace, two bedrooms and a family bathroom with toilet. Above, an attic that can be converted, but no access created from the house. The electricity has started to be redone, but there is still some finishing work to be done.
Magnificent outbuildings to exploit
In addition to a renovated house and an almost operational gîte, we have here a most interesting additional development potential! Former independent pigsties (approx. 19M²) have been converted into a summer kitchen with a private raised wooden terrace. A Limousin barn, adjoining the gîte, offers 175m² on two levels of storage/garage. On the other side of the gîte, two independent garages, of about 20m² each, can park two cars or two small vans. They each have a storage attic above. A private courtyard separates the Limousin barn from a magnificent Auvergne barn built just after the Second World War. With a surface area of 350m² on two levels, the town's urban planning authorises its development into a habitable space! If you don't develop it, its 1st floor can park a motorhome of any size or number of vehicles... Notice to amateur collectors!
If that wasn't enough, we also have two additional small independent houses of 40m² each on two levels, separated by old hutches.
A large plot of land slopes down to the stream and its small woodEntirely exposed to the south, the land of almost 6,000m² is turned towards the stream that borders it at its southern limit, but before getting there, you can enjoy a large fenced vegetable garden with a market gardening tunnel, an area planted with fruit trees, the slope of which naturally leads you to the stream... In front of the Auvergne barn, an above-ground swimming pool will delight young and old alike...
On the banks of the stream, under the trees of your private wood, a large wooden camping table allows you to enjoy special moments with family or friends, or to let the tenants of your future cottages enjoy them! Paradise is not far away!
