All services are available within 20 minutes’ drive, including grocery chains in Bourganeuf (west), Ahun (northeast), and Aubusson (east), and about 30 minutes to everything in the prefecture center of Guéret (north). The village of St Georges La Pouge has a small grocery store, pharmacy, and post office. St Georges La Pouge also has a maison médicale for immediate health needs, and Limoges serves as a hospital and medical services center for the central Limousin. There are also hospitals and emergency clinics in Guéret and Aubusson. Air service is available at Limoges (less than 90 minutes; direct air service to Stansted/London) or Clermont-Ferrand (about two hours; Air France to Paris, etc.), as well as new service to the Uk out of Poitiers (2 3/4 hours). The Tgv runs to Paris from La Souterraine, 45 minutes northwest of Nouallaguet. The affordability and congeniality of this area of the Limousin seems to particularly attract transplants from the Uk, all of whom know each other and have built a welcoming and sharing expat community for newcomers. The property was purchased in April 2023 for 243,000 euros exclusive of closing costs. There are walls and foundations around the grounds that go back over 300 years, a chemin just outside the door that goes back centuries, a true Roman road that you can use to hike into town, and many other touches that assure your ability to become “lost in time.” Few things are as peace-inducing as sharing an aperitif hour in the golden light of a summer evening with the Limousiner cattle grazing in the near distance. Friendly and crime-free, Nouallaguet and La Creuse offer a safe respite from the world, yet is less than four hours door-to-door to the Gare Austerlitz in central Paris (by train, or five hours if driving). So why is it being sold so quickly after purchase and at the end of so much personal investment? Suffice it to say, the owner unexpectedly met and married a French woman. Life creates sudden changes. This is a lock-and-leave home where all you have to do is show up with your suitcase and toothbrush. A rough inventory of items that come with the home is available upon serious inquiry. A detailed list of renovation work, upgrades, and improvements is similarly available. Asking price 269,900 euros, which is below my actual hard costs including all improvements. The 2022 Dpe report rated the house at G, but that was before solar panels, new doors, new ballon, attic insulation, etc, were added (all key recommendations in the 2022 Dpe). According to the inspection authorities, a new Dpe is not required and a reasonable expectation is that the house's rating has risen to D (the French are complicated and I'm happy to supply a longer answer on this).
