- Im Herzen eines ruhigen Dorfes im Süden des Gers ist dieses Anwesen in der Zeit verankert geblieben. Wir betreten das Anwesen durch zwei große schmiedeeiserne Tore mit imposanten Steinsäulen auf beiden Seiten. Die nahe gelegene Straße ist eine ruhige, ruhige Dorfstraße, die zu einem grünen Weg führt. Mit 5000 m² Garten hat das Anwesen mit seiner imposanten Fassade und den originalen Fenstern einen typischen gascogne-Charme. Eine schöne kriechende Rebe, die reich an roten Trauben ist, umrahmt die Tür. Die Lage ist perfekt, ruhig, aber nicht isoliert für eine Immobilie, in der wir nicht dauerhaft leben würden, wir schätzten die nicht zu entfernte Anwesenheit von Nachbarn in dieser ruhigen Lage. Später erfuhren wir von Einheimischen, dass die Pracht des Anwesens (einschließlich der ziemlich fabelhaften Treppe) vom Design des Schlosses kopiert worden sein könnte, da es ein wenig zu groß für ein typisches Dorfhaus war. Die beiden bemerkenswertesten Elemente im Inneren sind das Licht, das in jeden Raum eindringt (die meisten Räume haben zwei Fenster, wodurch sich die Sonneneinstrahlung im Gebäude verdoppelt) und das Volumen jedes Raumes. Die Schlafzimmer, der Empfangsraum im Erdgeschoss (mit seinem alten originalen Kamin) und die Küche bieten großzügige Räume. Die Lehmwände mit ihren eigenen Eichenbalken und Streben stammen aus dieser Zeit. Das Haus wirkt trocken und gesund, es scheint zu atmen und es gibt keine sichtbaren Anzeichen von Feuchtigkeit. Wenn es eine leere Leinwand gibt, die Sie bemalen und mit Farben füllen möchten, dann ist es diese! - Panoramic views and classic formal gardens Overview This property has all you could ever want a large, roomy manor house built in local stone and preserving many original features, an elegant formal garden complete with fishpond, a large swimming pool, a charming half-timbered dovecote, a lake, a large barn and even woodland walks. The location is ideal, as we are at the top of a hill with far-reaching views on two sides, and yet the house feels protected by the woodlands behind it and the abundance of mature trees in the surrounding park. The approach to this property is peerless: A long winding driveway, partially walled and shaded by tall pine trees, leads us up to the top of a wide promontory where we can glimpse the imposing manor house through the trees. We first pass a large pond, sheltered by trees, and then well-tended fields on both sides of the drive. At the top of the hill, we can choose to go right and explore the perfectly preserved Gascon dovecote: Set on tall stone pillars and topped by a tiny tower, this delightful little building has stood here for centuries overlooking the fields and woods laid out at its feet. Once we pass the dovecote, the road curves up to the left, past a charming formal garden surrounding a stone lily pond, a large stone barn and another smaller pond. We park just past the house, in a shady parking area with room for at least six cars and turn to view the house itself. We are faced with a substantial stone two-storey property with a large walled courtyard. The façade is in excellent condition and projects a real feeling of settled elegance. Large, white-painted wooden shutters frame each window and there are flowering roses on one side. The property is L-shaped, and until now several generations have lived here together, so at this time there are two separate dwellings, with connecting doors on both the ground floor and the first floor. The way in which the property has been divided makes it very easy to revert to one large family home. The house – part one The house is open to the gorgeous gardens from a number of the ground floor rooms and consequently there are terraces all around the house where the residents can choose to be in the sun or the shade, depending on the time of day and the weather. As the house is currently divided in two, we will visit the main house first, and then the adjoining, slightly smaller, living space. From here we are drawn to the large living room which is a delight it features flagged stone floors, two large paned-glass windows, glass doors to the gardens, and a magnificent stone fireplace. This is the most elegant and formal room in the house, but it is also a very welcoming space. Past the living room, there is an attractive and cozy dining room with another stunning stone fireplace and a second door leading to the back of the house, where a hallway gives access to a Wc, a pantry, and an office. Here too, we find the attractive kitchen that has retained the original fired-earth tiled floor. The owners have painted the high walls in a matching burnt sienna colour that gives added warmth. There are exposed beams and exposed stonework around the windows and doors as well as the original bread oven and ample room for a large table that seats 6 or 8 at a time. It is a lovely room that embodies the image and the spirit of a traditional farmhouse kitchen. On the other side of the ground floor, behind the main staircase, there is also a large and very beautiful bedroom, accessed through a wonderful carved stone door. It has exposed beams, attractive ceramic floors and there is also the possibility to re-open a door to the main living room (this door has been blocked and the alcove used for shelving). On the same hallway there is a shower room, a bathroom and a separate WC. The laundry room at the end of the passage serves as a link to the second part of the house, where the younger generation has made their home. First floor As mentioned, we access the first floor by means of a beautiful stone staircase. On the right-hand side of the landing is a large room that has traditionally served as a playroom but could easily be put to good use as a bedroom or large study. At the other end of the landing, we access a pretty bedroom with a shower room and a dressing room or a child's bedroom in the tower at the end. This tower room is a great room for smaller children or visiting grandchildren or could be used as a private boudoir. In the middle of the landing, another door opposite the staircase opens to several large rooms set under the spacious eves, comprising a bedroom, a bathroom and a large library. There is also a large storage room. This is an area of the house that could be further developed if desired. The house – part two The second wing of the house has its own front door, although it can also be accessed from the other house both on the ground floor and on the first floor. It is smaller than the first wing and comprises on the ground floor a large living room with a stone fireplace, an attractive living room and a large modern kitchen with a pantry. We can access the terraces from all these rooms Upstairs there is a large main bedroom with panoramic views and private bathroom, two further bedrooms that share a bathroom and a dressing room. It is entirely private, surrounded by wonderful views, and conveys an extraordinary sense of peace rarely found, even in the Gers. It was built in 2017 using all the latest technology and updated within the last year. It is also now entirely wheelchair friendly. Everything in the property can be programmed using only a mobile telephone, including the pool filtration system. The house The overwhelming feeling upon entering this house is of harmony. The house has been built using soft greys and natural wood, and whenever possible the architect has included floor-to-ceiling windows facing the gardens. The colour palette of the open-plan living spaces reflects the same shades and even the anthracite brushed aluminum window frames and electric shutters harmonise perfectly with the colour scheme. The main living space measures 52 m² and has been designed for maximal ease of movement. At one end there are comfortable sofas and at the other end there is a beautifully designed fitted kitchen. The quartz countertops in swirly shades of grey are stunning and the entire area has been created to maximize ease of movement and allow interaction with guests and family while preparing meals. This room has one wall that is almost entirely composed of glass doors facing the pool area. All the windows have both interior shades and exterior electric shutters, all in matching shades of dark grey. The delightful main bedroom suite is situated just past the living area. A wide doorway opens onto a room that has been created specifically to meet the needs, and the design choices, of the present owners. Here, the ceiling and one feature wall are in warm shades of wood, and the flooring is light grey polished stone tiles. Once again, there is an entire wall of glass, giving a feeling of being in harmony with nature and the changing seasons. It is a bright and spacious room and the addition of a window facing the kitchen means that even if the owner is unwell, she can still participate in family life from her bed. A bespoke bathroom and dressing room have been created behind the bedroom, dominated on one side by the views over the gardens and on the other by the large walk-in shower. The room is completed by an elegant sink unit and an imported Japanese toilet that does all the things we have all been told it does! At the other end of the house, beyond the front hall, there is a practical laundry room, that also contains the hot water cistern and gives access to the garage and the carport. On this side of the house, we also find the three further bedrooms. The first of these has a private shower room, a walk-in closet and French doors opening onto the terrace. There is a separate toilet in the hall, and the two further bedrooms share another beautifully appointed shower room. All the bedrooms have a view over the pool and the gardens, as well as direct access. Terrace & pool One of the most stunning features of this property is clearly the 200 m² terrace the bespoke tiles in swirling blues, greys and light browns give the impression that the swimming pool set in the middle is floating in a warm sea. The owners have installed two adorable Savanelodges on the terrace that emphasize the feeling of being in a luxury resort. The lawns are beautifully maintained, the paths are perfectly weeded, and the pebbled driveway is also immaculate. Here at Bliss We found this to be an extraordinary house in many ways. The feeling of lightness and spaciousness one feels throughout, combined with the huge picture windows facing the gardens, give the impression that the green lawns and trees are a part of the living space, so that you feel that there are no barriers between you and the nature that surrounds you. Patio doors open onto a covered area where the owners often barbeque, even in the winter months. Inside, there is plenty of room for a table and chairs also. First floor The window on the south-west side of the first-floor landing overlooks the garden, and opposite it, on the northeast side, there is a small but practical office with large windows, offering even more light. The floors here are the original wooden planks, and the owners have highlighted the half timbering on various walls. Es ist auch das Land der Kadetten der Gascogne, von denen d'Artagnan zweifellos der bekannteste ist. Gleich wie die Städte und Flughäfen von Bordeaux und Toulouse (1 Stunde 45 Minuten) und weniger als eine Stunde von Agen und seinem TGV-Bahnhof entfernt. Überall gibt es Dörfer mit Charakter, von denen einige zu den schönsten Dörfern Frankreichs zählen. Ein kleiner Weg, der von alten Eichen beschattet wird, führt uns zum Grundstück. Gleich auf der rechten Seite, hinter einer riesigen, hundertjährigen Eiche, die den Ort zu bewachen scheint, taucht das Anwesen mit seinem majestätischen Turm auf. PRÄSENTATION Ich, Ritter Johann von der Gascogne, lade euch, Bürger der modernen Welt, ein, mir in das Land meiner Vorfahren zu folgen. Hier sind wir auf meinem fast 30 Hektar großen Land, das aus Weinbergen, Niederwäldern, Mooren und Wiesen besteht. Meine Vorfahren hatten beschlossen, sich hier niederzulassen, ganz in der Nähe einer kleinen antiken und mittelalterlichen Stadt, die es zu verteidigen galt. Im fünfzehnten Jahrhundert wurde dann dieses architektonische Juwel gebaut! Ein rechteckiges Gebäude mit drei Ebenen, das vollständig aus Stein, Holz und Kolben besteht, ein seltenes und perfektes Beispiel für das, was als Gascogne-Festungsraum bekannt ist. Einige werden von einem Wachturm sprechen, da seine dominante Position es Ihnen ermöglichte, das hübsche Dorf zu beobachten und zu schützen, das zur ersten Bastide der Gascogne werden sollte. Gekrönt ist der Turm mit Schäben, einer Kragkonstruktion, die es ermöglichte, von oben alle möglichen Gegenstände oder Flüssigkeiten auf mögliche Angreifer zu werfen. Zu Beginn des sechzehnten Jahrhunderts wurden Öffnungen gemacht, um mehr Licht hereinzulassen. Seien Sie versichert, dass mein Turm, obwohl defensiv, an mehreren Stellen atemberaubende Panoramen bietet! 360° Blick auf die gesamte umliegende Landschaft! Fenster auf die hügeligen Berge meiner Heimat Gers, die viele gerne auf Postkarten verewigen, oder um noch moderner zu sein, was unsere jungen Burgfräulein und Libellen als "Instagrammable" Landschaften bezeichnen könnten. Mein Turm litt gewiß unter den Religionskriegen mit dem Durchzug der Truppen Montgomerys, wie übrigens in der ganzen Gegend. Die beiden Brunnen auf dem Grundstück und die Getreidesilos im Erdgeschoss, in dem sich die Wache befand, hielten meine Vorfahren während der Belagerungen am Laufen. Ich selbst habe mit Hilfe eines meiner lustigen Typen daran gearbeitet, meinen Turm zu retten. Für die Reparatur des Daches und der Kragzüge im Jahr 2006 erhielten wir den Denkmalschutzpreis für seine Erhaltung. Die Jahre sind vergangen, und wir kommen im einundzwanzigsten Jahrhundert an, überfüllt, betoniert, wo der Raum zum Luxus wird, weil er fast unmöglich zu finden ist. Auf meinem Land: Weltraum, helle, blonde Steine, die die Sonne reflektieren wie nirgendwo sonst! Kein Lärm oder visuelle Belästigung, nur der Gesang von Grillen, Vögeln und manchmal Fröschen, die in den kleinen Teich kommen und denjenigen, die die Natur gerne beobachten, ihre Balz anbieten. DER Turm aus dem XV. Jahrhundert Durch die Südtür gelangt man in einen Raum, der einst als Wachzimmer diente, während das erste Obergeschoss mit seinen Sprossenfenstern den Adligen vorbehalten war. Ein wunderschöner monumentaler Kamin, an dem mehr als ein Wildschwein und Hühner gebraten haben müssen! Am Boden ist noch zu sehen, wie sich die Getreidesilos öffnen. Eine Trennwand trennt diesen Eingang von einem anderen Raum, in dem sich die Treppe in den ersten Stock befindet. Eine schöne gewölbte Doppeltür nach Süden bringt viel Licht in diesen Raum. Wir können auch eine alte Öffnung im Norden erahnen, die jetzt verdammt, aber leicht wiederverwendbar ist. Auf der ersten Ebene finden wir die gleiche Aufteilung wie im Erdgeschoss sowie einen zweiten Kamin von guter Größe aus Stein, dessen Sturz restauriert wurde. Auf der zweiten und letzten Ebene befinden wir uns an der Stelle, an der die Beschützer der Stadt auf die Ankunft möglicher Angreifer warteten. Es ist ein unglaublicher Aussichtspunkt mit einer atemberaubenden Aussicht! Das Fachwerk und das Dach wurden unter der Aufsicht eines denkmalgeschützten Architekten, für den wir einen Preis der Archäologischen Gesellschaft Gers erhalten haben, komplett erneuert. Es ist auch die größte Ebene, dank dieser Kragerei, die, wie von außen zu sehen ist, auf den ursprünglichen Steinkonsolen ruht. DAS Haus des achtzehnten Jahrhunderts In der Nähe des Turms befindet sich ein einstöckiges Haus aus dem achtzehnten Jahrhundert. Über der in Stein eingravierten Tür ist noch das Baujahr 1768 zu lesen. Dieses Gebäude, so der geweihte Ausdruck, befindet sich "in seinem ursprünglichen Zustand", was es dem zukünftigen Herrn des Ortes ermöglichen wird, ihm seinen persönlichen Stempel aufzudrücken, ohne eine unglückliche Restaurierung abreißen zu müssen. Auch hier sind der Kamin und die schönen Balken erhalten geblieben…

OVERVIEW Let's visit this charming house perched on one of the small hills that make up the beautiful Gers countryside. Push open the gate and discover this property, completely rebuilt by the current owner in 2013. We are immediately charmed, as two driveways lead us to the main house. There are trees on either side, including two majestic yew trees. One driveway leads to the entrance via the kitchen, but we prefer to continue along the gently sloping driveway, beneath the wisteria that adorns the west façade and its main entrance. In front of us is the whole of the terrace, bordered by a low wall that gives it a Mediterranean feel. It's the ideal place to share convivial moments with family and friends, under the jasmine-covered gazebo. It's easy to imagine yourself admiring the scenery while sipping iced tea or a floc de Gascogne. A little further down, the perfectly manicured grounds could accommodate a swimming pool (subject to obtaining the necessary planning permission). Let's continue our discovery of the garden along another path. Along the way, we come across a second gazebo, wrapped in a curtain of jasmine. A real refuge from the sun, where you can read or seek inspiration before continuing on to the artist's studio and giving free rein to your creativity. Adjacent to the studio is the guest house, with its two bedrooms, shower room and kitchen. Everything here is on one level! It would be very easy to combine these two parts of the property. Let's move on to the main house, and take a look at the shed at the bottom of the garden (as a famous singer not far from here would say...), a good size for storing all your tools and the tractor.
