Generell beskrivelse
Under Offer In one of the most sought after villages in the Luberon, we are now putting our beautiful home on the market. If you are looking for a property that is close to all amenities, yet not close to any busy roads, then this location will be very hard to beat.
This lovely 175 m2 house was completely renovated in 2014 and 2015, using quality materials. There is double glazing everywhere and economic heating via a heat pump system that can also produce cold air in those hot summer days in Provence. There are Italian tiles in all rooms completed with beautiful stone steps/window seals.
The fully equipped kitchen (14 m2) has direct access to the terrace and an adjacent laundry room (9m2) with its own sink and place for two washing machines. There is a beautiful open space dining area (30m2) with direct access to the south facing terrace with additional sitting area (17m2) and a guest toilet (2m2). There is a closed media room (17m2), also with direct access to the terrace. The master bedroom (28m2) also has direct access to the terrace and has its own arbor for early morning coffees. The ensuite shower room (6m2) has a walk in shower, sink and Wc. There is a second bedroom (20m2) with ensuite shower room (walk-in shower, sink, Wc) on the ground-floor. This bedroom can both be accessed from the house and independently, making it ideal as a guest room or for teenagers. On the first floor there are two bed rooms. One is closed (10 m2), the other is currently being used as an open - spaced office but can easily be closed if needed. There is a separate shower room with shower, Wc and sink. There is ample parking space both on and off the premises in addition to a garage (12m2). There is a large mezzanine for storage.
The south-facing mosaic pool is 4 x 10 m2 and has its own pool house complete with pizza oven, Wc and shower. For additional shade there is also a pool side arbor. There is a total of 200 m2 terrace tiled with Travertin marble.
Further outbuildings include a stone shed, an al fresco dining, a wooden shed and a storage arbor. All of this on around 3000 m2 of land with several olive trees. The garden is completely enclosed and private In fact, this south facing-property has no neighbors to the East and to the South, where the White and Green oak forest is strictly non-constructible. This house can be used for year round living (like us) or for a secondary residence or a lucrative rental property.
The centre of the old village of Cabrieres d'Avignon is 500 metres away. Here you will find a bakery, a grocery store, a butcher and a post office. There is also a general practitioner and a well reputed restaurant. Coustellet, 5 minutes by car, has a super market, a petrol station, post office, banks, and numerous restaurants and shops. Coustellet also hosts the biggest Provencial market in the Luberon open Sunday mornings and Wednesday evenings. Coustellet is also considered a Provencial cross road with quick access to Cavaillon, Avignon and Apt. The Tgv in Avignon is a 40 minute driveaway; the airport in Marseille is 50 minutes away.
Leaving the house on foot you are immediately on a beautful walk into the Luberon. Trails leading you to Gordes, Fontaine de Vaucluse, Lagnes and further afield. This is what makes this property so special: the best of all worlds: nature, tranquility, no roads yet close by amenities.
If you are looking for a property that you can move into straight away, in a quiet 'no roads' location yet close to all ameneties in a typical provencial village that is active year round and not just in the summer months, then contact me so we can have a chat.
