Generell beskrivelse
For many years, until his death, this was the home of a main board director of the Hennessy cognac house.
While house hunting in 2000 this was the last house that we looked at from the estate agents’ lists. We had put it last because the other houses on the lists seemed to look either more prestigious if they were the same price, or if a house seemed a similar type to this one, it was being sold for much less.
When we eventually visited, what attracted us to the property were the dimensions of the rooms in the main house, the variety of the planting in the 4 hectare walled park, the quality of the materials used in the buildings, the symmetry of the buildings around the courtyard, and finally the lack of a swimming pool which meant we could build our own.
For detailed information on the property google 'closdefleac'.
Rooms - generous dimensions, (e.g. Main lounge 60 sqm, dining room 40 sqm, kitchen 40 sqm, main bedroom 32 sqm) with high ceilings, but not too high – 3.6 metres, which allows tall windows and lots of light and good views over the park.
The five bedrooms on first floor all have adjoining bathrooms that have a combination of (or in some cases all) wash basin, bath, shower, toilet, bidet, and dressing area.
The park – the house sits in the middle of the property and is very private. The land is approximately rectangular and flat. Many of the paysagistes who have worked here claim it to be ‘the prettiest in Cognac’. It is planted with a good variety of ‘statement’ trees - cedar of lebanon, parasol pine, American oak, Douglas Fir, horse chestnut, plane, Sequoia, beech etc.; also it has many shrubs and fruit trees whose blossom starts coming out February and continues through summer.
There are many enclosed areas within the park that have their own character – for instance the ‘japanese’ garden with ‘au-vent’ eating area, waterfall, stream, pond and boules pitch; the sheltered area around the 18 metre fish pond; the old orchard.
Location – it’s on the edge of the village of Javrezac (5 minutes walk from the tennis club) so although it’s in the country it is not isolated and only 7 minutes drive from the bars and restaurants of Cognac, and 5 minutes to major supermarkets and diy stores.
The outhouses: these are arranged symmetrically around the 900 sqm courtyard and are constructed from dressed stone of the same quality as the main house.
Most of the outhouses have concrete floors, apart from the two stable areas, which are cobbled. They are attractive spaces in their own right (one has an old cognac still, another the old grape pressing machines) and are now used for a variety of purposes – workshop, table tennis room, garage, indoor shooting gallery etc.
At the end of the east block is a 2-bedroomed house which we updated in 2006 and is now a very comfortable place to put overflow guests.
It also has its own outside shady eating area, an enclosed garden and a grange which serves as an indoor archery area.
The swimming pool – after a lot of patience and 170,000 euros, 2 years after buying the house we ended up with a pool area that was in keeping with the rest of the property – 16 metres x 6.5 metres + entrance steps, automated heating and cleaning, electric concealed cover, outside shower area, ‘au-vent’ eating area, ‘locale technique’, changing room, toilet, kitchen area, 2.5 - 4 metre paved surround, with roofs of new buildings matching the style of the outbuildings, and the whole area walled on three sides but allowing views on the fourth across the park.
