Opis ogólny
This delightful property for sale in the hamlet of Laval, near Quillan in Languedoc Roussillon, offers the opportunity to live in comfort in the 150 m2 that have been tastefully renovated, whilst having the opportunity of putting to your own personal use the other 130m2 still to be modernised. It is rare for houses of this calibre to come onto the market in this beautiful area of Languedoc Roussillon and it has been priced to encourage a quick sale.
The house itself has an interesting history, being around 300 years old. It was originally the way station or staging point for travellers on the old route to Perpignan from Quillan. The thick stone walls help to retain the heat in winter, but keep the rooms pleasantly cool in the heat of the summer. In more recent years, after the renovations carried out a few years ago, it was used as a successful gite and a long-term rental property.
Internal:
The property for sale offers a large lounge/dining room with a Supra wood-burning stove, fitted kitchen and luxury bathroom with corner bath and shower, all on the ground floor of the house, leading off from the spacious entrance hall. Upstairs there are three substantial bedrooms, plus a Wc and wash hand basin. All of this part of the property has been modernised in recent years.
There are two very large rooms that are structurally sound with some renovation work required, one on each floor of the house, totalling 93 square metres. The upstairs room was previously an artist’s studio and has a wooden floor; it could make a luxury master bedroom with dressing room and en-suite bathroom, but is sufficiently large to make two double bedrooms and bathroom, if preferred. The downstairs room offers equal flexibility, being in total 53m2. There is the possibility of making an additional entrance to the house from the side garden into this room, which is, again, large enough to be divided into two or three substantial rooms.
The additional space still to be partially renovated is, indeed, large enough to create a separate dwelling, if desired, making this house for sale a very attractive proposition.
External:
The garden is divided into two main areas, being fully enclosed at the front, with a longer section of land at the side. In addition, there is a two storey barn totalling 80m2, which offers further development potential.
Immediate area:
Hameau de Laval is in a picturesque, rustic area of Aude in Languedoc Roussillon surrounded by mountains, with many walks on the doorstep. It is only 5 minutes from Quillan, a traditional market town in the foothills of the Pyrenees. Quillan offers all the usual amenities, including three supermarkets, an outdoor swimming pool, cinema and theatre. There is also a market each Wednesday and Saturday.
Languedoc Roussillon, France – surrounding area:
In addition to the nearest town of Quillan, Hameau de Laval is close to Esperaza, which has a craft market on Sundays. Historic interest is to be found in Rennes le Chateau (inspiration for part of Dan Brown’s “Da Vinci Code”), the ancient walled city of Carcassonne, France (around 40km away) and other mediaeval villages in the locality.
There are canoeing, kayaking and climbing opportunities to be found close by on the beautiful river Aude. The Mediterranean coast is around 50km away and there is skiing within an hour’s drive for winter sports enthusiasts.
