This house built almost 300 years ago, close to an uninhabited hamlet surrounded by woods and green meadows, would be a magnificent pied-à-terre for those looking for a country setting away from the hustle and bustle of the cities. The houseBuilt of stone with rendered facades, the thatched cottage faces north-south through a central wooden door, surrounded by cut granite blocks, on a landing (6m²) leading to a living room (19m²) on the right with a floor divided between a concrete slab and a solid varnished chestnut parquet floor (part over cellar). A false ceiling (2.85 m high) probably hides very beautiful beams, like those visible in the next dining room. The room, simply furnished, is equipped with an open fireplace, several built-in cupboards and a secondary entrance door. Behind, a bedroom (9m²) facing north with chestnut floors, built-in wardrobe, as well as a small shower cubicle and a washbasin. The window allows you to admire its garden and the bocage valley plus the living room, a third door leads to the small very simple kitchen (5m²), typical of holiday homes. Its equipment consists of a wall-hung sink, a tiny worktop, a washing machine, a stove, a small fridge and a hanging storage unit. Hot water comes from a water heater powered by a propane tank located in the cellar below. A glass door opens onto the garden behind the house. Adjacent to the kitchen, a toilet (2m²) with washbasin, toilet and storage unit. A second door communicates from the kitchen to the entrance landing. To the left of the entrance hall, the dining room (21m²) partly raised over the cellar, with open fireplace, fitted cupboards and large exposed beams on the ceiling. Behind this room, another small bedroom (8m²) with window to the garden. The staircase leading to the cellar is on the entrance landing, as well as the stairwell on the 1st floor. The attic above consists of two main spaces separated by a landing with roof dormer. The attic on the left, located above the dining room, contains a basic bedroom of 11m² made of plank walls (perfect in summer). The wide oak plank floor partly testifies to the old age of the house. The surface area that can be used to create a living space is 65m². Two dogs sitting in the roof give the whole a certain cachet. Adjoining the house, an old bread oven, whose chimney is missing since the roof was overhauled, with a closed bakehouse, allows you to store a few belongings and tools. As it is, this house can be used immediately as a holiday home, in the right season, if you like spartan comfort! Most will want to modernize it, while taking care to preserve its old charm, so that it can be used all year round or to make it their main residence. Everything works, but we are not yet at the point of modern comforts. The pleasant surprise is that there is a septic tank, even if it needs to be brought up to standard. The landIt is not huge, but of a good size with its 3.600m². The access road, not really visible since it is on grass, is part of the grounds. It starts from the small road in the hamlet and descends gently in front of the house. The land has a grassy part and a wooded part. The garden on the west and north side (behind) of the house is surrounded by a low stone wall. There is an old well with an old cast iron hand pump. There may be water, but it is not pumped or used by the owners. The place and its accessWe are located in the commune of Saint Germain les Belles, less than 10 minutes from the centre of the village, its amenities and services. The hamlet, set back from which the house is located, is not inhabited, but the buildings are used for agricultural purposes by a local farmer. The road passing through the middle of the hamlet is very little used and therefore the place is very quiet. Limoges centre is half an hour away by road and train (St Germain les Belles train station). Bellegarde International Airport is 40 minutes away.
