It is located between Narbonne and Carcassonne, at 30 mins. From Béziers and the Mediterranean Sea. The village has 7 vignerons, rangeing from less expensive Vin de table to more expensive Vin de dégustation. Close to Béziers, Toulouse, Montpellier and Perpignan. It's got enormous potential.
There are 6 bedrooms, 4 bathrooms, 5 toilets, 2 living rooms, 3 kitchens, an attic (possibly 2 or 3 extra bedrooms and bathroom), storage, laundry room, garden (100m²), swimming pool, two terraces facing west (amazing sunsets!), a palmtree, etc.
The whole house has been renovated since 2010 with qualitative materials, with a complete redevelopment of the old stable to a huge living area (46m²) and holiday apartment. The house is sold as a private house, not a business.

The three living areas have separate entrances in the common hallway.

2. The studio (37m²) is fully equipped with a kitchenette and bathroom with bath. It is currently run as a B&B for up to 4 persons.
3. The apartment (200m²) consists of 4 bedrooms, 2 bathrooms (1 with whirlpool), 2 toilets, cosy living room, brand new kitchen, large sunny terrace (26 m²) and access to the garden with pool.
The apartment and studio are currently rented out very succesfully as B&B and guest rooms. In summer we reach a 98% occupancy rate. In low season we get a lot of workmen (new hospital being built 5 minutes away), so we stay open all year round. It sleeps a maximum of 15 people (and two small children). The house provides 1 person with a very decent income, more is possible if you add table d'hotes. Financial details are provided upon your visit.
It is also possible to rent the apartment and studio as gites or holiday homes since there are separate entrances.
The holiday studio and apartment are preferably sold fully furnished (all furniture and equipment was bought in 2013 and 2014, we have all invoices).
Ecological interventions:
45cm of roof insulation, keeping the heat inside in winter and outside in summer.
One large main wood heater, heating the private area and additional electrical heating for the holiday apartment.
Thermodynamic water heater (installed 2014, 270l of hot water) reduces the electricity bill big time (500kW for 270 litres).
Heat-blocking foil on windows.
In the village (1200 inhabitants) there are 2 bars, 2 pizzerias, 1 bakery, 1 restaurant, 2 grocery stores, 7 wine makers, 1 decent (and honest) car mechanic, dokter, nurses, physiotherapists, pharmacy.
Supermarkets (Carrefour, Lidl, Intermarché, Aldi, Biocoop), gas stations, restaurants, etc. At 7 km (Lézignan-Corbières).
The Canal du Midi is 10 minutes away.
10 minutes to A61 motorway.
15 minutes to Narbonne; 30 minutes to Carcassonne, Béziers & the Mediterranean Sea; roughly one hour to Montpellier and Toulouse.
