It is with regret that we are now having to sell our beautiful home, due to declining health. From the beginning, we felt this was a special place, and this has proved to be the case.
The house is a renovated, partly stone farmhouse of around 160 years, which has retained all of its original charm and features, but at the same time offering all modern comforts. It is situated near the bastide village of Laparade, amidst stunning countryside, in the beautiful Lot-et-Garonne. Its location is perfect, at the end of a private chemin, set in the hillside providing uninterrupted views in every direction. We have just one, quiet neighbour but their house cannot be seen from the property. The chemin is off a small country road which carries very little traffic, and as such it is an oasis of tranquility with an abundance of wildlife.
The house sits in the middle of a pretty garden of just under a hectare which totally enclosed. It is unusual as it offers total privacy, but at the same time affording long reaching views from every side of the property. There are several terraces around the house, therefore providing areas for sun and shade, whatever the time of day or year. The main living areas face west, thereby enjoying the most spectacular sunsets!
It is a spacious house of approximately 180 square metres, not including the numerous terraces. There is also much scope for adding further accommodation in two adjoining parts of the house, and also in the attic.
The house has been renovated and maintained to an extremely high standard and is full of charm and character. At the same time, large windows fill the house with light and colour which provides the home with a special and almost magical quality, even in wintertime. In summer, it is bright and cool, but in winter it is snug and cosy.
There are four good sized bedrooms, one of which is presently used as a study/guest room. There is a very large, modern and completely refurbished bathroom with bath and walk in shower as well as a separate cloakroom. In this part of the house there is a rear entry door onto a stunning raised decked terrace, which provides amazing views and a wonderful place to enjoy outdoor dining, watch the sunsets or star gaze at night. This area also provides a cool respite in the heat of the summer.
From this terrace, there are french doors which open up to a huge kitchen, which also has been recently refurbished. This is a wonderful space, again full of light with views in every direction. This has an island as well as numerous other working areas and lots of cupboard space. There is a wide range of integrated appliances, including cooker, fridge, freezer and dishwasher. It provides plenty of space for family and friends to gather to chat and eat informally.
A feature wall opens out onto the dining and living areas. This is the very hub of this lovely home. Full of character with original beams, original features and a large fireplace with woodburner. Two sets of french doors open out onto another large terrace which overlooks the pool. This is a fantastic space for both family dining and entertaining.
Outside is yet another social area, with tropical plants and steps leading down onto the beautiful pool terrace, offering open views to the countryside.. The pool is entered by roman steps and is heated allowing for swimming from March through to November, weather permitting. There is ample space for sunbathing, pool activities , outdoor dining and much more. Here you will find the Hot Tub too, which is included in the sale. The whole area is surrounded by flowers and shrubs, is totally private and is perfect for those lazy, long summer days.
On the other side of the pool, a path leads to an attractive wooden chalet which serves as the pool house and for storage.
At the front of the house, there is yet another patio area, which is covered and faces south. Here you can sit all year as it is fully protected from the winter winds and shaded from the sun in summer.
There is ample parking for numerous cars and there is also an ancient outbuilding which serves partly as a wood store with an attached, heated room which could serve many purposes. At the moment we use it as a puppy house with its own enclosed garden, as we foster puppies in need.
During our time here, we have worked on landscaping the garden and we have planted many trees including a number of ornamental and flowering ones as well as almond, hazel and fruit trees. There were also many other trees already in existence, including oak, walnut, pear, apply and plums. We have introduced several new flower beds and rockery areas, which are stocked with a wide variety of flowers, shrubs and herbs. There is also a small vegetable area.
The house has been recently repainted both externally and throughout the interior. Last year, a large area of the original stone wall was repointed to a very high standard and new decking laid.
There are two outhouses attached to the house, which we currently use as storage. The smaller one has had a new floor laid and has full electrics, so could easily be converted into more living accommodation. The other outbuilding is larger, with an another fireplace and would make a superb studio or small gite.
There is also a large space under the roof which is perfect for conversion into more bedrooms and bathrooms, or even a large self contained apartment.
As well as the woodburner, the house has oil fired central heating and radiators throughout. Drainage is to a fosse.
The property is in the commune of Laparade, but is just ten minutes away from the pretty, riverside village of Castelmoron which has a good range of amenities including, bar, restaurants, delicatessen, two bakeries, schools, doctors, dentists, post office, bank, hairdressers, etc. Several larger towns are within easy striking distance, including Villeneuve-sur-Lot and Agen, which both have excellent hospitals.
We are surrounded by a wealth of beautiful bastide villages which are famous for their history, and their friendly night markets in July and August.
