Main Villa
Hallway/Entrance:
The entrance to the villa is approached from the garden side of the villa via steps and has steps leading up to the front door which opens onto a small area and a guest cloakroom and storage area to the right. A glass paneled door leads to a large main hallway. All rooms are off this hallway. There is a recessed storage cupboard with double doors in the hallway.
Living Room:
A through lounge dining area which enjoys a light and airy aspect with views of the Esterel mountains. French doors lead off to a large terrace which enjoys stunning sunrises and sunsets all year round. The terrace is partially covered to provide shade duing the summer months.
The lounge enjoys a real log fire and has a Tv, point (Satellite Dish in garden) numerous plug points and internet/telephone points.
The dining room is spacious enough to accommodate a large table and chairs and also has French doors leading onto the terrace.
From the dining room a set of stairs leading to a mezzanine area, currently used as an office. Beyond this through a door is an attic storage area.
Kitchen:
The kitchen has plenty of under and over cupboards with space for: dishwasher, American fridge/freezer and range style cooker. The kitchen leads to the hallway through a single glass panelled door at one end and through French doors to the pool area at the other.

The Apartment
The self contained apartment is below the rear of the main villa and benefits from having its own enclosed garden and entrance which is accessed from the car park. Being at ground level it lends itself to many possibilities such as a 'Granny' Annex, holiday rental apartment or guest apartment.
Comprising of lounge, dining and kitchen area with an en-suite double bedroom and an office but could be used as a 2nd bedroom. The bedroom and office face out onto the garden at the front of the building. There is also a large family bathroom and storage room to the rear of the apartment.
The main area has recently been renovated as has the family bathroom.
The kitchen has both floor and wall units, Belfast sink, electric ceramic hob and electric oven and space for a dishwasher and American style fridge freezer. Ample work surfaces and small breakfast bar complete this modern style kitchen. A window and the French entrance doors provide excellent light and views to the side of the apartment.
The through lounge/diner is spacious and affords room for 2 sofas, side units and a dining table.
French doors from the bedroom and office lead out to a covered terrace and the fully enclosed garden. The entrance which is to the side of the property also has steps that lead up to the pool area.
Direct access to the garage is through the storeroom/cave.
The two external rooms were originally used for B & B and are both large enough in size so to accommodate 2 adults and two children, Both are en-suite and have reversible A/C heating.
Room 1: Accessed from the front area of the Villa the room has a separate entrance of its own. A light and spacious room with glass panel inset in the door and window overlooking the raised flower beds and boules court.
Room 2: Accessed from the pool area this room also has a separate entrance. A solid door opens up directly onto the pool terrace. The room, also light and spacious, has windows both ends looking out onto the raised flower beds and boules court at one end and the steps from the kitchen leading to the pool at the other
Both rooms also have the potential to be easily incorporated into the main house.
Outside, the large pool is accessed via the kitchen or gated pathway at the front of the villa. With walk-in steps, alarm and complying with French safety regulations it makes the perfect place to relax or exercise. A shower is located at the far side of the pool. The terrace around the pool provides plenty of space for sunbeds or outdoor lounge furniture and the walled raised area is complimented by lavender bushes, with the oak trees providing shade when needed.
With some natural shade is a large covered dining area alongside the pool and is adjacent to the summer kitchen which is well equipped with sink and built in Bbq, storage and space for a fridge. A well established vine provides the perfect setting for meals during summer months. Poolside lighting makes this perfect area for relaxing and dining throughout the day or evening.
The court can be found to the front of the house and is shaded by well established bushes and cyprus trees..
There is a large lawn to the side of the house and adjacent to the car park.
The garage runs the full length of the house from front to rear and also accommodates a laundry area.
The large car park can easily accommodate between 8 to 10 cars.
Alongside the driveway leading to the property is a paddock and stable, adjacent to that is a hen house and enclosed run.
