Pretty 1920s stone house with 4 bedrooms and barn, located on a hillside in a dead-end hamlet, between woods and meadows, in a small town close to the medieval town of Eymoutiers and the village of Châteauneuf-la-Forêt. Come and discover it to enjoy life in the countryside without further delay! One step up a few steps to the covered entrance porch leading to a laundry room outside the house. Then, we enter directly into the functional kitchen (~18.5m²) on old floors, with a wood stove installed in the fireplace. Behind it, on the north-east side, a bedroom (~12m²), whose furniture, fireplace and original small paned glass window, contribute to the authentic character of the house. From the kitchen, two doors give access, on the one hand, to a dining room (~12m²) with solid floors and, on the other hand, to a living room (~12m²) allowing access to the extension made in the 1950s. It consists of an airlock (~1m²) leading to a second bedroom (~12m²) with solid chestnut floors, a bathroom (~4.5m²) with walk-in shower and bath, and a separate toilet (~2m²). Underneath this extension is the septic tank to be moved and modernized. On the first floor you will be able to receive your family or friends and you will have the possibility to create additional sanitary facilities to provide them with all the necessary comfort. The staircase from the kitchen leads to a landing opening to a bedroom (~12.5m²) with a balcony in the window in a "sitting dog" shape, ideal for admiring the magnificent views of the surrounding wooded hills, well beyond the hamlet. To the left of the landing, an attic (~12.5m² on the ground) will allow you to create a storage space or a dressing room. Then, an attic (~19.5m²) still to be converted, could make a beautiful living room, a games room or a library. Finally, a small bedroom (~5m²) located just above the bathroom on the ground floor, will be the perfect place for a future bathroom, especially since it will communicate directly with a fifth bedroom (~9m²) also having a balcony in the "sitting dog" with a view just as splendid as the room located at the other end of the house! The house is habitable for your holidays or all year round and benefits from double central heating with wood and working oil, and hot water is provided by a large electric tank. Some of the electricity was upgraded and brought to the barn next door. However, the septic tank will have to be moved, as it can no longer be located under the house. There is also an old adjoining house, in too poor a state to be preserved. Once removed, there will be room for the new pit. Some repairs to the roofs will also be necessary, as well as the installation of insulation, to guarantee you a cozy nest for a long time. A large and beautiful barnIn our area we may not have remarkable architecture, as in other French regions, but we do have practical buildings and beautiful outbuildings. This is a good example, as the property has an Auvergne-style barn (on two separate levels) with a floor area of approximately 120 m². The ground floor consists of 3 spacious stables (31.5m², 36m² and 45m²) with high ceilings, and the first floor of an open floor accessible via a ramp and two large sliding doors. It is possible to park several vehicles. Next to the ramp is a covered concrete terrace with a garage underneath with direct access to the road. A garden with bread ovenThere is a raised garden, on the north side behind the house, a lawned part of which has been levelled just in front of an old bread oven that is still functional. The rest is wooded and provides healthy shade in summer. In front of the house there is a relatively flat garden with a few trees. It used to be a plot, half of which has been sold to the neighbours, who have a vegetable garden and a carport with storage space. Since a dividing fence is still missing, it feels like someone else's backyard, but this can be easily solved by placing a fence along the property line. Access & AmenitiesThe village, of which the house is a part, has no amenities other than a pretty body of water with beach for swimming, located 5 minutes away. This is because we are just a quarter of an hour from the market town of Eymoutiers, which has shops, restaurants, schools and multiple sports facilities. On the other side, the village with large swimming lake of Châteauneuf-la-Forêt is only 10 minutes away. Limoges centre is a 45-minute drive away and its international airport is 55 minutes away.
