Køb af fast ejendom - This property offers a fantastic opportunity for someone looking for a genuine renovation project and the chance to create a home completely to their own taste. The house requires a full renovation, including the roof, insulation, windows, electrics, heating, internal walls and general finishing throughout. It is not a property for someone looking for a quick cosmetic renovation, but for the right buyer it offers enormous potential. One of the biggest advantages of the property is the land. There are approximately 2.4 hectares of mainly flat land, with mature trees providing welcome shade during the summer months. The ground has remained very usable throughout the winter and, during the five years I have owned the property, I have never experienced flooding. Some horse fencing is already in place, making this a particularly interesting property for anyone with horses or other animals. There is also a large barn which requires renovation, but the work is considerably more manageable than the house itself. One side requires walls to be installed and part of the rear wall needs rebuilding. Once completed, there would comfortably be space for six or more stables, depending on how much of the barn you would prefer to retain for hay, machinery or storage. There is also a well on the property. I have personally never used it, so I cannot confirm the water quality, but it contains water and could potentially be a useful additional feature for the property. Excellent for horse owners For anyone interested in riding, the location is particularly good. There are numerous countryside tracks immediately around the property, allowing you to ride for miles off-road through peaceful rural surroundings without having to rely heavily on main roads. A peaceful and friendly hamlet The property is situated in a lovely small hamlet with a very pleasant atmosphere. The neighbours are friendly, considerate and helpful while also being very respectful of one another's privacy. The surrounding properties are well cared for, and the area has a peaceful, established feel without being isolated. It is the sort of place where you can enjoy quiet countryside living, have space around you and still know there are good neighbours nearby if you ever need them. Convenient location Despite the peaceful rural setting, everyday amenities are within easy reach. Gençay is less than 15 minutes away, with supermarkets, doctors, bakeries, shops and other services, as well as an agricultural/farm store. There are also two villages approximately five minutes away, both offering local amenities including bars, convenience stores and bakeries. The N10 at Vivonne is approximately 20 minutes away, giving good access towards Poitiers and the wider area. Poitiers is around 40 minutes away, providing larger shopping centres, restaurants, services, transport connections and Poitiers Airport. A property with huge potential There is no hiding the fact that this property requires significant work, but that is also what makes it such an interesting opportunity. With 2.4 hectares of land, a large barn, equestrian potential, a peaceful location and a house that can effectively be redesigned from the ground up, there is considerable scope to create a very special property. Rather than paying a premium for someone else's renovation choices, this gives the new owner the opportunity to invest gradually and create exactly the home, smallholding or equestrian property they want. Once properly restored, the combination of the house, land, outbuildings and location should provide excellent potential to add value to the property over the longer term. Please be aware before arranging a viewing that this is a full renovation project and should be approached as such. I have the up-to-date property reports and sale documentation available and would be happy to send these to any serious interested buyer.
