Panoramic views and classic formal gardens Overview This property has all you could ever want a large, roomy manor house built in local stone and preserving many original features, an elegant formal garden complete with fishpond, a large swimming pool, a charming half-timbered dovecote, a lake, a large barn and even woodland walks. The location is ideal, as we are at the top of a hill with far-reaching views on two sides, and yet the house feels protected by the woodlands behind it and the abundance of mature trees in the surrounding park. The approach to this property is peerless: A long winding driveway, partially walled and shaded by tall pine trees, leads us up to the top of a wide promontory where we can glimpse the imposing manor house through the trees. We first pass a large pond, sheltered by trees, and then well-tended fields on both sides of the drive. At the top of the hill, we can choose to go right and explore the perfectly preserved Gascon dovecote: Set on tall stone pillars and topped by a tiny tower, this delightful little building has stood here for centuries overlooking the fields and woods laid out at its feet. Once we pass the dovecote, the road curves up to the left, past a charming formal garden surrounding a stone lily pond, a large stone barn and another smaller pond. We park just past the house, in a shady parking area with room for at least six cars and turn to view the house itself. We are faced with a substantial stone two-storey property with a large walled courtyard. The façade is in excellent condition and projects a real feeling of settled elegance. Large, white-painted wooden shutters frame each window and there are flowering roses on one side. The property is L-shaped, and until now several generations have lived here together, so at this time there are two separate dwellings, with connecting doors on both the ground floor and the first floor. The way in which the property has been divided makes it very easy to revert to one large family home. The house – part one The house is open to the gorgeous gardens from a number of the ground floor rooms and consequently there are terraces all around the house where the residents can choose to be in the sun or the shade, depending on the time of day and the weather. As the house is currently divided in two, we will visit the main house first, and then the adjoining, slightly smaller, living space. We enter through the front door to the main hall of the house, where the grandparents lived for many years. Here we find a stunning stone staircase with wrought iron balustrades that curve up to an open landing. The floors are beautiful, and the stone walls give this space a feel of stability and tradition that is emphasized by the huge tapestry hanging from one wall. From here we are drawn to the large living room which is a delight it features flagged stone floors, two large paned-glass windows, glass doors to the gardens, and a magnificent stone fireplace. This is the most elegant and formal room in the house, but it is also a very welcoming space. Past the living room, there is an attractive and cozy dining room with another stunning stone fireplace and a second door leading to the back of the house, where a hallway gives access to a Wc, a pantry, and an office. Here too, we find the attractive kitchen that has retained the original fired-earth tiled floor. The owners have painted the high walls in a matching burnt sienna colour that gives added warmth. There are exposed beams and exposed stonework around the windows and doors as well as the original bread oven and ample room for a large table that seats 6 or 8 at a time. It is a lovely room that embodies the image and the spirit of a traditional farmhouse kitchen. On the other side of the ground floor, behind the main staircase, there is also a large and very beautiful bedroom, accessed through a wonderful carved stone door. It has exposed beams, attractive ceramic floors and there is also the possibility to re-open a door to the main living room (this door has been blocked and the alcove used for shelving). On the same hallway there is a shower room, a bathroom and a separate WC. The laundry room at the end of the passage serves as a link to the second part of the house, where the younger generation has made their home. First floor As mentioned, we access the first floor by means of a beautiful stone staircase. On the right-hand side of the landing is a large room that has traditionally served as a playroom but could easily be put to good use as a bedroom or large study. At the other end of the landing, we access a pretty bedroom with a shower room and a dressing room or a child's bedroom in the tower at the end. This tower room is a great room for smaller children or visiting grandchildren or could be used as a private boudoir. In the middle of the landing, another door opposite the staircase opens to several large rooms set under the spacious eves, comprising a bedroom, a bathroom and a large library. There is also a large storage room. This is an area of the house that could be further developed if desired. The house – part two The second wing of the house has its own front door, although it can also be accessed from the other house both on the ground floor and on the first floor. It is smaller than the first wing and comprises on the ground floor a large living room with a stone fireplace, an attractive living room and a large modern kitchen with a pantry. We can access the terraces from all these rooms Upstairs there is a large main bedroom with panoramic views and private bathroom, two further bedrooms that share a bathroom and a dressing room. The grounds Flanked by tall poplar trees, a curving stone staircase topped by tall stone pillars, leads from the terraces surrounding the house down to the stone pond below. This is such a romantic and charming area, framed in part by an ancient stone wall and lined with carefully tended trees and ornamental bushes. The pond itself could be filled with waterlilies and goldfish to create the perfect garden retreat or backdrop for stunning family photos. Set just below the house, we find a substantial stone barn that is currently used as a workshop, and to house the tractor. It also houses the boiler room. The main entrance is through a large stone archway that adds a sophisticated touch to a very practical building. There is also of course the dovecote, set a bit further away from the house in the middle of a grassy area, and a recently planted orchard. On the other side of the house, and set a bit below the house for privacy, there is a large swimming pool. Here also, there are stunning views. An extensive woodland begins behind the carport and adjacent stone well. The owners have created several paths through the woods leading to a wide, flat field that is perfect for training horses and even has a lovely view. There is a lot of room for horses on the grounds, as well as a lake. Here at Bliss We adored the setting of this property it is without a doubt one of the most stunning gardens that we have had the pleasure to present. It is entirely private, surrounded by wonderful views, and conveys an extraordinary sense of peace rarely found, even in the Gers. There are many charming corners, both inside the house, and in the surrounding gardens, that can only be appreciated in person. We were also very impressed with the way that the owners have renovated the property to include many beautiful pieces of stonework that originally came from different locations in the area but appear to have always graced this beautiful house.

Beautifully crafted renovation and curated gardens Overview We arrive at this property by driving up and up until we reach the top of a high hill with sweeping views over the surrounding countryside on three sides. Here we find a large stone 18th century property framed in gorgeous gardens and mature oak and cedar trees. The previous owners of this house only lived in a couple of rooms and left the rest, so there was work to be done when the current owners bought it. This house was their dream property they have put their heart and soul into the renovations and are only leaving due to unforeseen circumstances. It comprises a main house, an attached guest cottage, large barns and garages and over 6 hectares of parkland, fields and kitchen gardens, as well as a large pond. Ground floor This house hides its secrets well from the outside it presents as a classic substantial farmhouse, but as soon as we walk through the front door, we can see that the present owners have stamped their own personality and their esthetic on every aspect of the property. It is on the one hand sleek and modern, while at the same time retaining much of the original charm and character of bygone days. The combination of practical functionality and timeless elegance works very well, and the overall impression is of comfort and elegance. On the right-hand side when you walk into the house, there is a first large bedroom with a red-tiled floor, a large window, and an attached shower room & separate WC. This room would be ideal for guests who value their privacy, as it is separate from the rest of the house, or for a chambre d'hôte, as the glass door that connects the hall with the rest of the house can be locked. Past this bedroom, a clear glass door leads to the house itself, where the owners invite us into the spacious living room for a chat and a cup of coffee. With windows on two sides overlooking the gardens and beautiful parquet floors, this room sets the tone for the combination of classic and modern that we will find throughout the property. Behind the living room there is a second ground floor bedroom and a wide hall that curves round and opens to the dining room and adjacent kitchen. Here we really see the personality of the owners on display the dining room has light oak flooring and one stunning wall of mustard yellow. However, what really stands out is the huge mural of Vermeer's Girl with a Pearl Earing on the back wall. It is surprising but works well and adds an unusual layer to the area. It must definitely be a talking point for dinner party guests! Behind the dining room, and visible through large glass & iron windows, we find a modern, elegant and practical kitchen that would be a delight for any serious cook. It is filled with light, as there are floor to ceiling glass & iron doors on the garden side that echo the windows facing the dining room. A central island includes a stainless-steel sink, a wide counter for food preparation and extensive storage space. It faces the garden too, which makes washing up much less arduous. The owners have installed a big traditional gas range for cooking and there is a large open plan pantry on one side with room for just about everything you need in a kitchen. A door on the side of the dining room opens to a large, covered summer dining area behind it there is access to the laundry room, which also has a big ceramic sink and lovely view of the covered dining area and the garden. There is a large practical storage closet which also houses three hot water tanks. A door at the far end of this room leads to the back entrance to the guest cottage and provides access to the covered parking area at the back of the house. Next to the laundry room there is a good-sized shower room that serves the ground floor bedroom. It has a custom-made sink & vanity unit and a shower, and there is a separate Wc next door. First floor A traditional winding wooden staircase – with a wine cellar tucked underneath - leads to the first-floor landing, which is wide and extends to a window at the far end. Originally a classic configuration of two bedrooms on each side of the landing, this floor has been remodeled and now comprises two separate suites. On the right-hand side we find the parents' domain which comprises a large bedroom with two windows to catch the light at different times of the day. Chestnut floors and an original stone fireplace combine with contemporary colourways to make this a vibrant and attractive space. Behind the bedroom, what was once a separate bedroom with a wooden fireplace is now a dressing room, with an open-plan shower room and Wc. A large window overlooks the garden and here again there is a bespoke sink and vanity unit. On the other side of the landing is the second suite, comprising a large bedroom with lovely parquet floors, a dressing room, a shower room with three sinks and a separate Wc, all beautifully renovated and in perfect condition. Guest cottage The guest cottage is attached to the house but has a separate front door which opens onto a pretty hall painted in shades of dark grey and featuring a modern staircase and tiled flooring. It is a two-bedroom, one bathroom cottage, in pristine condition. On one side of the hall, we find an attractive and functional kitchen. There are fitted units, including an oven, microwave and electric cooker, as well as a dishwasher and washing machine. The units are all new and have been painted in an attractive cobalt blue. There is plenty of room here for a large kitchen table and chairs. On the other side of the front hall is the living room. This may originally have been the kitchen, as there is a stone sink in one corner and a large stone fireplace that is no longer functional but has been restored and fitted with lighting. The white walls and exposed beams give this room an air of more southern climes and the sofas echo the blues of the kitchen units. Upstairs, the floors have all been replaced and there is a large window facing the front courtyard. There are two good sized bedrooms in the bedroom on the right, the ceiling has been raised to expose the original wooden beams and there is a pretty iron rail on the windowsill. Next to the bedroom we find the shared shower room, with a shower, a sink and a Wc, with subway tiles on the walls. On the other side of the landing is the second bedroom, which also features high ceilings with exposed beams and a feature wall in soft grey. Here too, there is a pretty iron railing on the windowsill. It is possible to access the cottage from the laundry room of the main house, but this door can be closed and locked if needed. This is a totally separate property and can be used in a variety of ways. It would of course be ideal for those wishing to create some supplementary income by renting it out, but it would also be ideal for a large family who want to be ‘together but separate'. Gardens There are attractive ‘curated' garden areas on all sides of this property, featuring little stone walls, curling paths, and rambling roses and other flowers. There are flowering trees everywhere, as well as wide expanses of lawns and well tended paths. From almost everywhere in the gardens, there are far-reaching panoramic views across the countryside. Barns For anyone who is looking for large outbuildings in good condition, this is the house for you. There is a huge stable block at the back of the house, a large wine barn, an open hangar for storing tractors and cars, and a little building that must once have housed farm labourers and still boasts a big stone chimney. Behind the house a long private lane winds down the hill and through the fields of the property to a large pond where the owners enjoy alfresco picnics on lazy summer days. You can imagine hunting for mushrooms in the wooded areas or lighting bonfires on crisp autumn days, and this is the perfect place for a couple of horses or even sheep. Kitchen garden As a bonus to the already extensive grounds, the sale of this property also includes a well-laid out kitchen garden of over 4000 m², including a variety of grape vines, an orchard and a sturdy hen house with a fenced pen. In total, there are more than 200 fruit trees on the property, and two wells. Ideal for anyone who enjoys growing their own seasonal produce! With a sturdy stone wall along the back, built by the owners, and another 4000 m² of woodland, this is a definite advantage. Here at Bliss The owners have chosen bright modern colours and clean lines – there are no hidden spaces filled with spider webs here, everything has been carefully restored and is in wonderfully good condition. We love the juxtaposition of modern colours, exposed stone walls and original beams inside the property. On the outside, this is all about country living the gardens are gorgeous and extensive, there is plenty of room for horses and the kitchen gardens are enough to delight anyone who loves cooking authentic, organic food. Situated on a small country road, with only a local farmer in the vicinity, this property is totally private. We were very impressed with the sweeping views and loved the feeling of being on top of the world.

This impressive 20th century chateau surrounded by its vineyards and parkland offers many opportunities to a discerning buyer. The crop is currently maintained and sold to a nearby cooperative. The wide range of outbuildings show that it was once an independent concern. With some fenced paddocks, a small lunge pen and 4 stables it is suitable for equestrian pursuits. There is an in ground swimming pool for relaxation and terraces around the chateau for entertaining or lounging. A converted dovecote could be used as a gîte and with some renovation other outbuildings could provide additional accommodation. History This renaissance style chateau was rebuilt at the start of the 20th century on the site of a 16th century Gascon chateau. Gimont (Gers)

Elegance & privacy between Gimont & Auch Overview This property offers an exquisite combination of original features and contemporary renovation works. As soon as we turn onto the driveway and enter the property, we enter an entirely private world. We pass a charming lily pond encircled by tall trees and catch a glimpse of the house on our right. As we proceed up the drive, the stunning extent of the stone outbuildings on the left, with their central archway and tower, are revealed. The house is equally lovely, and presents a smooth attractive façade framed by two towers. House The first thing one notices when stepping through the front door of this house is the sense of spaciousness and light. Huge windows feature in all the rooms, with the travertine floors amplifying their light in all directions. The generous proportions of the main reception rooms and bedrooms, and the elegantly minimalist décor add to the sense of weightlessness throughout the property. The rooms flow into each other harmoniously and most of them offer large south-facing windows. The house immediately feels warm and welcoming, in part thanks to the large fireplaces in the main rooms, supported by the excellent central heating system. In the summer, the thick stone walls keep the interior cool and fresh. Ground floor Once in the house, a wide, elegant stone staircase stands in front of us, offering a tantalising preview of the extent of the house. From here, we access the first of the reception rooms on the right. This is a spacious double aspect dining room offering views over the park, with a wood burner in the large stone fireplace and windows on two sides. This is a fantastic space for candlelit dinner parties and opens into an equally spacious, beautifully renovated kitchen with ample space for an additional large table. The kitchen is large enough to accommodate multiple cooks working in tandem, and the huge, open stone fireplace serves as a focal point for the room. The kitchen has been entirely refitted with attractive wooden units and black stone counters. Behind the kitchen is a passageway to a large and practical laundry room which also serves as a boiler room. Plenty of storage space is available here, and a small door in the back leads to a large cloakroom under the stairs. This space can also be accessed through a second door behind the main staircase. Back in the hall, a door leads down to the sizeable basement and the oh-so essential wine cellar, whilst another door leads out to the garden. On the other side of the main entrance, we find the living room which has a more contemporary feel, with another large open fireplace and spot lighting. Past the living room, there is a further generous sized reception room that has an ensuite bathroom and separate toilet. This room is effectively a fifth bedroom, and thanks to the door opening onto the garden, would make an excellent guest accommodation. This is the only part of the house that has not been fully renovated. It also benefits from an attractive original fireplace and high ceilings, and the huge advantage of having an ensuite bathroom. Half landing The upstairs of this property is cleverly divided into two sections, so that if you host guests, they can easily enjoy their own private area. Halfway up the staircase on the left there is a small, beautifully decorated landing which gives access to this guest area. On the right of this, we find a large main guest bedroom which has been renovated to incorporate a well-appointed shower room. This room has attractive wooden flooring and high ceilings. The second, slightly smaller bedroom can also be accessed from the landing, as is a separate toilet with handbasin to be shared by both rooms. First floor On the first floor of the house, we find the main bedrooms as well as a beautiful study – which could equally be used as a full-sized library or Tv room. Echoing the ground floor layout, on the right-hand side as you go up the stairs, we find the study, which has a large fireplace, parquet flooring and tall windows. This really is an attractive feature of the property as it offers many possibilities for additional living space. A door at the far side of the study leads to the first of the main bedrooms. This room has high ceilings with exposed beams and double aspect windows and it feels spacious. There is parquet flooring, complemented by the original tiling around the fireplace, and smooth white walls. While the furnishings are modern, the cornicing above the fireplace is original and adds an elegant touch to the room. An attached bathroom offers twin sinks, a toilet, and a bathtub facing the window. The owners decided to keep the tiled terracotta flooring and white wall tiles, and the large window adds brightness. On the other side of the landing, we find the last bedroom this is really the master suite of the property. The bedroom is painted in an soothing shade of aubergine, and here again we have high ceilings and attractive parquet flooring. The fireplace in this room is quite modern but still serves a decorative purpose and overall this room is On one side of the room there is a walk-in closet that runs the length of the room and is hugely practical. On the other side we find a large newly renovated bathroom with a tiled walk-in shower and a big bathtub. Once again there is a large window and double sinks. Outbuildings & gardens The house is surrounded by well-kept lawns, and there are two wells in the immediate area, both of which are in water. Behind the house a large lily pond offers its shade, and a further two large ponds and another well can also be found on the property. Such an abundance of water on a property is a rarity. The view from the front of the house is of endless rolling hills and forest, most of which form part of the property. There are shady spots in the grounds where the owners have often enjoyed al fresco meals on warm summer evenings, and the abundance of grazing land around would be ideal for horses. The outbuildings present endless possibilities. Stables, a huge hay barn, workshops, garages, a pretty tower, a wine barn have been built in a U-shape across approximately 900 m². They are all built in stone and with sturdy roofing. The outbuildings really do represent an enormous advantage for this property, as they are in very good condition and could be used for any number of purposes. Here at Bliss We were impressed by the elegance of this property. It is spacious, filled with light, beautifully renovated to a high standard, including all the windows and the beautiful, fitted kitchen. There is ample room to add a swimming pool (subject to local planning permission). The barns present huge potential, and any number of creative uses or projects could be devised for them. Who would enjoy this house? If you love high ceilings and open fireplaces, are attracted to a mix of contemporary and traditional features, if you are drawn to the idea of having your own private world of trees, water, hills and beautiful stonework, this is the property for you! This property is entirely private, but within easy distance of shops and only 50 minutes from the airport at Toulouse. Lovers of nature, there are infinite possibilities with this property as there is so much land and an abundance of water – an important aspect of any country property – wonderful privacy, all the wood one could ever need.

This stunning stone property occupies a commanding hillside position, offering breathtaking, far-reaching views over the Gascon countryside. The ground floor hosts one bedroom with an ensuite shower room and dressing room, while three additional bedrooms, all with ensuite bathrooms, are located upstairs. The estate includes two recently constructed wooden outbuildings for storage and a third concrete and stone workshop. The interior has been stylishly redesigned with only top quality materials, seamlessly blending period features with contemporary architectural touches. The poolside is a true delight, boasting elevated views of the surrounding landscape. This property is ideal as either a primary residence or a luxurious holiday retreat. Where is this property located? Close to the village of St Clar. Lectoure is within easy reach - as is the Tgv train station in Agen (40 minutes away) and Toulouse Blagnac (75 mins). Let's take a look in more detail. We will point out the features we found interesting in each room! Entrance to the Property We enter the property by car via a gravel driveway that runs alongside two recently constructed wooden storage buildings. The land gently slopes down into the woodland. Through the branches, we catch glimpses of a spectacular view over the valley, which gradually opens up as we approach the poolside and the house. On the upper garden level, an entrance directly to the street and the house. The main front door opens into a stylish entrance hall featuring a cloakroom area and a downstairs Wc, with a designated space for coats. Notice the arched catalan terra-cotta ceiling tiles — a distinctive feature of this property and an extremely rare one. The elegant black marble floor tiles, combined with the warm, rusty colour of the terra-cotta ceiling, set the tone for what is clearly an elegant home with a designer's touch. The sitting room To the left of the entrance hall is a small sitting room featuring a television, a contemporary concrete cube fireplace, and an enormous natural rock that protrudes from the wall— a reminder that this property has been carved into the hillside. We love this feature, as its timeless quality contrasts beautifully with the otherwise contemporary feel of the room. The laundry room / boiler room Situated on the opposite side of the sitting room and accessible via a door to the front garden, this spacious area includes the boiler, a sink, a washing machine, a dryer, and a downstairs WC. The library / main reception room We adore this space. Fitted with bookshelves all around, it includes an architect-style desk under the window, a ladder for the books, and windows on both sides. The reception area features an open fireplace, making it a wonderful place to work and relax. It exudes the ambiance of a Parisian or New York apartment. In the winter, should one wish to use only a small part of the property, the ground-floor ensuite master bedroom at the far end of this room allows for a cozy apartment-style living arrangement between this area and the downstairs kitchen. The master bedroom & ensuite Situated at the far end of the main library/ reception room, this generously sized bedroom has a vast ensuite dressing and shower room. With the doors flung open onto the sitting room, it is we imagine falling asleep by the fire, book in hand, and the invitation of a lovely big double bed just next door. The property has been designed with all the comforts of a modern home. Of note : the internal wooden shutters (easy to close at night!) with their tiny perforated holes which allow the light to dance like constellations over the wooden panels. This completes our tour of the front section of the property. We now descend a couple of steps into the rear section of the hallway, leading down to the kitchen. The Kitchen & Dining Room The kitchen and dining room are accessed from the main house by descending the stairs. A spacious paved terra-cotta terrace extends from the kitchen toward the pool, featuring a covered pergola for summer dining. The view is truly impressive. This expansive area on the lower ground floor is divided into a dining room with a fireplace and French doors that open to the terrace, as well as a breakfast kitchen equipped with a table and a door leading to the terrace, along with a side window for additional light. Together, these two rooms create an excellent space for entertaining, which more than doubles in size during the summer months thanks to the large terrace. Upstairs The upper section of the property also provides access to the garden, just like the lower and first floors. One of the advantages of the property's hillside location is the stunning views and varied vistas available from different points in the garden. On the top floor, there are three large double bedrooms. The middle bedroom features an ensuite bathroom with a bathtub, while the other two bedrooms each have ensuite shower rooms. One of these bedrooms includes a private door leading directly to the garden, allowing access to and from the property without having to go through the main house. The pool area The pool area is decked and raised - with far reaching views. The decking area is vast and this whole area is one of the main features of the property. The 14 meter long salt-water pool has a black concrete base which lends a contemporary touch. The gardens The gardens are easy to maintain with a mixture of wild woodland and grass, formal terraces areas and decking as well as some quite Mediterranean feeling plants and trees : Agave and palm The tiered garden also lends a Mediterranean or Provençal feel to the outside. Who will love this property. This property will appeal to lovers of spacious Gascon homes which shy away from the rustic and feel contemporary: a stylish home to enjoy summer days by the pool surrounded by the ancient rolling Gascon valleys. There are lovely features such as the terracotta ceiling tiles, the large rock in the sitting room, the library with its elegant wooden floor. This is a property which also works all year round with a modern and comfortable finish it is practical with each bedroom having its own ensuite. This property will not work for anyone with mobility issues as there are stairs down to the kitchen. What we love most The views are delightful - enjoy them from every corner of the house and gardens! The library room is fabulous. It has to win the award for one of the most desirable home office spaces in Gascony. A mixture of modern and cosy.

What we love here at Bliss We love the blend of modern and original charm in this property. It is newly renovated and well looked after which makes it both practical and a delight to spend time in. The ground floor flows seamlessly from room to room, and we are impressed with the current owners' focus on maximising light wherever possible thanks to the addition of new, high-quality wooden windows and glazed doors. They also cleverly connect the front of the house to the rear gardens and view, adding a sense of tranquillity and peace. What is more, the owners' love of landscaping and gardening has meant they have created a simply beautiful environment for outdoor living, swimming and entertaining. Who would this property suit? A large and growing family or someone who wants to run a high end, boutique-style chambre d'hôtes with the option of a guest house for longer stays. The guest house also provides the flexibility of the new owner living on site while running the hotel. By providing the exact address of this property for full disclosure, the owner wishes to make it clear that such transparency is not an invitation for visits outside those organised by the agency the owner has carefully selected to work with. La Romieu A property is always more than the sum of its parts. Where the property sits is paramount. As we say across The Channel: Location, Location, Location. If you are in search of a refined town house with zero works to consider, then why not start with one that sits in the heart of a village voted « most beautiful in France » ? Why is the village of La Romieu so popular? A 15-minute drive from Lectoure (thermal centre and famous hill-top destination for tourists from all around the world) La Romieu is smaller and has preserved its authenticity. Ten minutes from Condom on the other side, Agen and Toulouse are both easily accessible for transport to Paris and the rest of the world. The Presbytery At the gateway to La Romieu, close to the cloister gardens, this impressive property, comprised of three buildings, sits discreetly behind stone walls and a wrought iron gate. The garden is neatly tended, with a flourish of roses which bloom against its walls, an immaculate lawn, a stone pool, and a covered terrasse area for drinks or outdoor dining and a smart white stone path leading directly to the main door. A second gate at the end leads to a charming stone courtyard filled with white hydrangeas, and to a separate small house. The main house – the ground floor We linger to appreciate the elegant stone façade, with its pleasing symmetry and lovely 18th century windows and to listen to the relaxing fall of water from the fountain in the pool. In the background we see the famous Collegiale of La Romieu with its tall Gothic towers piercing the azure blue sky. A door painted in deep blue, with its original knocker, opens onto an elegant hallway, which is generous in size and leads to a glorious stone staircase. To the right of the entrance, an elegant drawing-room overlooks the gardens. The room is bathed in light, with three tall windows: one to the side and two to the front. There is an original oak wood floor, and a black marble fireplace with an open grate, with fitted bespoke bookshelves to each side. At the far end of the main hallway, there is an elegant guest cloakroom, with a beautiful stone floor, a marble sink and a separate lavatory. The kitchen and open-plan sitting room are an important part of the property. The two rooms have been opened into one, with a half wall/counter between the two. This fantastic idea ensures that, as with the entire property, light floods in from all sides. This floor plan is also ideal for entertaining with the kitchen open to the dining and sitting areas. The main kitchen is kept free of clutter and presents as beautifully as any of the other reception rooms. You can certainly cook in style. The kitchen has been recently fitted, with a central island, custom made quality cabinets, Carrara marble counter tops, a Lacanche range with 5 burners and a large oven, a small table by the window for dining for two. The beautiful adjoining sitting room with a working fireplace is filled with light and decorated in delicate shades of white and blue. This is the perfect place to dine among friends or for afternoon tea, leaving the elegant drawing room for more formal entertaining. A door in the kitchen leads to an ample, downstairs cellar area and garage with space for one good-sized family car. This opens out onto the lower street. The main kitchen opens onto a second back kitchen, generous in size, with a coffee station with its own terracotta period sink, vast period-style cupboards, American-style refrigerator with icemaker and enough space for a large table. This is a gorgeous area equally as attractive for a utility area as the main kitchen. Glass doors lead from there to the laundry room with a separate sink and second refrigerator. We particularly love the elegant doors in grey with decorative frosted glass patterns and agreed unanimously here at Bliss that the back kitchen is more attractive than the main kitchen in our own homes. This completes our tour of the ground floor of the main house. The first floor The original 18th Century stone and iron staircase ascends elegantly to the first floor where it opens out onto a generous first floor landing. All floors are made of original antique poplar planks. Study At the top of the stairs there is a small study/TV room, the perfect spot to hunker down and watch a movie. This room could also be used as an additional bedroom. The Master Bedroom, private dressing-room, Wc and ensuite bathroom The master bedroom is an apartment suite unto itself, with a vast bedroom, with elegant, fitted wardrobes with period doors, and three tall windows overlooking the gardens. A small private corridor leads to a bathroom with both a double sink, bathtub and shower. The entire bathroom is beautifully adorned with Carrara marble. A private dressing room and lavatory are dissimulated behind decorative vintage doors. Guest bedroom 1, with it ensuite shower-room This room is a spacious double bedroom and benefits from its own sumptuous bathroom, which as with all the bathrooms in both the main house and guest houses, has been recently designed by the current owner. The second guest bedroom On the other side of the first floor landing, a small corridor leads to a separate wing with the second guest bedroom and its own shower-room. This is a large double bedroom, with high ceilings, parquet floor and exposed ceiling beams. The garden cottage This garden cottage is an added bonus to the spacious accommodation in the presbytery. It faces the front garden & stone pool. This lower room is currently used by the owner as a massage room and an extension of the pool and garden, with its shower room perfect after swimming. It can also be used as an additional en suite guest bedroom. The lovely iron door opens onto a view of the gardens. A staircase leads to a second bedroom with an en-suite upstairs. The Village House The village house was purchased in addition to the main house and opens both on to the main street and onto the rear courtyard garden. This is a delightful house that has been fully restored, with a private courtyard, a downstairs kitchen and living room, a staircase up to a small landing, where on the first floor there are two good sized double bedrooms both with an ensuite bathroom. The house is fully equipped with washer and dryer. The garden to the front of the property is elegant and carefully designed to incorporate a shady sitting-area and a small pool built to resemble an 18th Century “bassin” with its weathered stones. To the rear, there is a paved courtyard garden with a large table for evening meals. There are several tranquil nooks in the garden, with a burst of roses and topiary bushes against a backdrop of ancient stone. What would I do if this house were mine? I would pour myself a glass of champagne and invite all my friends, sit back and relax. There is absolutely no work to be done on the property… nothing to do except enjoy! Things we like here at Bliss… The light, the elegance, the spacious bedrooms, all air-conditioned and with their own luxurious bathroom. The house has rooms which are private and open plan, all which flow together beautifully. One can comfortably host without sacrificing privacy, thanks to the additional cottages. The fact that the property has been fully restored to its original 18th century beauty, yet all the modern creature comforts have been added. The master bedroom suite is a triumph of design and ingenuity…. As is the open plan kitchen and sitting room. This property is a testament to the good taste and clever design skills of its owner who has loving restored it over the last six years.
