The property is located 3.5 km (2 miles) from the village of Kergrist, a growing village with a population of about 690. Kergrist is located close to Pontivy, our main town, which lies just 13 km away (8 miles) along roads which are never busy. Pontivy itself, lying at the conjunction of the River Blavet and Nantes a Brest Canal, is an important town in Brittany having an excellent agricultural university, a music and drama college, both on the Kergrist side of Pontivy, and a recently built new Polyclinic hospital just outside and to the north-east of the town. For this reason, Kergrist has become very popular with professionals who wish to live within easy reach of the town and yet in a peaceful location. The village school has an excellent reputation and the village has several Associations providing activities for French and British people alike. It is a similar distance from the large town of Loudéac to the north-east, which has a new commercial shopping centre right by the main dual carriageway, the N146.
The house is a traditional Breton farmhouse that, over the years, has been extended and converted into its current configuration, and is bigger than it looks from the outside. The front of the house is south facing. It is approached from the road by a half mile long fully surfaced lane that only goes to the house and provides spectacular views across to Mur de Bretagne and the hills along the Blavet Valley. If you want peace and quiet, this will suit you very well!
The house would be very well suited to someone seeking a house to share with elderly parents or teenage children because the attached cottage is completely self-contained. A bedroom and bathroom on the ground floor of the cottage means that those with limited mobility have no need to use stairs. Older parents would be able to have complete privacy and independence whilst also being close at hand. And teenage children would also have the luxury of their own facilities where they could enjoy their own entertainment without disturbing the rest of the family! Alternatively, the cottage can be let as a holiday gite as it is fully equipped for that. Those seeking an income would find this attractive.
The accommodation of the main house comprises a large (30 sq m) kitchen/dining area which is an ideal family day-room, a large lounge with access by a staircase up to the roof space which we use for storage and as an office. French doors on the North wall of the lounge lead onto a paved terrace with a small fish pond. This is an ideal breakfast terrace as it receives the morning Sun, rising in the North East in the summer months, and is a great Sundown terrace, too, as the Sun sets in the North West in Summer. The ground floor has a light and airy double bedroom. On the ground floor there is a large luxury bathroom with a corner bath, a separate walk-in shower and a Wc, as well as another Wc in an adjacent room. All the double glazed windows have shutters. In February 2017 a brand-new cast iron wood burner was installed in the lounge, the chimney being newly professionally lined at the same time. The house is heated by a gas (Lpg) fired central heating combi boiler which also provides the hot water on demand. Gas is supplied from a 1,000 litre Lpg tank located adjacent to the house. The kitchen is fitted with high quality kitchen units.
Beyond the 32 sq m lounge there is a large (20 sq m) laundry/utility room.
On the first floor is the main double bedroom and a single bedroom. There is a storage cupboard on the landing.
The house has a good broadband connection provided via the telephone line.
The Cottage/Gite
The attached cottage is the eastern end of the longere. It comprises an open-plan lounge/dining area with a kitchen area at the other side. A double bedroom is off this room and has an en-suite shower room with Wc.
On the first floor is a further twin bedroom with en-suite Wc with wash-hand basin. The bedroom has a generous dressing area at one side which gives access by a doorway to a loft storage area.
All of the rooms have electric radiators for heating and the lounge has a wood-burning fire.
Outbuildings
There is a large 'Log Cabin' style garage of 20 sq m adjacent to the drive, with power supplied.
In addition there is a 10' by 8' painted, galvanised steel storage shed with concrete base at the side of the house, a small wooden shed beneath the small wooded area, where we keep a self-propelled lawnmower and other garden equipment, and a large (5m x 2.5m) concrete 'garage' where the ride-on mower and many other items are stored.
The Gardens
The gardens are extensive and the large grassed area with a selection of shrubs scattered about would be suitable for the establishment of a kitchen garden if wished as well as being suitable for keeping a pony if it were fenced off. The Eastern boundary is marked by a line of Oaks that are on the property and there are further trees on that part of the Northern boundary between the Western boundary and the house. There are many other trees and hedges. At about one acre, the land area is easy to maintain whilst being large enough to enjoy.
There is a working well, equipped with a submersible pump, in the garden at the front of the property, enabling the garden and flowers to be watered without using the metered house supply.
As the property is very nearly half a mile from the nearest road, the access being by the fully surfaced lane, the property is safe for pets such as dogs to be allowed to roam in the gardens. There is no risk of them being run over by any traffic. Likewise, children are safe from danger. The surrounding farms are arable with no animals being kept on the land.
