Ref.4127: Beautiful Priory for sale in Anjou.
This beautiful priory, whose origins date back to the 12th and 15th centuries, is firmly established on the border between the Loire Atlantique and Anjou regions, at the gateway to a village steeped in history, a Celtic land par excellence made up of rocks, gorse and heather. Situated on a rocky promontory, the geology and biotope of this site offer exceptional views over the valley that stretches as far as the eye can see.
Facing the sea, and within reasonable distance of the economic and cultural centres of Angers and Nantes, this priory enjoys an advantageous geographical location. Less than 10 minutes away, a resourceful town offers the basic necessities (supermarket, bakery, primary schools, secondary school, doctor's surgery, pharmacy, etc.). A train station 25 minutes away provides easy access to Paris, Nantes, Rennes and Bordeaux. Motorway access to Paris, Nantes and Tours is 20 minutes away.
Also known as a barony, this former priory of around 280m² is now a magnificent 25-metre-long, single-storey residential building. Dependent on a powerful ancient seigneury, the priory was for a long time under the control of the abbey of Toussaint d'Angers, whose influence is clearly visible.
It was built of rendered stone walls topped by slate roofs with sloping sides. The ground floor rooms have remarkable oak beams measuring around 7 to 8 metres. The main room, known as the 'presbytery', features an imposing fireplace with the unusual feature of having the rock itself as its hearth, and has a ceiling height of around 4 metres.
A beautiful stone spiral staircase leads up to the rooms, which are paved with old terracotta tiles. An excavation was found under this staircase a long time ago. It is said that it could be the entrance to an underground passageway leading to a castle well known in the region, but it could also be a link to other seigneuries.
The priory is organised as follows:
Ground floor: a large entrance hall leads to the central room of the priory ('presbytery' room) which is still used as a lounge/dining room, then to two bedrooms, one of which has a shower room, a kitchen, a laundry room and a cellar. A large outside terrace with an awning extends right out onto these beautiful living rooms. The house is beautifully decorated, with terracotta tiled floors, exposed beams, stone walls and a beautiful fireplace.
The first floor: accessed by the wooden staircase in the entrance hall or by the remarkable spiral staircase, leads from a long gallery to four bedrooms and a bathroom. Floating parquet floors and exposed beams can be seen throughout.
On the second floor, accessible via the spiral staircase, is a master suite with old terracotta floor tiles and exposed beams, and magnificent views over the surrounding countryside.
The priory has several outbuildings :
- A large, beautiful barn adjoining the priory.
- Two barns adjoining the former church and used as sheds.
- A wooden horse stall
- Possibility of renting a shed with 3 horse stalls and workshops.
To the south, a courtyard and garden driveway leads to an inner courtyard surrounded by the priory and the old village church dating from the 12th century.
To the north, a large landscaped garden of around 3,000 m², adorned with beautiful trees (oak, lime, olive, plum, etc.) and pretty flowers, overlooks the surrounding valley. Long walks or horse rides through the neighbouring countryside are possible directly from the property, thanks to a nearby Gr path.
It is also possible to rent :
- A 35m x 60m riding arena
- Horse pasture of 01ha 03a 00ca with shelters
