This period property was built in 1870 and sits in a rural position close to Saint Clar and is a guarantee of peace and tranquillity for its current owners, where there is a wealth of natural life including roe deer, hares and badgers.
The property is accessed down a long driveway, which bisects the garden in two, with grass and trees to each side. The property sits at the end of the drive, with fields of wheat, corn and sunflowers to the rear.
The house is raised above the gardens, the lawns sloping down to a stream at the bottom which runs along the edge of the land and with a swimming pool and a south-facing covered terrace at the top.
The house provides approximately 230m2. We enter into a central hallway where there are two downstairs bedrooms of approximately 12m2 and 22m2 to each side of the hallway. One of the bedrooms has a large fireplace and must have been the original kitchen. There is a spacious downstairs bathroom next to the bedrooms.
At the end of the hallway there is a large room which is divided into a dining-room and a kitchen area. French doors open from the dining-room onto a pleasant south- facing terrace.
The dining-room opens onto a vast reception room of approximately 57m2 which is bright and spacious with windows on each side.
This is a perfect space for entertainment, with its high ceilings and central fireplace, being bright, spacious and airy.
A third bedroom sits at the far end of the main reception-room where there is also a staircase leading to an attic space.
A second staircase in the kitchen area leads to the first floor where some work has commenced, but not completed, to create an additional bedroom area.
Outside there is an outbuilding which is useful for storage and gardening equipment.
To whom might this property appeal?
This property provides a quiet and rural location with a relatively easy plot of land to manage of just one hectare.
The house is habitable immediately, offering an ease of living, with most of the living space being on the ground floor. The property is ideal for anyone wanting extra space and willing to undertake some work on the first floor, to complete the addition of an extra bedroom/bathroom.
With easy access to schools and shops in Lectoure and Saint Clar, this is a popular location, with easy access to Lectoure and to Agen, and the Tgv train to Paris. Equally, Toulouse international airport is about an hour away by car.
What would I do if this property were mine?
I would want to complete works to the first floor, where there is a partially finished bedroom. I would open the space out into one single and spacious bedroom with a bathroom area. This area needs plastering and painting.
What do I like about this property?
This is a perfect setting for anyone allergic to close neighbours, albeit in the heart of the Lomagne with easy access to the ever-popular market towns of Saint-Clar, Fleurance and Lectoure.
I like the remove from any other houses and the way the property sits at the end of a very long driveway.
The south-facing covered terrace area is a nice place to sit on a hot summer’s day. I like the way there is a trickling stream at the bottom of the garden at the bottom of the sloping lawn. This means that officially the property is in a potential flood zone, but as the house itself sits in an elevated position high above the water and I would see this as an advantage not a disadvantage, especially after the heatwave we have had this summer.
